Knight Frank Scotland 80 Queen Street, Edinburgh EH2 4NF

From our notable office in Edinburgh we cover the whole of Scotland supported by our offices in Aberdeen, Glasgow and Lauder.

We focus on the sale of properties that are “best in class” at whatever level of the market. Scotland is a country of contrasting landscapes and cultures – its countryside and cities are loved and recognised the world over for their variety and unique beauty. Within the last year we have had some really encouraging sales results with a range of property types from the West Coast, Highlands and Islands through to Angus and the north east, the central belt with good commutable properties, to the Borders and South West. These results were achieved through our global marketing network and also off-market, privately through our contacts.

The team were busy in 2013 with various charitable events including the Knight Frank national ‘Day of Giving’, where we

WELCOME TO LOCAL VIEWWelcome to the latest edition of Local View, our seasonal update on the property markets that matter to you. Along with a brief review of activity in Scotland, we have also included a preview of just some of the beautiful properties we currently have available. Please contact your local team for more information and to find out what other opportunities we can offer.

“I am very proud of the performance of my team during 2013 and it is our firm goal to build on this further whilst continuing to provide a first class service to all that we come in contact with during 2014.”

raised over £100,000 for LandAid, the Kids’ Company, Mary’s Meals, St Barnado’s and the MPS Society. We took on the challenge of a bike ride on a static bike aiming to get as far north of Edinburgh as we could get and reached the Black Isle after 264km of hard cycling. Towards the end of the year, we helped raise money for wonderful charities including Cancer Research UK, The Daisy Chain Trust, Hounds for Heroes and CLIC Sergeant Scotland, through various Christmas fairs. In 2014, we will be sponsoring the Knights of Malta Ball which raises money for The Order of Malta’s work with Syrian refugees in Lebanon.

The year ahead will be a landmark one for Scotland when our constitution faces its biggest potential change in hundreds of years. The independence referendum will continue to dominate discussions and market predictions for 2014.

Demand for agricultural land, forestry and good quality sporting estates remains. Confidence at last is returning to the rural housing sector with a rise in prices seen for the first time in several years during the last quarter. The uncertainties surrounding the outcome of the referendum and its effect on the market will become clearer throughout 2014 as the predictions of the likely outcome become more accurate. As things stand we see no reason for this improved appetite of buyers to be diminished in the months ahead.

A s an island nation, Britain has an enduring fascination with water. And it’s a relationship that’s directly reflected in the prices we are prepared to pay for sea view or river frontage property. In some of the most prized locations,

the premium stands at over 100%.

Despite having thousands of miles of coastline and estuaries, the UK still has an under supply of waterfront properties. With more people wanting to live by our beaches and rivers than properties available, market forces have driven prices up significantly over the years.

For some it’s a retirement choice – the lure of a quiet life fishing and messing about in boats. For others it’s a lifestyle change, swapping their home in the commuter belt for more space and a gentler pace of life. Then there are the second-homers. A waterside bolthole for the family can also be an excellent source of rental income.

Whatever the motivation for buying next to the water, it seems coastal living is the most highly prized choice. Whereas the average uplift for waterfront properties is 51.5%, the figure for properties with coastal views is 78%.

And if a home has direct access to water, its own pontoon or slipway, this can as much as double the asking price compared to similar properties without this all-important feature.

Whatever your interest in waterfront property – whether you are looking to sell or to buy – our team has a wealth of experience of advising on some of Scotland’s finest coastal and lochside real estate. From shoreside cottages and riverside family homes to contemporary cliff-top properties, we have a long track record of bringing buyer and seller together. If you would like to know more about how we could help, please do not hesitate to get in touch.
