context:
From our analysis of the first assignment, we had came to the conclusion that we had to concen-trate settlements, rather than to sprawl. from analysising the land-scape, we found sites that were appropriate for development.
the green heart strategy was a re-gion wide plan which was focused around riverhead forest north of auckland.

site:
my site has a very unique fea-ture to it in the way of a flood-plain that divides up the town into two seperate townships, both of equal size and popula-tion density.
other features of the site in-clude the flat topography, drainage catchments, lifestyle residentail blocks and the iden-tification of it being a vital node in our inital strategy.
Extent:
Kaukapakapa is located some 5km from the Kaipara Harbour in mid-west Rod-ney District, on State Highway 16 (a key north-south regional route), approxi-mately 40km northwest of central Auckland, and some 10km to the north-east of Helensville.

Floorplain_River:
The study area has numerous drainage catchments, all flowing to the flood-plain, with local drainage achieved via many local gullies, small streams (some considerably modified) and drainage ditches.

kaukapakapa consists of over 70 life-style blocks with two densifications on the outer edges of the floodplain, which are the two townships, roughly the same size in population.
landuse:
Being a modified pastoral agricultural landscape, the study area has largely been cleared of natural bush and is mostly covered by exotic pasture. However, remnant areas of natural vegetation are found throughout.

Drainage:
The estuarine flats and most of the al-luvial plain comprises poorly-drained and flood-prone soils, unsuited to built development, as are localised steep edges interfacing the floodplain and terraces.

roading network:
SH16 is the alternative north-south route to the main national State Highway 1 (SH1). Key District arterial roads provide sub-regional access to the town and intersect with SH16 at a point in the southern township.

Site Extent:
after my analysis of kaukapakapa i selected a 68ha block on the southern side of the wetlands that backs onto the southern township.
North aspect:
having a reasonable flat site gave limited usage of north facing slopes. This map locates several north fac-ing slopes within my site that has the potential to be developed with further investigation.
Stream order:
this map shows a very water filled site, with manystreams that cross the site and accumulate to form bodies of water. Better protection and vegeta-tion enhancement of stream courses and gullies is required. Particular attention needs to be given to the stormwater impact of future township development.
undevelopable land:
Retaining the character of the town is of vital importance, to do this, none of the township buildings will be demol-ished. several buildings will need to be demolished in the development area though.

developable areas:
by overlapping my key layers: stream order, 20m stream buffer, north as-pect, roads and undevelopable area, it has given me a series of spaces to which development is possible and suitable. To keep ecological connec-tivity and to enhance the natural streams, buffers are put round the streams, this will also create the public open space.
native plants will be chosen for both riparian planting and revegetation zones throughout my site to enhance the biodiversity.

development:
through investigation into the site, i have arranged a spatial plan for resi-dential development, which focuses around the hydrological aspects of this unique site.
High density housing will cover a large portion of the site, this ranges from 2 story terraced housing to 5 storey apartments blocks.
The apartment buildings will be the most western development. This is due to keeping the amenity value sur-rounding the southern township.
Medium density housing will be inter-grated with the public spaces. This will be to blend the buildings in with the landscape, making it a more at-tractive landscape.

circulation:
a development of a pathway system and roading system will be implement-ed, this will create a stronger connec-tion to the existing township and also into the new green space/wetland park.
existing roading and new roading in my site will need to be made more apporti-ate with speed limits in a manner that will suit these types of development areas.
