Bio: I am a recent M.Arch graduate from Columbia University GSAPP and have been working as a drafter and permit coordinator for the construction and stage sets of New York Fashion Week for the past year. Having some post

graduate professional experience, I am now ready to embark on the road to licensure. Before attending Columbia GSAPP, my work experience includes house flipping (30+ properties), Landlord Representation, City permit filing and DOB coordination as well as TPA Filing.

My experience and skills aside, the key reason I stand above the crowd is my strong Problem Solving skills- I am not a doe-eyed new graduate, I have developed thriving businesses from concept to construction and am looking to partner with smart, passionate people/firms regardless of project type- there's nothing more rewarding than sharing a job well done with people who care deeply about what is put into the world.

Strengths include: The ability to work closely and quickly with vendors and design team;Multi-tasking and handling multiple projects at once; Covering projects from start to finish with a high level of competency; Collaborative approach to creative development; Proficiency in all relevant 2D and 3D drafting and modeling software; Design Documentation and construction documentation; Full knowledge of all current trends in fashion and Architectural/Experience Design; Vendor and Contractor selection/negotiation, DOB Filing Submission, TPA Filing, SAPO Permit Drawing.

These duties include but are not limited to: Creating 2D and 3D schematic design drawings and renderings using programs including Vectorworks, Autocad, Rhino, Max Studio, Sketchup, AfterEffects, Photoshop, Illustrator, PowerPoint, Word, Excel. Creating conceptual design strategies under the direction of, and alongside, other team

members. Performing onsite survey and development of existing conditions and as-builts. Over a decade of Business and professional acumen resulting in significantly shorter-than-

average learning curve.

Jonathan Yang is a multidisciplinary designer and entrepreneur with a thirst to create and learn. Having crucial life experience including over a decade of managing thriving family businesses, Jonathans strengths lie in his high level of competency, resourcefulness, leadership and evolved aesthetic sensibilities.

His diverse background and management experience has ingrained him with a sense of responsibility and proprietorship that cannot be taught in academia. Since graduation from Columbia Universitys Graduate Architecture program (May 2015) Jonathan served as in house drafter and project coordinator for the renovation of New York Fashion Weeks two new venue spaces; Skylight at Clarkson Square and Moynihan Station. RESPONSIBILITIES: VENUE DRAFTING RUNWAY SCHEMATIC DESIGN CLIENT INTERFACE

DEVELOPMENT CASE STUDY PROJECT LOCATION: 206 WEST 77TH STREETPROJECT TYPE: RESIDENTIAL CONDOMINIUM PROJECTTARGET MARKET: FAMILIES, EMPTY NESTERS, PIED A TERRE, INTERNATIONAL INVESTORSGROSS FLOOR AREA (ABOVE GRADE): 81,814 SQUARE FEET

Acquisition cost is $56,323,803 ($688 per buildable square foot) with projected hard costs of $46,297,604 ($566 per square foot) and soft costs of $18,275,161 ($223 per square foot).

The total cost of the project is $120,896,569 ($1,478 per square foot) with a scheduled sell out of 36 months.

Construction loan of $78,582,770, 65% LTV at 5.5% interest. The remaining 35% equity, $42,313,799, will be provided by the general partner $4,231,380 (10%) and the limited partner $38,082,419 (25%).

The site is located in the New York City borough of Manhattan within the Upper West Side neighborhood. Currently, Hertz Rent-a-Car uses it as a parking facility within the existing structure. The total lot size is 7,633 square feet with 102.17 feet of depth and 75 feet of frontage located midblock on West 77th Street between Broadway and Amsterdam. The site is zoned C4-6A allowing for a residential FAR of 10, however an increase of 2 FAR points can be made available with inclusionary housing bringing the total buildable square footage to 91,187 with a 185 foot height restriction. The project will take advantage of the high demand for 3+ bedroom units and townhomes as well as the lack of ground-up development opportunities in the UWS.

Situated in the affluent neighborhood of the Upper West Side, we plan to de-velop a 17 story residential condominium building which will offer 23 luxury condominium units and 2 townhomes. The unit mix
