Recognizing demographic and economic shifts, the King of Prussia business park is evolving from a single-use commercial district to a dynamic and engaging mixed-use district that encourages a more active community of residential, service retail and commercial uses.

To support this effort, the King of Prussia District has developed some broad visionary concepts for the transformation of the park into a 21st century suburban smart growth district. The goal is to transform the business park into suburban Philadelphia’s premier office park.

Renderings (below) show three and four story institutional quality mixed-use developments with greater attention paid to the public realm where wide sidewalks and landscaped areas are proposed alongside more attractive and safer streets. A new linear park will define much of the First Avenue corridor.

While implementing this vision is primarily up to the private sector, King of Prussia District can be a successful catalyst for redevelopment by steering the new vision, championing key infrastructure projects and advocating for land use code revisions.

THE KING OF PRUSSIA BUSINESS PARKThe King of Prussia business park is located at the regional crossroads of the Pennsylvania Turnpike (276) the Schuylkill Expressway (76), US 422, and US 202. King of Prussia is: • 16 miles from downtown Philadelphia and AMTRAK’s

30th Street Station; • 24 miles from Philadelphia International Airport; • 100 miles from New York and 145 miles from Washington, DC; • The largest employment center in the Philadelphia

suburban Region; and • The largest concentration of commercial office space

in the Philadelphia suburban Region.

While King of Prussia has enjoyed considerable success as a primary corporate center, it currently faces significant challenges including: • Dated zoning codes that do not reflect modern

development trends;

• Commercial investments that trail its peers; and • Limited access to high quality public transportation

services.

As a result, the King of Prussia District has endeavored to put forth a new vision for the King of Prussia business park that is making it into a more stimulating and dynamic mixed-use community.

The proposed new vision features: • Mixed-use development projects that include residential

and service retail; • Enhanced access through numerous multi-modal

transportation improvements; and • Modernized zoning language that encourages and

promotes institutional quality investments, sustainability initiatives and high quality design and construction.

INFRASTRUCTURE IMPROVEMENTS

REVISED LAND USE REGULATIONS

Continuing to create better access into and out of the business park is a top priority. Within the business park, there is a need to address: • Dated functionality of the existing roadway system; • Deficiencies in pedestrian movements and

experiences; and • Limited access to high quality public transportation.

IMPROVING THE PEDESTRIAN EXPERIENCE King of Prussia District completed a ‘Road Diet’ study that recommends improving traffic movements by creating safe center turn lanes and enhancing the pedestrian experience with wider sidewalks, safe crosswalks, better landscaping and lighting along Moore Road and First Avenue. A “linear park” along First Avenue is also being proposed that will turn First Avenue into an attractive “boulevard” for future development.

BETTER ACCESS TO PUBLIC TRANSPORTATION Studies are underway for a proposed extension of the SEPTA Norristown High Speed Line (NHSL) through King of Prussia. With a proposed terminus in the business park, this King of Prussia rail extension is part of a long-term transit connectivity strategy. In the interim, King of Prussia District launched theconnector corporate shuttle system that links the business park to SEPTA Regional Rail lines in Wayne and Norristown.

BETTER ACCESS FROM PRINCIPAL HIGHWAYS A direct access westbound slip ramp at the Valley Forge Interchange of the PA Turnpike is being studied. Currently, all traffic exiting the Turnpike must traverse through several local and state collector roads before reaching the business park. The slip ramp would provide direct access to First Avenue and Moore Road.

Recognizing a shift in preferences for mixed-use pedestrian oriented amenities, Upper Merion Township and King of Prussia District are working together to re-write the Zoning Code and Subdivision and Land Development Ordinance (SALDO) for the districts encompassing the business park.

districts into one mixed-use district

• Encourage assembly of larger parcels for redevelopment

• Permit multi-family housing

• Permit higher densities, especially near future rail stations

• Reduce parking requirements/promote shared parking strategies.

• Promote pedestrian friendly design standards

• Promote alternative transportation options

• Introduce Architectural Design Standards that promote sustainability

• Encourage institutional quality investments through durable building materials and improved site design standards

BUSINESS PARK GATEWAYS - UnderwayKing of Prussia District and its consultants are working on designs to dramatically improve the look of the three primary entryways into the business park. The first, at N. Gulph Rd. and First Ave. will be installed in 2014 with new landscaping, flag poles and attractive landscape lighting.

KING OF PRUSSIA RAIL PROJECT - Study UnderwayKing of Prussia District is working with SEPTA and other local partners to extend the Norristown High Speed Line 4-5 miles into the heart of the King of Prussia business park. This project will reduce congestion and make the business park more appealing to companies, employees and residents seeking alternatives to driving.
