Building communitiesWHEN property development is mentioned, one of the first

names that come to mind is Mah Sing.

As one of the leading property developers in Malaysia, Mah Sing has produced numerous award-winning prime residential and commercial projects.

Interestingly, the company’s origins began elsewhere – Mah Sing started as a plastic trading firm in 1965 before venturing into property development.

“Back then, the margins on plastic trading were thinning. Due to our interest in protecting our shareholders’ value and based on my own experience in property development, I thought it was a good time to diversify into the property market,” says Tan Sri Datuk Sri Leong Hoy Kum, group managing director and group chief executive of Mah Sing Group Berhad.

The transition took place in 1994 from plastic manufacturing to property development and resulted in the completion of four projects. Leong admits that it was a steep learning curve for Mah Sing.

“When we went into the property development industry, the market was going through an up-cycle and it was the right time to get into it.

“The main challenge then was to carve out a niche in a crowded market place and we made a conscious decision to go with medium-upper and higher-end properties,” explains Leong.

Furthermore, buyers expect good rental incomes and capital appreciation, says Leong, which makes cultivating repeat buyers another challenge for Mah Sing.

However, the market has changed over the past two decades since the company made the daring move, even if the challenge is similar or perhaps even bigger than ever today.

But Leong is a believer in the power of product branding and differentiation to meet the needs of the market.

“We have evolved from being

a developer that builds houses to one that builds communities,” says Leong.

That is the reason Mah Sing‘s products are rolled out with relevant price points that ensure the company continues to thrive in the property market, regardless of the future outlook.

Mah Sing is well prepared to realise this ambition. Leong is not worried about business succession plan because of his confidence his team.

“I am fortunate to have a team of professional managers who are passionate about their work. We have a new chief executive officer, Ng Chai Yong, who helps to take the load off my shoulders in terms of day-to-day operations while I focus more on the group’s strategic direction, whether it is in existing or new developments in Malaysia or overseas,” he says.

Leong is also keen on investing in human capital development. He says that getting the right people for the right job, making sure they have a clear career path and seeing them grow with the company gives him satisfaction.

“I am blessed to have a good and loyal team. As the company grows, I believe we should improve our human resources. We are always on the lookout for new talents.

Bright outlook for early investors MAH Sing is no stranger to

Johor. To date, Mah Sing has seven projects in the

southern state.The company’s track record

in Johor has been built over 14 years starting with the company’s first township project of Sri Pulai Perdana in 2000, followed by Austin Perdana, Sri Pulai Perdana 2 and most recently, Bandar Meridin East.

Meridin@Medini in Iskandar Malaysia was acquired in 2012 and it is in its second phase, offering affordable small-sized commercial units – the Meridin Suites and Meridin SOVO (small office virtual office).

“We are seeing an encouraging response for Meridin@Medini Phase 2 with more than 80% take-up rate,” says Tan Sri Datuk Sri Leong Hoy Kum, group managing director and group chief executive, Mah Sing Group Berhad.

On top of that, Mah Sing recently launched Meridin Bayvue in Sierra Perdana in conjunction with the company’s 20th anniversary celebration.

The project fronts the new coastal highway, allowing an easy access, 10-minute drive to the Johor Baru city centre and the customs, immigration and quarantine (CIQ) complex.

In addition, Mah Sing’s Bandar Meridin East in Pasir Gudang is targeted for preview in the fourth quarter of this year with the launch scheduled for the second quarter of next year.

Phase 1 will offer double-storey link homes indicatively priced from RM339,000.

Industrial spaces on offer

On the industrial property end, Mah Sing recently launched the Mah Sing iParc@Port of Tanjung Pelepas sales gallery, located only 1km from the port.

The iParc series offers multi-functional industrial spaces with a four-in-one concept where both front- and back-end operational processes are catered for.

Front-end operations such as showrooms or corporate offices can be housed in the same space as back-end operations such as warehousing and production.

“We are confident that offering

multifunctional industrial spaces will attract those interested in setting up either an operations base for their small and medium scale industries or relocating from neighbouring countries for a cost-efficient location that is still close to their home base,” says Leong.

Strategically located

In addition to being a product that is able to cater to industrialists’ needs, Mah Sing’s iParc is also advantageously located beside the proposed Port City under Iskandar Malaysia’s

Flagship C that is accessible by sea, road, rail and air.

The industrial park provides easy access to Singapore via the Tanjung Pelepas Interchange on the Second Link Expressway, just 4.5km from Mah Sing iParc, putting Singapore only 12km by this highway.

By air, it is located 25 minutes from Senai Airport’s Passenger and Air Cargo service terminal.

“We have been focusing on mass market products and townships in Iskandar Malaysia, tapping on our 14-year experience and presence in the southern development corridor,” says Leong.

A brightfuture ahead

Leong believes that the company’s strong track record is positive proof that Mah Sing has what it takes to build townships and residential projects, whether high-rise or landed, integrated commercial centres such as Meridin@Medini and boutique-concept industrial parks such as Mah Sing iParc.

Furthermore, the increase in economic activities, investments in infrastructure and catalytic

projects make Iskandar Malaysia an appealing investment destination, says Leong.

“I foresee plenty of opportunities for investors and property owners to grow alongside the region. I believe that the Iskandar story is a medium to long-term story. Buyers today will benefit from first-mover advantage,” he says.

Mah Sing is targeting buyers from all over the world who are setting their eyes on Iskandar Malaysia, especially Singaporeans.

“Location and easy accessibility are the winning factors when considering a property purchase. Foreign companies place their operations in Kuala Lumpur or Iskandar Malaysia because operating costs are lower than their country of origin.

“With the vast improvement of infrastructure and economy, property value will naturally appreciate,” explains Leong.

This likelihood is further strengthened with the announcement of the high-speed-rail link between KL and Singapore.

The impact will not be on only the land located in the immediate vicinity of the stations, but also neighbouring suburban areas as there will be an improvement on traffic.

“With Iskandar Malaysia now in the Banner Years, it is just experiencing the spill-over effect from the earlier catalytic developments and there are still other catalyst developments that are either ongoing or yet to come.

“This is the potential of growth for Iskandar Malaysia. Wise investors would consider making their move before Iskandar Malaysia reaches full maturity, when entry barriers might be higher,” advises Leong.

Mah Sing is showing no signs of slowing down. The company’s projects in the southern region are expected to contribute approximately 23% to the group’s sales this year.

“We are not in a rush to replenish our landbank, but the group is always on the lookout for strategically located new lands that fit into our business model,” says Leong.

more than 15,000 unsold units reported in Johor last year, and UEM Sunrise aims to mitigate this slowdown.

“We think it is best for us to selectively acquire land in other key property states and upcoming areas in Malaysia. With a more diversified land bank portfolio, UEM Sunrise will have greater flexibility in terms of product offerings,” says Anwar.

The company is also setting its sights on foreign projects such as its premier development in Melbourne, Australia, which is set to launch by the end of the year.

UEM Sunrise believes the Australian property market offers interesting pockets of potential that will be buoyed by the continuing population growth in Melbourne.

The company is on the lookout for more expansion opportunities in Australia and other international markets but remains mindful of the inherent risks of such advancements.

Careful scrutiny and deliberation is put into each potential investment before any final decision is made.

UEM Sunrise’s game plan for next year is to first carefully examine market sentiments, then target product launches in accordance with market demands.

For example, in Johor it will focus on affordable housing as well as mid-market landed properties, given existing product demands.

Tapping intokey markets

As a master developer of Nusajaya, Johor remains a key market to UEM Sunrise.

The next phase of Gerbang Nusajaya’s development will further drive employment, population and traffic to Nusajaya while also offering affordable housing.

Registration opened in March this year for 1,380 units in the first phase, which is to be launched next year.

“We are also in discussion to explore the possibility of establishing a trade and exhibition mall,” Anwar says.

UTMSPACE hopes to increase the number of property experts in the field through its property management programme.

Get certified inproperty managementPROPERTY management is when one manages property owned by another party or entity. The property manager acts on behalf of the owner to handle the day-to-day management of the property, preserving the value of the property while generating income.

These properties include residential and vacation properties, commercial retail spaces or industrial warehouse spaces. Property managers are typically paid a fee or a percentage of the rent that is received for the property under his management.

In line with Universiti Teknologi Malaysia’s School of Professional and Continuing Education’s (UTMSPACE) vision of encouraging continuing education, the school offers the Executive Certificate in Property Management.

This programme is specially offered for those who want to gain more knowledge, experience and qualification in the field of property management.

However, the applicant should hold a Bachelor of Science (Land Administration and Development) degree in order to qualify for the executive certificate programme.

The programme is offered on a part-time basis for six months. For each module, participants must attend classes and complete written assignments.

In addition, they will need to sit for an examination to be awarded with the Executive Certificate in Property Management.

The modules in the programme include investment valuation, applied valuation, property management and real-estate marketing.

Through these modules, participants will increase their knowledge in evaluating

investments as well as managing properties.

Participants will also learn about building maintenance and services. There are also practical modules that implement professional practice and ethics in managing real estate.

There is currently a lack of property valuers and experts in Malaysia. By offering this programme, it is hoped that the number of experts in this field will increase. The programme will also be able to address issues and problems in the field of property management.

The Executive Certificate in Property Management programme is accredited by the Board of Valuers, Appraisers and Estate Agents Malaysia. Applications for admission are in February, June and October.

All eyes on JohorBY TINA CARMILLIA

WHAT are the first things that come to mind when Johor is mentioned? To

Malaysians, it is probably the “gateway to Singapore”.

Indeed, the state serves as the land link into Singapore via the 1,056m Johor-Singapore Causeway across the Straits of Johor that links Johor Baru to Woodlands in Singapore.

To ease the congestion in the Causeway link, the Malaysia-Singapore Second Link also bridges Singapore via Jalan Ahmad Ibrahim at Tuas to Tanjung Kupang, Johor.

Additionally, with the newly implemented toll fee hike across the Woodlands Checkpoint on the Causeway link, motorists are switching to this alternative route.

A third proposed link between Changi in Singapore to Pengerang in Johor is also expected to be constructed in 2018 with an expected finish date of 2024. But Johor is developing in its own right.

The southern state of Malaysia has started to attract immense interest, becoming a popular shopping and entertainment destination especially for Singaporean visitors.

Though Johor has enjoyed massive urbanisation, the focus of the development is mainly in the southern region of the state.

While Johor Baru is the state’s thriving focal point, the development of towns in its peripheries is slowly taking shape.

In 2005, the urbanisation rate in Johor was 66.5%, which was the sixth highest in the country.

In 2010, it was the fourth highest in the country at 71.9% .

Urbanisation is a key component for economic growth, but accessibility is the key component for urbanising beyond the city centre.

“With the strong Malaysia-Singapore relations, both countries contribute towards improved access that will spur an increase in property values,” says Tan Sri Datuk Sri Leong Hoy Kum, group managing director and group chief executive of Mah Sing Group Berhad.

Some of these projects include the High Speed Rail connecting Kuala Lumpur and Singapore by 2020 and the Malaysia – Singapore Rapid Transit System Link between Tanjung Puteri and Singapore by 2018.

Leveraging ontourism and commerce

The urban corridor extends from the major city with townships such as Kluang, Batu Pahat and Muar.

These pockets of secondary urban centres have the prospects to attract economic buzz through business investment opportunities and tourism.

Some of these towns are specialised industrial areas, such as Pengerang, the small town at the southern most tip of the peninsula in which the Pengerang Integrated Petroleum Complex (PIPC) will be located.

The PIPC will house oil refineries, petrochemical plants, naphtha crackers, liquefied

natural gas import terminal and regasification plant.

Before the announcement of this development, Pengerang was only known among the locals and a handful of Singaporean tourists looking for fresh seafood.

To the north-eastern part of Johor is Mersing. Although the coastal town is mostly known as the stopover town en route to Tioman Island, Mersing possesses the quiet charm of a fisherman’s village.

Among its appealing features are the relatively isolated beaches of Air Papan and Penyabung.

Further north-west is Gunung Ledang, the legendary mountain that stands 1,276m, near the Johor-Malacca border. The mountain is a popular destination for jungle trekking, field trips and camping.

To the east is the sleepy seaside resort town, Desaru, about two hours from Johor Baru by car. Desaru is not a highly developed resort and targets mainly locals and the occasional Singaporean looking for a quiet, no-frill holiday destination.

Among the activities available here are snorkelling, surfing and firefly watching.

A transformingstate

As Johor matures into a highly developed area, the state may find

itself catering to diverse industries much like other states, including Penang, Perak and Selangor. These industries may include nature-seekers, retail tourism and commerce.

Yet, while the property market is booming in the southern state, the government service tax (GST) that will be implemented soon may push investors to become more risk-averse.

However, property developers are cautiously optimistic.

“We believe that there will be a temporary adjustment period post-GST.

“However, thanks to healthy fundamentals for the property market here such as with the nation’s gross domestic product growth, low unemployment rate, infrastructure projects, I believe the market will eventually stabilise,” says Leong.

Leong adds that there is also a supply shortage of properties in key growth locations, which, coupled with increasing urbanisation and young population growth rate as well as the preference for properties as hedges against inflation, makes it unlikely for a market slowdown.

Economic growth occurs alongside urbanisation, and with the present development in Johor, all indications point to the likelihood that the southern state of Malaysia will thrive in the coming years.
