INTRODUCTION

This report describes our initial designs for a world class residential development in a unique woodland site at

Zhukovka in Moscow. This exceptional site is located 25km to the west of the city centre close to the heart of

one of the cities most prestigious and exclusive neighborhoods. The challenge of any design on this site is to

maximise the value of the development by creating a unique response to the delights of its woodland setting. We

believe there is an opportunity to provide a contemporary living habitat that offers a unique outlook onto a classic

Russian landscape and provide the finest quality contemporary living accommodation and finishes. We have

sought to find a proper balance between development and nature as in a world dominated by technology, nature

has never seemed more alluring and at the same time more precious.

Ten Design Concepts

Although this report contains a number of alternatives for development of the site we believe that these are some fundamental requirements to be considered by any proposal. These are:

An proposal must create an equivalent area andNIA to the existing consented development with no increase in height.The residential design and flat planning must minimise overlooking between different unitsThe scheme should offer flexibility of planning to allow different combinations of units within the same envelopeThe development should maximise the visual connections towards the woodland setting and maintain privacy and outlookThe proposal must aim to create a unique sense of place and be individual in its character and design The architecture should be timeless in expression avoiding pastiche and responding to the landscape through the use of natural materials and texturesThe proposed should offer opportunities for modular design with the use of a simple repeating language for cladding and façade constructionsEfficient carparking should be discretely planned in basement garages minimising the visual impact of parking and servicing on the landscapeProvide external terraces and balconies which offer summer spaces and partial enclosure during winter to maximise the value of outdoor amenityLastly, but fundamentally the design must be perfectly balanced in the setting maintaining the delicacy of the trees and natural surrounds

Barvikha Hotel

WIDER CONTEXT

The site is located close to the Luxury Village and Barvikha Hotel and Conference Centre.

These developments contain some of the best contemporary buildings in Moscow and they illustrate the extensive use of timber as cladding used in combination with large glazed windows.

This palette of materials offer an attractive response to the woodland settings and we believe is also particularly appropriate to residential uses.

This truly exceptional site is located within dense pine forest, approximately 25km outside Moscow city-centre.

A clearning within the trees offers an opportunity for an extraordinary development within a uniquely Russian landscape. The site benefits from its seeming remoteness, combined with its exclusive address and accessibility to the Luxury Village and the centre of Moscow. It is important that any proposed scheme maintains and utilises the exceptional, unique character of the site.

THE PRACTICE; JOHN MCASLAN & PARTNERS

John McAslan + Partners is a leading architectural and design practice, based in London, Manchester and Edinburgh, with a large portfolio of award-winning work in Britain and overseas. Encompassing urban design, infrastructure, commercial, residential, retail, education and the arts sectors, the practice has an outstanding track-record in transformational schemes involving culturally and historically significant buildings, including the Grade I listed Modernist masterpiece, the De La Warr Pavilion and the Roundhouse arts venue in London.

The practice is currently working on the £450m development of the Grade I listed King’s Cross station in the heart of London, a project that forms the centrepiece of what will be the most significant piece of urban regeneration in Europe, in addition to the remodelling and transformation of the historic centre of the Stanislavsky family in Moscow for new uses. It has recently completed the new British Embassy building in Algiers, and a masterplan for a £120m sustainable super-campus for Manchester Metropolitan University; and is working on an innovative High School and Library that forms an integral part of the Craigmillar regeneration masterplan for Edinburgh; and a major new high quality office and mixed-use development next to Paternoster Square in the City of London, known as 5 Cheapside, which will bring an entirely new building form to a culturally and commercially critical site less than 100m from St Paul’s Cathedral.
