COUNTRY CLUB!

Dear Doreen, I want to buy my first rental

property but don’t have enough cash for the down payment, closing costs, etc. Are there any investors who will lend me money to get started? I want to become a full-time landlord. Any ideas?

—Landlord WannabeDear LW,

An investor who would lend you money (if any) will be expensive. You will need to show you have liquid reserves for repairs. Most

of the investors I see want a minimum of 10–20% equity and 5–10% in cash reserves. If you don’t have the the cash reserves you could walk into a real financial hardship. Careful! Let history be a lesson. This is why we—especially in AZ—got in such a mess five years ago. “Investors” who didn’t know what they were doing jumped into the market and ended up in foreclosure instead.

Again, use CAUTION!—Doreen

Hooks Still a Too-common ThreatThank you for the recognition of

saving the other turtle from Anthem Way [“Happy End for Hooked Turtle,” In&Out, May 16]. I didn’t think anybody noticed (except the people in other cars that didn’t like me stopping there, lol). It’s not the recognition, but my 7-year-old Lindsey has been calling me “a hero” since we read the article, and that makes it so much worth it.

I was taking her to school and realized it could not get back up the curb. Couldn’t live with myself if it had been crunched the next time we went by.

In addition, we go [to the lake] on Mondays and Tuesdays sometimes with a magnet on a string and walk the

water embankments trying to collect hooks and such from the previous weekend. It’s usually a lot: We find more than 20 or 30 a week, in addition to miscellaneous string, lures and other

fishing tackle. Most of the hooks are barbed.

We hate to hear that happened to another turtle, and I wish there were a way to police this a little more. Often, we see a duck with a string hanging out of its mouth which is so frustrating.

Anyway, I don’t want to soapbox it, but we are out there,

trying to keep the hooks off the ground at our park, and I hope other residents do the same, because the danger is not only to turtles and ducks, but dogs and barefoot children, also.

Hidden Treasure Forgotten in Oven Mitt… Until Too Late?On Saturday, May 4th, there was a

knock on my door. It was a very nice couple inquiring if months ago I inadvertently sold an oven mitt at a garage sale.

I looked at them completely puzzled. They asked if maybe I had tucked something treasured or valuable inside the oven mitt and mistakenly sold it at a garage sale some months back.

Still a little puzzled, I responded with “Oh … you mean my wedding ring?” And happily pointed out that my wedding ring was indeed on my finger. I praised them for their efforts in tracking down the mysterious “oven mitt lady” and wished them luck finding her.

Later that night while retelling this story to my husband, I gasped in horror as I realized, “Oh my goodness! I am Oven Mitt Lady!” I did put something inside an oven mitt and had completely forgotten I had. I’m the person they were looking for! I can clearly identify in detail the item inside that oven mitt. But, how on earth do I find them?

Trish WidhalmAnthem

Editor’s Note We hope the well-intentioned couple reads your story and contacts us at 623-239-3956 or [email protected].

Landscape Photo Show to Support Anthem Pets

Marvin Lieber began shooting portraits of his patients when he was a

pediatrician in New York. After moving to Arizona, Lieber began working with photographer Alan Lowry of Cave Creek to hone his skills, shooting landscapes and still lifes. Lieber has since produced an impressive body of work and generously

donated several images to raise funds for Anthem Pets.

only a small amount through the pads of their paws. Most of their cooling occurs through panting, which is much less effective, especially when the humidity is high. This makes dogs more vulnerable to heat exhaustion in the summer.

The Sensitive Type Certain breeds, such as pugs, Boston terriers and bulldogs are more susceptible to heat stress because of their flat faces. The very old, the very young and the overweight also have a harder time handling heat. They may not be able to walk as far or play as long as normal. Don’t count on your dog to stop when they are too hot or tired— some dogs keep going until they collapse.

What to Do Adjust your dog’s activity level as summer heats up.

The Car Inferno As you can see in the table, comfortable temperatures

quickly turn dangerous in a vehicle. Leaving the windows cracked does very little to decrease the temperature, even if there is a breeze. The dog’s panting will increase the heat and humidity in the closed compartment making matters worse.

What To Do Never leave your dog in a parked vehicle even if the temperature seems mild.

Walking On Coal The idea that a dog’s pads act like shoes is not true. Although pads are tougher than human skin, they are still sensitive to heat and can burn on hot asphalt. Look for limping,

licking of paws, reluctance to walk and blisters or sores on the pads. What To Do Walk your dog early in the morning or late in the evening and avoid hot sidewalks. Before going for a walk, slip your shoe off and feel the surface with your bare foot. If it is too hot for you, it is too hot for your dog.

Dangerous Bath When the temperatures are in the 100s, the water sitting in your hose can be scalding and can cause severe burns to your dog’s skin.

What To Do Run the hose to clear the hot water before letting it touch your dog.

More Heat, More Water Always bring plenty of cold water when walking or hiking with your dog during the summer. When exerting themselves in hot weather, dogs may need twice as much water as usual to avoid heat stroke and dehydration. Summer is a great time to spend quality time with your best friend. Keep it cool to keep it enjoyable. io

SIGNS OF HEAT STRESS • Heavy panting• Excess drooling• Confusion • Increased

heart rate

• Weakness• Vomiting• Diarrhea • Collapse

If you see any of these signs, stop any activity immediately, get your dog into the shade, wet them with cool water if possible and get to your veterinarian as quickly as possible.

The Wait at the Gate

By Nadine [email protected]

New procedures at the guard gates of Anthem Country Club, while seemingly designed to improve security and efficiency, have some complaining about longer lines and tougher access.

What’s New The procedure changes coincided with the hiring of Trident Security. According to ACCCA Community Manager Jody Cote, security personnel are now required to make a single phone attempt to a resident to authorize a visitor. (In the past, multiple attempts were made.) If that fails, the visitor must leave the lane and contact the homeowner directly.

Additionally, realtors showing a Club property are to be granted access by the listing agent. The homeowner must have already updated their QuickPass account (the digital system allowing homeowners to communicate with security personnel) with the listing agent’s contact information.

A prospective home buyer must be accompanied by an agent, even for an open house, Cote said. This agent must contact the listing agent, who in turn must notify security personnel to grant access. One active agent we spoke with said, with more than 50,000 realtors out there, the procedure is simply not

practical. An agent not familiar with the process can be stalled or turned away.

This, some say, is hindering sales of Club homes.

“That sort of absurd constriction on the traffic flow was one of the reasons why I wasn’t even willing to consider a property on that side,” said one prospective buyer who asked not to be identified. “You have an endless stream of service personnel ranging from window washers to landscapers, to contractors... I think the realtors are a trivial contribution to the flood.” The buyer and his wife ended up buying a home in Anthem Parkside.

“Even on the transponder side, it doesn’t move very well,” said the would-be buyer. High clearance vehicles without a transponder are forced to the transponder lane where authority to enter must be determined.

But Jesse Johnson, owner of Squeaky Clean, said he rarely has trouble getting in to service his customers. “They’re pretty good about moving you through,” Johnson said, even though he is often rerouted to an unmanned gate to ease traffic on Ainsworth Drive.

Realtors and contractors who regularly enter the Club can apply to buy a transponder for $25 per year. io

COMMUNITYCOUNCIL BRIEFS

Medical Marijuana in Anthem? Not Likely. Don’t hold out hope for the arrival

of a medical marijuana dispensary in Anthem. At its May 22 Anthem Community Council board meeting, the ACC approved an amendment to current declarations to prohibit the sale of drugs and drug paraphernalia on any commercial property.

The amendment, with a long list of prohibited drug paraphernalia

and substances, does not include pharmacies, except in the case of medical marijuana. The amendment also does not include residential property. According to Arizona Department of Health Services, a qualifying patient or their caregiver may grow medical marijuana if the patient lives at least 25 miles from a dispensary. There are approximately 35 dispensaries in the Valley of the Sun.

COMMUNITY

Gee, You Think the Patio Will Get Approved? The board approved installation of patio doors in the civic building, without approving the actual patio. The patio and doors would be an add-on cost of $44,973 to the approved $1.3 million for renovation of the entire building. The board will vote on the patio later in construction.

Trash Service Renewed The approval of a two-year contract extension for Republic Services maintains current pricing until 2015. It also includes household hazardous waste disposal at the Go Green event held twice a year.

Library Limps Through Remodel

Phoenix Home Price Growth Tops Nation

The S&P/Case-Shiller Home Price Indices, the leading measures for

the U.S. residential housing market, show home prices in Phoenix increasing faster than any other city.

“Phoenix again had the largest annual increase at 22.5 percent, followed by San Francisco… and Las Vegas,” said David M. Blitzer, Chairman of the Index Committee.
