Dear Mr. Zaid,

This letter is written in response to our email correspondence of June 18,2015. You requested a "ballparkestimate" for the incremental foundation cost for a deep foundation system, as compared to a shallowfoundation system, at the referenced project site. The proposed construction consists of ten buildings. Sixbuildings have four proposed dwelling units, and four buildings have three proposed dwelling units, for atotal of thirty six proposed townhouses. Each unit will be a two-story dwelling with a two-car garage. Allunits will be slab on grade, without basements.

The "Preliminary Report of Geotechnical Investigation Joshua Hill Townhouses" by Earth EngineeringIncorporated, dated June 1,2015 states: "The Trash Fill layer extends to depths varying from 6.0 feet to13.5 feet below the existing surface in the test boring locations", and "recommends that any proposedstructures at the site be supported on deep foundations that transfer building loads to below the Fill andTrash Fill materials." As directed by you, fifteen to twenty foot long helical piers were used for the costestimate for the deep foundation system.

Alta Design Associates used the National Construction Estimator to develop this estimate. For the purposeof this analysis we used spread footings, CMU foundation walls, and non-structural slabs on grade for theshallow foundation systems. For the deep foundation systems we used fi fteen to twenty foot long helicalpiers, with grade beams and structural slabs. We estimate that the approximate total increased cost to thefoundation construction of the thirty six townhouses to be on the order of one million dollars.
