Situation and Description The land is situated in the heart of the South Hams picturesque countryside whilst being conveniently
located within approximately 4 miles of the A38 Devon Expressway and approximately 8 miles from
the market town of Totnes.
The Land Formerly having formed part of Higher Holsome
Farm the land currently comprises six useful sized
fields within one block and extends in total to 34.98
acres (14.16 hectares) of free draining permanent
pasture land. Predominately south facing apart from
OS8668 which is west facing with views across the
Avon Valley and the southern section of OS1055
which is north-easterly facing.
The land is stock fenced with the majority of field
boundaries being predominately solid Devon
hedge banks interspersed with mature and semi-
mature tree growth and some further areas of
broadleaf coppice.
The land is offered in two convenient lots with the
option to purchase individual lots or the whole.
Lot 1
Extending to 25.35 acres (10.26 hectares) and comprised of four fields with access at three separate
points from adjoining roads to the west and south. The land benefits from both a mains water supply to
OS8668, OS9969 and OS9455 to troughs as well as a natural water supply from the stream that bisects
sections of OS9044 to the south.
Situated to the eastern side of OS9044 is a small area of coppice which also adjoins the stream area
which provides an interesting potential habitat for wildlife.

Lot 2
Extending to 9.63 acres (3.90 hectares) and comprised of two fields with access directly off the
adjoining road to the south of OS1055.
The land benefits from both a natural water supply from the stream that runs along the southern side of
OS1372 and through the mid-valley section of OS1055 as well as benefiting from a spring and pond
area to the west of OS1372 providing further natural water and potential habitat area for wildlife. To the
south-western corner of OS1055 is a small area of broadleaf coppice growth providing cover, shelter
and habitat area. A former redundant farm track runs through the mid and northern section of the land.

N.B. The Vendor will reserve an easement right from the meter point situated within OS8668 for
the mains water supply which runs from the main down to Overavon to the west. The right will
be for access and maintenance of the supply.
Electricity
There is no electricity currently connected to the land.
Basic Payment Scheme The land has been registered for the Rural Payments Agency’s Basic Payment Scheme for the
2017 year. The Basic Payment Scheme entitlements for the eligible areas of the land are
included in the sale and the entitlements will be appropriately apportioned to the land. The
Vendor/Vendor’s Agents will use their best endeavors to facilitate a transfer of these to the
Purchasers upon legal completion.
Other Stewardship Schemes The land is not subject to any Entry Level, Higher Level or Mid-Tier Stewardship Agreements
and no restrictions apply.
Wayleaves, Rights & Easements The property is sold subject to any Rights of Way, Wayleaves, Rights or Easements which exist
at the time of sale whether they are mentioned in these particulars or not. N.B. Please note that
there will be a right of way retained by the Vendor for access to maintain the water supply across
OS8668 to Overavon as well as access to cut the western boundary hedge adjoining Overavon
and its gardens.
Restrictive Covenants The Vendor will be placing appropriate
restrictive covenants on the future use of the
whole of OS8668 prohibiting tree planting
or erection of any buildings including
temporary or mobile buildings. There will
also be a restriction on scramble/motocross
use across the whole of OS8668.

Directions From the A38 Marley Head interchange follow the signs for Dartington and Totnes. On the A385 Trunk
Road after approximately half a mile turn right past Edeswell Farm and after a further half a mile at
Shorter Cross go straight across following the signs to Diptford coming up over Kerswell Hill and
follow the signs to Diptford taking the right hand fork at Diptford Downs, coming down into the village
take the middle road turning left in the centre of the village (not following the road right towards the
church) heading towards Diptford Cott and Willow Brook Cross, after approximately half a mile, Lot 1
is located on your left hand side and at the ‘T’ junction turn left and there are further gates also to Lot 1
and a short distance further on your left Lot 2. N.B. If you continue on this road back up the hill this
will take you to Coombeshead Cross being the back road between Diptford and Moreleigh, which is also
a convenient access route to the land.
The land will be identified with Rendells ‘For Sale’ boards.
Method of Sale The land is offered for sale by informal tender with tenders closing on Thursday 1st March 2018 at
12noon. Tenders should be submitted on the enclosed Tender Form, placed in a sealed envelope and
