    LaMuth Middle School is a two (2) story structure totaling 89,837 s.f. The original facility of 35,174 s.f. was constructed in 1969. A large building addition totaling 54,663 s.f. wasconstructed in 1994. The complex contains one (1) gymnasium of 9,322 s.f., one (1) student dining of 4,859 s.f., one (1) kitchen of 1,842 s.f. and one (1) media center of 2,945 sLaMuth Middle School currently provides space for grades 6-7. The complex provides partial accessibility but does not fully conform to the provisions of the Americans withDisabilities Act Guidelines. Typical classrooms throughout the complex are undersized and do not conform to the current standards established by the State of Ohio. The schoolfacility is located on a 48 acre site in a residential area. School buses load/unload along the main entry drive which shares access with vehicular traffic. The existing structure is

    outfitted with a motion sensor security system and a fire alarm system. A limited portion of the complex is equipped with an air conditioning system.

    A. Heating System

    Description: The existing system for the entire complex is a gas fired hot water system. The boilers were installed in 1983 and 2004. A limited portion of thecomplex is equipped with air conditioning. Typical classrooms are equipped with a 2 pipe ventilator system that will not permit simultaneousoperation of the boiler and chiller units. District officials noted the facilitys conditioning requirements have been difficult to manage duringmoderate temperature cycles.

    Rating: 3 Needs Replacement

    Recommendations: Provide for complete replacement of the entire heating, ventilation, and cooling system throughout the entire complex due to condition and lack of

    proper ventilation and air conditioning. Convert to a fully ducted system to conform to OSDM standards and current ventilation requirements.

    E. Plumbing and Fixtures

    Description: The school facility contains 8 group restrooms (4 girls, 4 boys), 2 locker room toilets and 13 single occupancy restrooms. Fixtures are acombination of newer and older equipment. A portion of water closets/toilets are floor mounted. The majority of the restrooms at the 1969 buidingare not accessible and do not conform to the provisions of the ADA guidelines. The majority of the toilet rooms at the 1994 addition provideaccessible accommodations except for original portions of the facility that were incorporated into the new addition area. A portion of the urinalsare equipped with a continual flush system. District officials noted domestic supply piping was copper.

    Description: The majority of the existing window and storefront installations at the 1969 building are not equipped with thermally efficient units. Typical windowinstallations contain single pane glazing and are deteriorated. The 1994 media center addition is equipped with thermally efficient windowassemblies with insulated glazing.     Description: The current finishes at the 1969 building are dated. The quantity of casework is limited. Portions of the existing locker installations are dated.District officials did not provide the specific date of construction but noted the majority of the equipment is original to the date of construction.
