June isn’t going to be any less important! We have a Luncheon on the 15th at Alice Hall in Zephyrhills - be there at noon for some great food by Mike at Maine-ly New England. Our speaker will be Debra Zampetti, Head of Zoning and Site Development, and she will be discussing zoning and code compliance issues. Come prepared to ask questions! It is sure to be both enjoyable and informative. On the 29th, from 1pm-5pm, we will be having a CE class at the office on Negotiating Skills for Today’s Real Estate Professional. Be sure to RSVP by the 25th for this class! Negotiating is becoming a lost art, and it can be the crucial factor of connecting buyers and sellers together when they don’t see eye to eye. YOU can be the connection if you have the skill of negotiating, and can better your business with this class. Finally, don’t forget about the importance of RPAC. In order to reach RPAC’s goal, every Realtor should give their Fair Share amount. In 2012, the Fair Share has been listed at only $15.00. Just $15.00 can make a difference in our economy and your business by supporting amendments that affect housing and real estate, getting information out to the Realtor base, and most importantly, letting our governmental officials know that Realtors are out there and we care how they operate. If you have not yet donated to RPAC, consider giving YOUR fair share. If you have donated and would like to donate more, consider joining the esteemed $99 Club, or even the Capitol Club. Your donations help keep real estate a key factor in government affairs. MFRMLS Proudly Announces New Customer Association: East Pasco Associa-tion of REALTORS® (EPAR) EPAR will have “E” Board ID; Scheduled to take effect July 17 My Florida Regional MLS (MFRMLS) is proud to announce that the East Pasco Asso-ciation of REALTORS® (EPAR) will officially become an MFRMLS Customer Associa-tion on July 17. “We look forward to the East Pasco Association of REALTORS® joining our family,” said MFRMLS Chief Executive Officer, Merri Jo Cowen. “Even though many of their mem-bers are already subscribers with MFRMLS, we welcome the EPAR Association as our newest, official Customer Association.” The change for EPAR members, as well as MFRMLS members, will be subtle since most EPAR members are already MFRMLS members through the Greater Tampa Asso-ciation of REALTORS® (GTAR). As a result, most EPAR listings are already a part of the MFRMLS database with a “T” as part of the MLS number. Once the addition of EPAR takes effect, EPAR will be given the Board ID of “E” and the future listings of all EPAR members (whose office has primary membership with EPAR) will be identified with that “E”. Additionally, those members who have primary membership with EPAR will be assigned this “E” in their member records. The scheduled date for this new “E” Board ID to tak e effect is Tuesday, July 17. For EPAR and all other MFRMLS members, please stay tuned for more information or any updates, as we move closer to the implementation of the new Board ID on July 17. GTAR members, please note: Please stay tuned for more information on how EPAR’s addition and new Board ID will affect, although subtly, any reports or stats you have. EPAR has approximately 114 primary members and will join the Central Pasco Associa-tion of REALTORS®, the Desoto County Board of REALTORS®, and the Lake Wales Association of REALTORS® as the newest MFRMLS Customer Associations, in addi-tion to the current 15 MFRMLS shareholders.

Code of Ethics Training

A REALTOR® who has completed the required ethics training within a four-year cycle in one association shall not be required to complete any further ethics training for that same training cycle if the REALTOR® becomes or is a member of another association. If you have not taken the course within the years listed above, please visit the following to take the course online:

Your Association Executive will be contacting you if your records indicate that you need to take the course before the end of the year. New members will not be included in this list. Hurricane season: One week to go

MIAMI – May 25, 2012 – Thanks to El Nino and other conditions, forecasters predicted yesterday that the 2012 hurricane season – which starts exactly one week from today and runs through November – will be normal. It will see nine to 15 tropical storms with four to eight of those becoming hurricanes. One to three of those could become major storms, defined as ones with winds greater than 110-miles per hour. Before the season begins, homeowners should prepare. “It’s crucial for policy-holders to know about their insurance coverage before a storm hits,” says Ken Enscoe, Nationwide’s director of catastrophe claims operations. “Advance planning is key to surviving the aftermath of a hurricane.” General steps to prepare for storm season • Before an event, examine your property for physical or liability hazards. • Find out if your home meets current building code requirements for high-wind regions. • Check the four critical areas where wind can enter a home: roof, windows, doors and garage doors. Either you or a building contractor can build and in-stall temporary protection, such as approved wind shutters or plywood on win-dows and coverings for patio and entry doors, strengthen and stiffen garage doors, and install heavy-duty door hardware. • Read and understand your insurance policy. • Inventory valuables and contents in the home with pictures or video. Note the approximate value of each item and the date of purchase. You can also send an inventory to a family member outside your region for safekeeping. • Make sure important documents, such as an insurance policy or mortgage papers, are stored in a safe deposit or fire safe box. • Floodwater that enters into a home may be covered by specialized flood cov-erage underwritten by FEMA’s National Flood Insurance Program. Check with your insurance agent about flood policies, but note that they take 30 days to become effective one you sign up. © 2012 Florida Realtors®
