INTRODUCTION: Katwe Royal Market is a special purpose vehicle that will specifically see through to the development
of a modern one stop shopping experience for Ugandans in the Central Business District.
The Kabaka of Buganda and the Buganda Kingdom are interested in contributing to the development
of Kampala
and
the
entire
Kingdom.
It
is
therefore
important
to
note
that
there
is
a growing
trend
of
successful malls and markets that provide a multitude of opportunities to the population as business
people, and convenience of accessing services and goods.
The Kabaka of Buganda has commissioned Rexba Limited to oversee all his companies and including
the Katwe Royal Market Development project.
The Project concept and Design The site for this Ultra‐Modern Shopping mall is at Plot Number 193, Katwe, Kampala district. The
Katwe area is a booming township with several traders in fresh produce, electronics, metal works,
hard ware, household items, furniture etc. Katwe area is quickly becoming a respectable business
zone with
reputable
businesses
like
Equity
Bank,
Stanbic
Bank,
Katwe township serves a large hinterland including areas such as Makindye, Ndeeba, Kibuye,
Kabowa and Najjanakumbi etc.
The approximate area on which the mall will sit on is four and a half acres. It is right behind Equity
bank Ltd andwill have frontage on Queens way road (highway to Entebbe Airport) and Katwe road.
The proposed mall will be a redevelopment of the existing local farmers’ market that is currently
occupying the land. The current market tenants will be incorporated into the new development and
will be provided some compensation on relocation.
The total built up area of the mall will be 54,732 sq meters and will consist of four floors; the
basement, ground floor, first floor and second floor.
The Basement The basement will cover an area of 17,532 sq meters and will accommodate a minimum of 1000
parking spots and not less than 200 storage rooms. Currently the existing malls within the city have a
limited number of parking slots which has a negative impact on the number of shoppers in the mall.
It was also noted that tenants may need extra storage space for their goods and would be willing to
pay for storage rooms. This is a facility that most malls in Kampala lack and Katwe Royal Market will
endeavor to
fill
this
gap.
The Ground Floor The total lettable are on the ground floor will be 12,400 sq meters and will accommodate the
preexisting grocery traders within a special farmers’ market. It is in this area that shoppers will
access fresh produce for example vegetables, meats, fish, fruits and flowers. This farmers’ market
will offer cluster concept shopping by grouping each category of fresh produce and situating them
