Dinner On The Town, Thursday, September 29 6:30

Mark your calendars for Thursday, September 29th for Dinner on

the Town at Lemon Grass. Lemon Grass is one of our favorite

spots and always draws a good crowd of your neighbors so this

makes it a great opportunity to meet and socialize. If you haven’t

been there before they are located at 2711 Elm Street, Dallas

75226, their number is 214-745-0001. If you have any questions

please email Toni at [email protected] . !Transportation! I will be contacting

E-Frog for possible transportation instead of driving and parking, take a look and see

what you think. I plan on trying out this new idea, supposed to be free, but don’t know

Keeping Up Appearances There is no doubt that Bryan Place homeowners like

keeping their places updated. And while we enjoy more

flexibility than many other neighborhoods, we must also

remember there are covenants within the area. However,

they vary from one location to another within our sub-

development. For instance, sections most Bryan Place

deeds refer to Unit Exterior and Lot Maintenance with

this language: "Each Owner shall maintain the exterior

of his Unit in an attractive manner and shall not permit

the paint, roof, rain gutters, downspouts, exterior walls,

windows, doors, walks, driveways, parking areas and

other exterior portions of his Unit to deteriorate in an

unattractive manner”.

We recommend that before you make any changes to your exterior that you double

check that it adheres to city code and all permits are obtained before construction.

Additionally, please refer to the APPLICATION FOR PROPOSED EXTERIOR

HOME IMPROVEMENTS in the neighborhood telephone directory. Members who

have paid their annual dues get a neighborhood telephone directory. However, you can

obtain this documentation by contacting a board member as well. Completing this

process ensures you have the documentation you need to proceed with your home

improvements. The process includes communication with your neighbors so

misunderstandings are reduced and eliminated. Enforcement of Deed Restrictions is

achieved through neighbors’ right to file lawsuits if they feel Deed Restrictions have

been violated or their property values damaged.

DOGS FOUND, ANYBODY KNOW THEM? A new resident in Bryan Place found two dogs in Exall Park late last month. He took them home and gave them baths and would like to find the owner(s) of these dogs if possible. If not, would like to find homes for them. He has two dogs of his own so not able to keep them.

One is a female dog that is apricot and white in color. The other is a male dog that is black and white. (See photos below of each). If anyone is missing these dogs or interested, please contact Lawrence Vo at 214-603-0491.

If you have any announcements or news of interest for your neighbors, please contact David Allen at [email protected] or call 214-887-8708.

Reshaping Ross With An Icon Progress is moving along smoothly at the Icon On Ross, the new development

coming up on Ross Avenue and Hall Street. The developer has unveiled a website

for more information about the four story luxury apartment complex,

www.theiconatross.com. Sadly the old ceramic tiled markers indicating street names

may not survive the construction in order to build new sidewalks and curbs. Guess

that is the price for progress. Across the street, more progress is being made on

additional units at the Brownstones on Ross Avenue. This has made quite a

welcomed difference along Ross Avenue in just a few months.

YYARDARD OOFF THETHE MMONTHONTH

The September yard of the month is located at 3601 Bryan Street. Reno Desai has lived in Bryan Place for two years, and created a lovely garden with a beautiful variety of flowering plant and shrubs. We appreciate the time and effort that neighbors like Reno put into making gardens for the whole neighbor-hood to enjoy. Thank you for making Bryan Place such a wonderful neighborhood to live.

Remember Dallas Water Restrictions Still In Effect

The annual water conservation is in effect. So please don’t forget. Do not water your yard be-tween 10 am and 6 pm, through October 31. We have beautiful yards in Bryan Place thanks to responsible neighbors like you. For more information, visit Dallas Water Utilities’ website at www.SaveDallasWater.com.

Our thanks go out to all the residents of this complex as well as other condominium and town home complexes

within the area who continue to invest in wonderful landscaping to keep Bryan Place beautiful!

Dallas String Quartet - September 22 Founded in 2007 by award-winning violist Ion Zan-ca, The Dallas String Quartet has quickly become the area’s quartet of choice. The group is com-prised of standout performers from area orchestras – each a virtuoso musician, praised by peers and music lovers alike.

Fishboy with Man Factory - September 29 Fishboy is a four-piece eccentric indie pop band from Denton, Texas that meshes lo-fi twee pop roots with a loud, energetic rhythm section topped with the occasional horn, piano, or organ.

Doug Burr with Calhoun - October 13 Doug Burr's flavor of backwoods roots and smart pop hooks has been described as conjuring Lucin-da Williams on a revival high. After years of wood-shedding his songwriting in Denton, Texas, Burr emerged from a local favorite to quietly win-ning people over receiving international press.

BPNA Boundaries Talk Residents had questions about last month’s article regarding

expanding the boundaries of Bryan Place Neighborhood

Association from beyond Washington Avenue to Haskell

Avenue. The purpose of the story was to get feedback from

current residents and those who reside in townhomes

between Washington and Haskell.

Like other condominium and townhomes in the area, our

goal is to encourage participation and voluntary

membership in the neighborhood association. This in no

way impacts or attempts to change bylaws established by

individual Home Owners Associations within Bryan Place

or the proposed extended area. The hope is to have better

representation at city hall, the police department, and other

issues affecting our neighborhood. As mentioned

previously, there is strength in numbers. And keeping the

area as whole informed helps to keep the area safer and

more vibrant.

We’d like to thank those who have commented so far and

we are still looking forward to more feedback.

PARKING AT THE

POOL Though the summer weather is nearly over, the pool house gatherings are still in full swing. Please be considerate when parking at the pool clubhouse and observe the no parking zones as well as the neighbors who live near the clubhouse.

Good Bryan Place Turnout For

Central Patrol Quarterly Summit Bryan Place was well represented at the meeting held last month.

Attendees received useful information on identity theft and crime

trends in East Dallas. The event promoted ideas for Crime Watch

committees, detailed the iWatch application for smart phones, and

a new twist on an old idea, “Operation ID” marking items with

infrared indelible security markers. Having a good turnout

showed Dallas Police that Bryan Place is serious about fighting

crime in our area. We will keep you posted on the next meeting.
