Design Philosophy / HistoryDuring the past 28 years of professional experience in the United States and overseas, Johnson Fain has established itself as an architecture, planning and interior design firm known for its creative approach to the built environment. Interior DesignJohnson Fain has designed and executed interior environments for many important institutions. Interior Design within the office is practiced as Interior Architecture with qualified professional design and technical staff producing the work within a management approach that includes programming, space planning, design, furnishings, engineering and technical delivery. ManagementThe office maintains a flexible project oriented management structure which can respond to individual projects of any size and complexity. LEED | SustainabilityJohnson Fain is committed to designing all projects to exceed expected sustainability levels. We have extensive experience in designing LEED projects that have received ratings from Certified to Platinum. Our portfolio includes over five million square feet of sustainable LEED eligible projects. We designed the five building, 1.5 million square foot Capitol Area East End Complex for the State of California to a level 50% higher than the then-applicable Title 24 Energy Standards—the largest green building project to date in California. The project is LEED Platinum certified. The Johnson Fain “Green Team” advises on every project. BEIJING CENTRAL BUSINESS DISTRICTMASTER PLANBeijing, China

The overall concept is to create a Central Business District with multiple unique districts, each with equally balanced Land Use, linked by physical adjacency, multiple transit options, distinct street grids for pedestrians and vehicles, and a major parks network containing a “necklace” of premier cultural institutions. Based on eight historical planning principles of Beijing, the scheme establishes a unique tower skyline for the CBD while fully integrating it with the surrounding City fabric.

Chinese authorities chose Johnson Fain’s plan from eight submittals by internationally recognized design firms for a four-square-kilometer section of Beijing near Tiananmen Square. Johnson Fain’s plan encompasses more than 100 million square feet of mixed–use development including office, residential, retail, a wide range of cultural uses and more than 500 different buildings anchored by a central “city within a city,” which features a landmark 140-story tower.

DREAMCENTER MASTER PLANDREAMWORKSANIMATION SKG Shanghai, China

For DreamWorks Animation SKG, Johnson Fain prepared overall development concepts for a new entertainment district on the HuangPu River in the XuHui area of Shanghai. The site was conceived as the public entertainment venue connected with DreamWorks Animation’s multi-part agreement with Chinese partners to develop media production facilities and entertainment outlets in China, of which the Shanghai location would be the first.

Situated across the HuangPu River from the 2010 Shanghai Expo site, DreamCenter is planned as a major tourism destination within the proposed 105 hectarces XuHui Media Center mixed-use district. The site is located at the westerly end of Shanghai’s designated Tourism Zone, approximately 9 kilometers south of The Bund. It will be served by a new subway line that ultimately connects east to the new Shanghai Disneyland site and to Shanghai Pudong International Airport.

The core of the DreamCenter site is the retail and entertainment center, approximately 33 hectacres on the riverfront. The program includes a major water display, indoor botanical gardens, Kung Fu Panda (a live Franco Dragone production), legitimate stage theaters, multiple cinemas including the world’s largest IMAX, a DreamWorks animation studio tour, waterfront restaurants on a “RiverWalk” style canal, hotel, and retail uses.

The DreamCenter entertainment core connects directly with the mixed use district to its west, with retail and entertainment uses extending along the major east-west avenues connecting with transit and five major blocks of office and residential uses. The total area at build-out is projected to contain approximately 2.25 million square meters of new development.

The Informational City is defined by “space of flows” that are electronic communications and “space of place” which draws upon social, cultural, and political references. Thus, the goal for the plan is to create a highly mobile environment that is adaptable while rich in amenities and high quality of life to promote creative information exchange in both formal and informal settings. The JiaDing New Town Corporate Headquarters Campus works with China’s current Five Year Plan, to position Shanghai as a world financial center.

Prime features include: a 24/7 Environment; Hyper-Active” Street Level; People-Places; Collaborative Space; World-Class Education Opportunities; a Connected City with direct transportation connections via rail and roads to central Shanghai; and Environmental Sustainability. The plan includes environmentally sustainable principles for the urban infrastructure as well as all buildings and related open space. The sustainable open space will provide opportunities for recreation and refreshment that includes numerous sporting activities, boating, meditation and socializing.

JIANGWAN NEW TOWNMASTER PLAN AND KEY AREA URBAN DESIGNShanghai, China

Officials in Shanghai have named Johnson Fain award winners in an internationally invited competition to design the Jiangwan New Town. Located on a former air base, the ten-square kilometer area of the new town is being developed for a community of 100,000 in order to relieve growth and redevelopment pressures in Shanghai. The proposed plan for the Jiangwan New Town is a synergistic blend of traditional and 21st century planning principles. The plan is made up of three neighborhoods: a high-density, mixed-use Sub Town Center to the south; a low-density residential neighborhood planned around a series of open spaces and lakes at the center and the Waterfront Development to the north consisting of a mix of mid and high-rise housing around a network of canals.

The three areas are integrated by an ecologically-balanced open space system which offers a variety of opportunities for live, work and recreation. The proposed open space system in conjunction with the road network seamlessly extends the existing fabric of the city into the new town. The plan emphasizes the principles of sustainable design and “transit-first” development setting new standards for the region.

The JinJiang River flows through ChengDu, the capital city of SiChuan, on its way south to the YangTze River. Once a thoroughfare of commerce, the river is now quiet and peaceful, with many relics of busy and sometimes turbulent history still in evidence. Previous plans for expansion of the city envisioned a rigid grid of urban development encasing the river in an engineered straitjacket. New goals expressed for the expansion included promoting tourism, protecting water quality, and environmental enhancement.

The plan defines the river corridor as the entire watershed of the JinJiang and proposes strict planning controls for water quality and environmental protection within the watershed. The plan proposes to divert the city’s growth from its southward course, turning it to the southwest to create a broad riparian corridor for tourism and environmental enhancement.

The broad river plain will contain restored wetlands and stream corridors to clean the runoff water for the new city development and create a bucolic rural environment for small towns, tourist attrac-tions, and luxury resorts. A series of new low dams is planned, recreating the ancient water control system used to render the river navigable as the basis for creating a new river-oriented recreational and tourist resource.

China’s remarkable and continuing growth in economic output, population and development is the global success story of the late twentieth century. The City of Tianjin has participated substantially in this progress, and is poised for even greater growth as one of China’s primary urban regions—home to thriving industry, picturesque agriculture, and booming tourism. Not all of this growth and development has been beneficial. Some policies have led to negative consequences: unguided sprawl has swallowed up precious countryside; public works have altered waterways and degraded the natural environment; soil erosion has made farming difficult. This Conceptual Master Plan raises key concerns and offers recommendations regarding the complicated development situation facing officials in Tianjin, and proposes to counteract the historically negative impacts of development on a delicate eco-system through the full integration of restored wetlands, modernized farms and villages, and ecologically sensitive new towns.

The plan proposes an archipelago of urbanized “islands” within a network of restored wetlands, defined by topography and hydrology: watercourses and wetlands at the base, farm land the next level above, villages placed at slightly higher elevations for flood protection; this low-lying rural zone surrounds and buffers several “islands” at a higher elevation, holding new eco-towns.

XiChang is located adjacent to QiongHai Lake in a rural district of southern Sichuan Province. The city economy is focused on tourism, agriculture and mineral extraction. Historically, XiChang was an important stop on the ancient southern Silk Road. Its QiongHai Lake was one of China’s most beautiful and unspoiled lakes, and the surrounding LuShan Mountains are still preserved as a National Park. Over the last several decades, uncontrolled runoff from logging on the adjacent hills and poor farming practices on the upstream slopes had polluted and shrunk the once-pristine lake. The area had undergone little modern development as it was off limits to visitors. When the nearby military rocket launch facility was converted to civilian, satellite-related uses, the area opened to development. A high speed railway and national freeway are now under construction in the adjacent AnNing valley, bringing a surge in growth to the city. QiongHai Lake, the centerpiece of the city’s image and fame, was about to be overwhelmed by new development along its already highly compromised shores. The city plan did not recognize the potential of the rapidly growing tourism and recreation market to harm the lake environment, and addressed neither restoration of the lake nor maintaining the agricultural character and critical food production of the AnNing Valley.

The 40,000 hectares (98,842 acres) master plan proposes to redirect city growth to allow restoration of the lake’s environment and to optimize benefits of the lake. City growth is directed away from the lake and toward the economic attractions of the new freeway, high speed rail and airport transportation facilities. The high speed rail station is moved to the east side of the valley to allow the continuation of unimpeded agricultural production in the AnNing valley. A new north-south street network supports and contains this expansion on the east side of the valley. A subsidiary east-west network ties the old and new together. Strict controls on forestry and farming practices in the watershed are proposed to achieve the environmental restoration of the lake. The proposed management practices and techniques for restoring stream habitats as bio-diversity corridors, controlling water runoff speeds and filtering agricultural pollutants are the keys to retaining the environmental gains and restoring the scenic qualities that will make this area a favored eco-tourism destination. At the shoreline, a “final filter” system is proposed by re-creating the extensive wetlands that once lined the lake and supported a fabled fisheries industry and cuisine. To improve water quality and habitat conditions within the lake, the plan proposes to expand the surface area to approximate its recent historic size. The Dong River biodiversity corridor will form a buffer to stop city development now moving toward the lake and provide a major new park and waterscape for the city’s residents. Proposed new developments in the vicinity of the lake will be eco-tourism oriented villages and in small low density clusters held well away from the shoreline and focused instead on the new bays and inlets created by the lake’s expansion. The lake’s shoreline will be planted with new forest bands interspersed with open fields to retain the historic appearance of the lake. Pedestrian and bicycle paths inland from the wetlands will allow visitors to enjoy the lake.

By preserving the essential urban character of Nariman Point in Mumbai, building on its historic spatial and landscape traditions, and by combining social and cultural vitality with the region’s electronic connectedness, the Wadala Commercial Center will help to propel Mumbai to the next level of achievement for the Informational City of the 21st Century.

The plan is a developer-friendly framework that creates maximum value and flexibility to the planning authorities and significant flexibility to the individual project developer. At a floor area ratio of 4.0 the allowable building area is 4.4 million square meters; already, a million square meter development is under construction. The plan proposes transferable development rights from site to site so that authorities realize value from every square meter permitted; utilizing all development potential protects valuable open space.

The plan proposes predominately commercial office uses while also permitting residential development within the same zone. Active, pedestrian-serving uses are encouraged at ground and lower levels. At two key locations, the plan encourages business-serving hotels. A focused Retail Street is proposed in the westerly area of the plan. Overall, the plan proposes a balanced mix of land use: 63% commercial office; 18% residential; 7% hotel/hospitality; 6% retail/entertainment and 6% civic. The plan establishes a rich mix of parkland and open space, which preserves the mangrove forest and develops restorative “bio-swales”. A central park, similar to the famed Oval Maidan in southerly Mumbai, is supported by tree-lined boulevards and can be used for major exhibitions and cultural events. The block structure provides practical dimensions for the development of major commercial buildings

while providing convenient access for cars and enhanced walk-ability for pedestrians. The first ten meters of vertical space establishes a mixed-use zone for determining neighborhood character and is the ideal location for services – convenience, cultural, and civic. The plan promotes these activities by locating all buildings at the street edge; high-rise development must locate their podium levels at the street while “setting-back” from the street for a tower. The lower, podium levels of high-rise, set-back tower development are ideal spaces for entrepreneurial start-ups.

A strong street grid accommodates autos, streetcars, bicycles, and pedestrians, for internal circulation as well as providing access to local and regional transit. A potential monorail connection would provide easy access to the Bandra-Kurla commercial center and the airport.

In addition to incorporating sustainable principles and emerging trends of nature-based practices, the architecture will be modern, elegant, and highly variegated, reflecting an optimistic and progressive future.

MISSION BAY MASTER PLANSan Francisco, California

The Mission Bay Master Plan is a “transit-first” development in effect anchored by the Giants AT&T Park and new University of California San Francisco campus. The Mission Bay Plan draws upon San Francisco’s historical city fabric to establish its plan based upon Vioget’s 1839 San Francisco city block. The designers researched and studied the block structure of San Francisco and other cities throughout history to achieve optimum block dimensions. The result is a block structure which is small enough for ease of pedestrian flow, yet large enough for efficient economic development. Additionally, the block arrangement provides highly efficient utility distribution.

Mission Bay is an urban mixed-use neighborhood that integrates and enhances the City’s street framework and open space system. Because the plan builds upon previous investigations and recommendations, it was developed in a compressed time frame. Yet the results reflect the strongest assets of previous plans: orientation to water; integration of North and South of Channel development via series of open spaces which eventually lead to the water; location of lower elements at the water; build to property line - street walls; capture “Urban” Village sense of place; and maintain percentage of open space.

As the site is prominently located along the waterfront, the designers analyzed San Francisco and other notable city waterfronts in order to determine a block orientation which promotes view corridors to the Bay, as well as throughout the business district. UCSF is located at the heart of the plan playing a determinant role in the plan structure and distribution of land uses. The plan strives to integrate commercial, research & development, and university uses with a balanced mixture of residential development including affordable housing. The plan builds upon the third street light rail line and stations as well as the adjacent Cal Train Terminal. A framework of open space and landscape is a critical element of the plan and completes and enhances the “Waterfront Land Use Plan” of the Port of San Francisco.

The site is bounded on the east by a freeway, on the north by the China Basin Channel and elsewhere by the Bay shore. The street-grid from an immediately adjacent residential neighborhood to the south was extended northerly. This allowed a natural continuity of selected streets into the site. A major portion of the site is located in the flood plain of a major river which often floods. Incorporating both the river flood plain and an upland prairie, the plan marries town and country. A system of “island” towns has been designed to avoid building levees that are detrimental to the ecology and to downstream settlements. The areas between the islands are set aside for flood management, organic farming, teaching conservation, and environmental habitat restoration under the direction of university education and research programs.

The upland portion of the site is devoted to the Knowledge City core. An extensive greenway system in the Upland city connects to the open green spaces surrounding the islands and serves as connective tissue for walkways and bikeways and recreational activities.

The HemisFair Park Area Master Plan is a re-positioning of the 72-acre site adjacent to downtown San Antonio and its renowned Riverwalk. Since its use as the site for the 1968 San Antonio world’s fair, HemisFair has sat with unrealized potential for catalyzing new development at the core of America’s seventh largest city. The plan improves the quality and size of the public parks, introduces a mixed use concept to the area, and reconnects the site to the historic neighborhoods it adjoins. Focused at its core on approximately 27 acres owned by a consortium of private owners north of Broadway between the Los Angeles River and the Golden State Freeway, River Town proposes a new mixed use neighborhood with a balance of jobs and housing, accessible open space, neighborhood parks, festive plazas, retail and community services, and a sensitive relationship with the existing environment and communities.

The plan for these properties is integrally tied to public planning processes currently underway and other policies recently adopted that include the Cornfield Arroyo Seco Specific Plan (the City’s emerging plan to guide development in the area from Chinatown north to the Pasadena Freeway), as well as the Northeast Community Plan Update, the Los Angeles River Improvement Overlay, and Industrial Land Use Policy studies. The intensity of interest in the area speaks to the strong prospect that it is poised to receive the city’s next wave of urban growth. The plan supports a series of new City initiatives geared toward absorbing that future growth while maintaining local businesses and existing uses for the community. River Town defines a new mixed use urban village, recommends approaches for achieving neighborhood quality through appropriate distribution of uses and densities, and describes strategies for implementation that encourage productive development while providing an array of public benefits. The plan is based on principles of balance, in particular the balance between housing, employment, services, amenities, and environmental quality. Transit First: a mature transit network can best be nurtured through a distribution of development density in transit-served areas that ensures its use and policies that reduce automobile use. Connectivity: land use and urban design can be important tools in the “reunification” of east and west in this part of Los Angeles. Transitional Development: a Town Center with substantial density and significant building heights should be planned with ultimate respect toward the uses that surround it. Livable Streets: streets should be walkable, usable, positive contributors to the public realm; streetwalls should define street space clearly as public places. Sustainable Streetscapes: streets should play a living role in the environmental sustainability of the community. Flexible Development Strategies: public benefit will come from a flexible implementation program that allows for trading off sites where those benefits can best serve the community for development on other sites where intensity is best tolerated.

A “Land Use Bridge” One of the first principles for River Town is the principle of connectivity, expressed first through the issue of connective land use. To restore the severed communities the plan re-connects eastside with westside through a “bridge” of mixed uses more consistent with the urban fabric on either side.

Extension of the River Realm. The benefits of the improved river environment should extend beyond its banks and reach into the neighborhoods that adjoin it. These connections can be expressed as green fingers and view corridors, but may also serve a useful role in the management of stormwater retention and treatment.

A Cultural Necklace As historical legacy and as a product of the active communities within it, the area is rich with cultural landmarks and resources. As the point of origin of Los Angeles, this legacy should be highlighted and celebrated, and the resources connected to improve their accessibility and legibility.

Celebration of the River Frontage. Consistent with goals of the LA Master Plan and the LA River Improvement Overlay to enhance the quality of life along the river’s length, future development should be oriented toward the river frontage, respecting it, using it and, through urban design, helping to define it.

Solitaire Towers, located on the island of Taiwan in Taichung City, is a luxury condominium project consisting of two 41 story towers. Each floor contains two condominium homes that are approximately 3,125 square feet (290 square meters) in size, offering large balconies with views to the famous Taichung Metropolitan Opera House and other cultural and entertainment landmarks within the neighborhood. The two towers are connected at the top by a sky lounge—having spectacular views of the city—available to the residents for entertaining. The ground level of the towers offers generous and impressive gardens, tea room, salon, library, meeting rooms, and VIP rooms. On the third level there is a fitness and spa facility that includes a full size pool area, massage rooms, yoga area, and a 15 person state of the art screening theater.

The exterior shape and skin of the tower is a faceted glass system taking advantage of the abundant Taiwan sunlight. A market-rate rental project with a 20% affordable component, Met Lofts is the culmination of a CRA-led redevelopment effort to turn a once desolate city block of mostly surface parking into a vibrant mixed income residential community including affordable, senior, and family-oriented with physically challenged flats and town homes. Inspired by early 20th Century Modern and reflecting the industrial fabric of the existing neighborhood in which it is located, the eight-story boutique rental residence combines the visual arts into a fully integrated urban community and is downtown Los Angeles’ first all-new state-of-the-art urban loft building.

Designed by the renowned Los Angeles architectural firm Johnson Fain International, the concrete, steel and glass structure meets the street at all three frontages creating a strong urban fabric while enclosing a generously landscaped ‘urban room’ or courtyard. It is visually open on the south to other developments on the block, with views to the Los Angeles skyline beyond and to pedestrians and event goers along 11th street. A public art component, created by the art and design collaborative Electroland, capitalizes on the heavy foot traffic whose movement on an interactive electronic carpet is registered on the façade. The site features a generously landscaped courtyard, visually open to other developments on the block and to pedestrians on 11th and Flower Streets. The lofts range in size from 690 to 1,400 square feet in one- and two-bedroom configurations. Also available are 11 street-level live/work units and one studio apartment. Twenty percent of the eight-story residence is set aside for affordable housing units while above ground parking is located in an adjacent structure on Hope Street with direct access to residential units. Approximately 11,000 square feet of ground-level space is used for commercial retail. Residential units, ranging in size from 690 to 1,400 square, are laid out for proximity to the private courtyard garden, pool, and social areas, as well as to maximize views of downtowns dramatic skyline. Typical floor plates are 37,000 square feet attaining an overall efficiency of 87%.

Units are honest and true to loft environment. Characterized by the clean lines and the simplicity of classic modernism, each residence has large expanses of glass, high ceilings, open kitchens, exposed structural and mechanical systems, while connected to the modern via high-speed internet connections. Johnson Fain International has been commissioned by Farpoint Realty Indonesia to design VERDE II, a two-tower residential complex in the Golden Triangle of the capital city, Jakarta. The 32-story residential towers provide 303 loft-style luxury residences, featuring maid’s quarters and under-ground parking with direct elevator access. Art-filled galleries lead from the lobbies to elevators and ground-level amenities such as zero-edge swimming pool and terrace within two acres of tropi-cal gardens. Social amenities include a function space, screening room, business center, library and fitness center, plus skydecks and pavilions at roof level. Ground breaking occurred in late 2015.

Form, function, sustainability and connectivity will be merged in Century City Center; Los Angeles’ newest high-rise office building. Distinguishable on the skyline by its tapered and highly sculptured profile, the varying patterns of its glass skins will provide high identity to each floor. Every orientation of the building is designed to maximize office views, increase both natural light and comfort and minimize heat and energy consumption. Embracing the virtues of our Southern Californian climate and landscape, the dramatic two story lobby will be wrapped in floor-to-ceiling glass and outdoor paving materials and plantings will bring the plaza gardens directly into the building. The outdoor transit plaza will be a contemporary garden environment ringed with retail amenities and low-rise creative office space.

The 37-story tower provides approximately 700,000 square feet of corporate office space with supporting retail, dining and other amenities. The ground floor features state-of-the-art, private access screening rooms with the latest technologies. Two acres of gardens and courtyards cover the entire two-story parking structure. The Mobility Hub which will encourage Century City employees, residents and visitors to utilize public transit.

Century City Center will seek designation as a premier environmentally sustainable high-rise office building through Leadership in Energy and Environmental Design (LEED) – Platinum Certification. Century City Center will become only the sixth high-rise office building in North America to achieve LEED Platinum certification.

Johnson Fain designed Century City’s latest high-rise office building, MGM Tower, for Chicago-based JMB Realty Corp. The 704,000 square foot, class A building was the first major high-rise to be constructed in Los Angeles in more than a decade. To best suit the needs of the tenants, Johnson Fain has configured MGM Tower with large, flexible floor plates, dramatic glass corners and broad sides to take advantage of the views in all directions. This arrangement maximizes the perimeter, allowing for more exterior offices with direct sunlight and skyline views.

The 35-story building contains expanded floor plates of 25,000 square feet on the lower floors, while upper floors consist of approximately 20,000 square feet. Johnson Fain’s design resembles a dramatically curved window wall with triangular glass corners highlighted by a rich façade of glass and granite.

This significant high-rise tower is located at the geographic center of Century City at the intersection of Constellation Boulevard and Avenue of the Stars. The 38-story tower makes a strong urbanistic statement to focus the variety of shapes and finishes that make up Century City and reinforce the identity of the central intersection. Rather than creating a static building mass, each side varies in silhouette and transparency. From the outskirts of Century City, each directional view presents a different and dynamic composition. The building’s exterior skin is composed of various layers of green and golden granites, custom aluminum window frames, and variously tinted solar glass. Glass areas are delineated in both flat and broadly curved walls to increase the view potential and range of perimeter offices in the tower. At the ground plane, the major pedestrian entrance is located at the primary intersection. To the north is a generous motor court paved in granites and landscaped with a grove of pollarded sycamore trees.

A three-story arcade surrounds all sides of the main lobby, providing easy visibility into the building. Rear entry from the parking garage accommodating 1,400 cars is fully weather-protected with its own elevator core and convenience retail support.

Finishes in the public interior space are monumental and classic: sanded limestone walls, green pin-striped granite paving and black French marble for accents and door transoms. Special details are executed in brushed stainless steel and bronze.

Fox Plaza is a 34 story, granite and glass office tower with its innovative design originally conceived to establish identity for its owner. The 650,000 square foot tower provides a superior environment for corporate office and professional firms. Fox Plaza is a contemporary building, essentially designed as a prism, becoming lighter in detail and more reflective toward the top. It is clad in gray tinted glass and salmon-colored Finnish granite that is highly decorative at the entrance and the lower podium area. The faceted design gives the tower strong vertical presence and also makes possible 16 corner offices on most floors.

The two-story lobby is richly finished in salmon-colored granite with black, diamond shaped accents, reflecting the exterior appearance, as well as a granite floor and a barrel-vaulted, decorative, coffered ceiling. Fox Plaza is featured prominently in the 20th Century Fox production, “Die Hard”. Ten years after Fox Plaza became the premier address in Century City, new pedestrian canopies enhance its architectural image and plaza amenities. Counterbalancing cantilevers of specially-designed radial steel members allow the canopies to be supported by a single row of columns, minimizing the visual impact of the structure at ground level and promoting the free flow of pedestrian traffic. The columns are clad with polished red granite identical to that used in the adjacent tower. Suspending more than 11,000 square feet of glazing with countersunk stainless steel fasteners, the canopies “wings of glass” are an unprecedented frameless, planar installation. Design tolerances generated with Computer-Aided-Design, precise fabrication and installation set a new standard for technical achievement in horizontal glazing. Parking for tenants and guests of Fox Plaza is provided in a six-level parking structure containing 1,830 spaces, with enclosed access to the building via an escalator.

This corporate headquarters of 530,000 square feet occupies a prominent site at the northern end of Brand Boulevard near the 134 Freeway. The 21-story tower includes office space, private dining, cafeteria, auditorium and test kitchens with private and public garden spaces. A large portion of the site is devoted to open public space, including a 37,000 square foot plaza in front of the building. The plaza is designed in the tradition of European parterres -- ornamental garden areas with flowering beds and paths formed in geometric patterns. The building program prescribed general open office areas and private executive floors, each designed to showcase a prominent contemporary art collection of California artists. A consistency of warm finishes, natural palettes and focused exhibition lighting characterize the space. Assembly areas are also designed to provide multi-functional theatre, food and beverage testing, cooking, private conference dining, and public and private dining in the gardens. The adjoining parking structure is designed to complement the headquarters building, and accommodates 1,600 cars in seven parking levels.

RINCON CENTERSan Francisco, California

Rincon Center is a mixed-use urban project at the heart of San Francisco’s downtown. One block from the Bay, the complex incorporates the historic Rincon Postal Annex and occupies a full city block. The project comprises both the adaptive reuse of the existing Annex, public lobbies, food court, retail gallery, and office space, and the design for new construction of an outdoor plaza, ground level retail and restaurants, mid-rise office space, and two residential towers of 160 units each.

A primary design goal was to establish a clear circulation hierarchy, which provides a natural procession from each element to the next. Rincon Center’s primary movement diagram is cruciform in plan. This system allows penetration into the complex at each perimeter street, separates new and existing construction, and coheres the entire project. The new construction to the rear of the historic Annex is designed as an articulated concrete shell with a natural stone base, window configurations and cornices to complement the rhythms and finishes of the existing landmark. The two residential towers above are outwardly curved to create shared rather than competing views, and to orient the units to the Bay.

SCOTT JOHNSON, FAIA Design Partner

One of the most highly regarded architects in California, Scott Johnson is also one of the few architects who is well known to the general public and the design profession alike. A prolific designer of residential, commercial, institutional and tall building projects, a number of his best known designs have been widely published and have become local landmarks, including three high rise buildings in Century City, California, the Opus One and Byron Wineries in the Napa Valley and Santa Barbara County, respectively; Rincon Center in San Francisco, the Capitol Area East End Complex in Sacramento, and Museum Tower in Dallas.

Born in California and educated at Stanford University, the University of California at Berkeley and Harvard’s Graduate School of Design, Johnson worked variously at The Architects Collaborative in Cambridge, Massachusetts, the Los Angeles and San Francisco offices of Skidmore Owings Merrill and the office of Philip Johnson and John Burgee in New York City. For the latter firm, he served as Design Associate for some of Johnson Burgee’s most notable projects, including the Dade County Cultural Center, Houston’s Republic Bank Center, 33 Maiden Lane, 885 Third Avenue in New York City, and the Times Square Renewal project. During his tenure there, Scott Johnson also served as Assistant to Arthur Drexler in curating the “Three Skyscrapers” exhibition at the Museum of Modern Art in New York (1981).

Joining Pereira Associates in Los Angeles in 1983 as Principal and Design Director, he and William Fain acquired the firm now known as Johnson Fain International in 1988. As Director of Design, Mr. Johnson is responsible for the direction and quality of the firm’s architectural and interior design projects. Mr. Johnson has extensive experience in creative designs and design management for a wide range of educational, institutional and commercial projects. In addition to designing over 125 built projects in the past 30 years, Johnson has also taught and lectured at various universities. He was recently the Director of the Master of Architecture Programs at the University of Southern California’s School of Architecture.

He frequently writes and lectures on design and is the author of the recent book, Tall Building: Imagining the Skyscraper. He most recently authored a new book entitled Performative Skyscraper Tall Building Design Now and he is currently designing tall buildings in Asia and the US.

In 2008, he and his partner William H. Fain, Jr. received the Gold Medal from the American Institute of Architects / Los Angeles, their highest award for individuals as well as a Lifetime Achievement Award from the Los Angeles Chamber of Commerce. Scott is the Past President of the AIA | Los Angeles Chapter.

Mr. Fain is an architect and urban designer with an international reputation and a long list of professional honors. He is a native Californian who took degrees from UC Berkeley (B.A.) and Harvard’s Graduate School of Design (M.A.), also spending a term at Manchester University in England. Fain worked with Jacquelin T. Robertson as an urban designer in the Office of Midtown Planning & Development of New York City during the Lindsay administration. Continuing his work in the public sector, he served as senior architect and urban designer for the Boston Redevelopment Authority while at Harvard, and senior architect and urban designer for New Community Development Corporation in Washington, D.C. Later he joined Pereira Associates in 1980 as Director of Urban Design, and transitioned the firm to its current title since its inception in 1987. During his career, he has won two separate Fellowships from the National Endowment of the Arts and Humanities and was the recipient of a Rome Prize Fellowship at the American Academy in Rome, Italy. He has taught at Harvard University, the Southern California Institute of Architecture and the University of California at Berkeley. Mr. Fain has practiced architecture and urban planning for over 35 years. He is the managing partner and directs master planning and urban design for Johnson Fain, a firm of over 70 architects, planners and interior designers, headquartered in downtown Los Angeles. With extensive experience in urban design, community planning, downtown redevelopment and transit-oriented development, his career has focused on advancing the practice of urban design as a bridge between the public good and private benefit. His projects have won several national AIA and Progressive Architecture awards including Mission Bay in San Francisco, Beijing’s new Central Business District, the Greenways Plan for Los Angeles, and the American Indian Cultural Center in Oklahoma.

Abhijeet joined Johnson Fain in 1989 and is a Principal and Senior Project Manager. He has more than 20 years of experience in building design and project management. He is especially experienced in the design/build and fast-track procurement processes, in both the public and private sectors.

Abhijeet attended the Academy of Architecture in Bombay, where he earned his Bachelor degree. He earned his Master of Architecture degree from the University of Illinois Urbana-Champaign. He is a registered architect in the State of California and the Territory of Guam.

He is responsible for client relations, project scopes of work, team organization, project schedules and budgets, from project inception through occupancy of the completed building. The key to a successful project is “listening to your client’s expectation and realizing his or her vision”.

Wadala Commercial Center – “The Informational City” Master Plan | Mumbai, India. Building on historic traditions, the project will enhance Mumbai as an “informational city”. The plan features an office/residential center encouraging active, pedestrian-serving uses at ground level and a special Retail Street. The plan establishes a rich mix of parkland and open space, which preserves the mangrove forest and develops restorative “bio-swales”. Tree-lined, transit-friendly boulevards lead to a Central Park. In addition to incorporating sustainable principles, the architecture will be modern, elegant, and highly variegated, reflecting an optimistic and progressive future.

LeoPalace Resort | Manenggon Hills, Guam. Deputy Project Manager for this $2.4 billion, 1,300 acre destination resort including: 3,000 dwelling units, including single family homes, townhouses, duplexes and mid-rise condominiums, as well as three golf courses; a 200-room hotel, clubhouses for tennis, swimming and golf; an equestrian center; water park; and supporting ancillary buildings.

Aetna Resort | Napa Valley, CA. Johnson Fain completed the commission to provide master planning and design for the Aetna Resort. The project includes a new five-star resort, restaurant, winery, and golf club; all private with 18-holes of golf and 50 residential estates. The Aetna Preserve covers over 3,000 acres.

Museum Tower | Dallas, TX. The project is a 40-story high-rise condominium, providing 120 units in approximately 370,000 square feet, plus parking. Parking will be accommodated in three levels below grade, providing approximately 300 spaces. As Design Architect, Johnson Fain International provided architectural design services from conceptual design through the design development phase for the site, residential and parking components, plus design of the public lobby, elevator cabs and upper-floor circulation.

Runway @ Playa Vista | Los Angeles, CA. 500,000 square foot mixed use project in the heart of the Playa Vista Campus. 420 apartments, 220,000 square feet of upscale retail, 50,000 square feet “creative office” and 1,400 structured parking spaces. The project is designed to evoke to image of westside living, coastal communities, recreation, strong fashion awareness and a connection to the best new haute cuisine. The project is currently in construction and slated to open in late 2014.

Blossom Plaza | Los Angeles, CA. Ground breaking has taken place for Forest City Development’s BLOSSOM PLAZA, the a 1.4 acre mixed-use project in Downtown Los Angeles’ Chinatown neighborhood. Comprising 237 residential apartments including 100 affordable units, plus 18,000 square feet of neighborhood-serving retail, the project connects the METRO Gold Line Station to Broadway, Chinatown’s active “Main Street.” The project’s sustainable goal is LEED Gold.

LA Plaza | Los Angeles, CA. LA Plaza Cultura Village will be a burgeoning urban village sited to connect and extend the LA Plaza de Cultura y Artes Museum, The Pueblo, Olvera Street, and Nuestra Senora Reina de Los Angeles to the foot of Fort Moore in downtown Los Angeles. Combining ground level retail, food and beverage vending, cultural programming and residences in a wide array of formats. This mixed-use village has 300 multi-family units with over 20 percent affordable. The unit mix includes live | work lofts, studios, one, two and three bedroom family focused.

Metropolitan Lofts | Los Angeles, CA. A new live/work loft apartment complex with 274 units and 180,000 square-feet with an embedded parking structure. The 8-story concrete and corrugated steel clad building has large industrial framed windows, balconies, open kitchens and all natural interior finishes. Residential units are laid out for proximity to the private courtyard garden, pool, and social areas, as well as to maximize views to downtowns dramatic skyline. Among Met Lofts’ many features are a state-of-the-art health and fitness center, swimming pool with adjacent outdoor dining areas and barbecue, and 24-hour business center.

The BLOC | Los Angeles, CA. Repositioning an entire city block in downtown LA, will transform the 40 year old former Broadway Plaza into an international destination to lead the downtown LA renaissance. Bounded by 7th, 8th, Hope and Flower Streets The BLOC will include a state-of the art European Standard 478 room Sheraton hotel, a fully updated 250,000 square foot Macy’s Department Store, over 150,000 square feet of boutique retail and restaurants surrounding an open-air, multi-level public plaza, and a fully renovated 33-story, 700,000 square foot office tower with rooftop garden lounge.

Genentech Building 31 | South San Francisco, CA. Building 31 completes the three-building administrative complex at Genentech’s South San Francisco complex. This new five-story, 150,000 square-foot building houses approximately 495 administrative staff.

Genentech Building 32 | South San Francisco, CA. Building 32 is the first of a three-building complex that forms the administrative headquarters at Genentech. This new five-story, 125,000 square-foot building houses approximately 430 administrative staff.

Genentech Building 33 | South San Francisco, CA. Building 33 is the second phase of a three-building complex at Genentech’s South San Francisco campus. Located on a promontory overlooking the San Francisco Bay, Building 33 contains 128,000 square feet over five-levels and includes administrative offices and corporate support facilities for approximately 375 people. Located on the ground floor, a 300-seat cafeteria provides an ideal setting for employees and visitors to enjoy the unobstructed panoramic views of the bay.

Solano County Health and Social Services Building | Fairfield, CA. A new 3-story medical office building totaling 58,000 square feet as well as the renovation of the nearby 62,000 square foot facility. Johnson Fain’s scope of services include code analysis of existing building systems to determine required upgrades, development of a program for multiple building users, preparation of design documents to support phased construction, acting as the County’s representative during the bid phase, and performing construction administration. The new facility received LEED Silver certification.

American Indian Cultural Center | Oklahoma City, OK. Project Manager for a new museum and cultural center representing the entire range of tribal groups presently residing in Oklahoma. Programming includes a museum, dance and powwow grounds, and amphitheater as well as an artist “village” where traditional and non-traditional art forms are created in various media including a metal foundry.

CHUNYAN ZHANG Associate Principal, Urban Designer / Planner

Chunyan Zhang joined Johnson Fain in 2002 and is a Associate Principal in charge of China projects. With 28 years of experience in architecture and urban design, her knowledge of working with consultants and communicating with clients, has established Chunyan as a great coordinator between two different cultures. She is involved with client correspondence and management, from start to finish, and is responsible for the day-to-day development of the project.

Chunyan attended the Southeast University of NanJing, where she received her Bachelor’s of Architecture Degree. After 13 years of teaching at the Architectural School, XiaMen University in China, she went to the University of Southern California and received her Masters of Architecture degree. Since she joined Johnson Fain after graduating from USC, she has been involved into all the aspects of the China project in the office: business development, coordination with clients, projects’ management, and presentations.

Key Qualifications and Experience

Beijing World Trade Center | Beijing, China. This world-class mixed use project is located in the Central Business District of Beijing, China and is comprised of three major elements: Retail Space, approximately 50,000 gross square meters, 3 levels above grade and 1 level below. It will be located on both sides of Shang Wu Zhong Xin Dong Xi Street; a 5-star Luxury Hotel, approximately 40, 000 gross square meters, above grade, with a height restriction of 110 meters. It will be located on the northeast corner of the project site; and an Office Tower, approximately 40,000 gross square meters, above grade, with a height restriction of 110 meters. It will be located on the southeast corner of the project site. Parking will be located below- grade throughout the entire project site with major vehicular entry points off the 4th West Road.

International Financial Resource Center | Beijing, China. Johnson Fain was the first place winner in the International Financial Resource Center Design Competition. The Design takes advantage of its superb site location and its prestigious frontage on Jianguomenwai Boulevard. Inspired by the forms of the traditional Chinese lantern, a continuous and harmonious massing and building cladding emphasizes a sense of wholeness that visually unites the two separate site parcels. Two office towers at the east and West ends of the site, rise gracefully from the center of the project. The massing recedes to a lower level at the middle of the project along its longitudinal axis allowing for expansive views out of the two office towers. The west tower acts as an iconic gateway to the Central Business District along Jianguomenwai Boulevard. The taller East Tower is sited at the end of one of the major open space armatures of the Central Business District to take advantage of the views along this open-space corridor.

Chengdu Jin Jiang River Conceptual Master Plan | Chengdu, China. This study addresses 37 kilometers of the historic Jin Jiang River corridor in Chengdu, Sichuan Province, China. The Jin Jiang is part of the ancient Dujiangyan irrigation system, which was built over 2,000 years ago and is now classified as a UNESCO World Heritage Site. While this tremendous water resource created affluence and placed Chengdu in a prominent position throughout China’s long history, now it is threatened by expanding urbanization, both planned and unplanned, pollution, and water diversion upstream.

Guangzhou Master Plan | China. Johnson Fain won first place in the international design competition for a new master plan for Guangzhou in China. Planning strategies include, transformation from a uni-centered city to multi-centered; forming a new Central Business District exploiting the established south and easterly growth corridors; development of the University City and the Bio-island; and ecological preservation. The Plan will transform the Guangzhou Development Area from a purely industrial suburb into a regionally prominent, cohesive, eco-town that embraces sustainable development; offers multi-modal transit; and promotes a mixed-use, multi-centered, urban, live-work-learn-and-play environment.

CHUNYAN ZHANG Associate Principal, Urban Designer / Planner

Chengdu Long Quan Yi | Chengdu, China. Chengdu is a focus for the new western development policy. For two thousand years, the route from Chengdu out to the east has been through Long Quan Yi, the gate house on the emperors’ ancient postal route. The locates new rail and high speed rail, in-city transit and freeways and highways through the Long Quan district to support new international opportunities. A special advantage of Long Quan is the presence of the mountains; no other district in Chengdu has the range of choices for lifestyles, tourism and recreation afforded by the mountains and the peach orchard areas. Rural prosperity and “green” economic and development policies are the key to preserving and enhancing the countryside, and to providing the high quality organic food, tourist, recreation and housing choices for which Long Quan can be famous.

DreamWorks SKG DreamCenter Master Plan | Shanghai, China. Senior urban designer for overall development concepts of a new entertainment district on the HuangPu River in the XuHui area of Shanghai. The site was conceived as the public entertainment venue connected with DreamWorks Animation’s multi-part agreement with Chinese partners to develop media production facilities and entertainment outlets in China, of which the Shanghai location would be the first. The site is located at the westerly end of Shanghai’s designated Tourism Zone, approximately 9 kilometers south of The Bund. The approximately 33 hectares riverfront core of the DreamCenter site is a retail and entertainment center featuring a major water display, indoor botanical gardens, legitimate stage theaters, multiple cinemas including the world’s largest IMAX, a DreamWorks animation studio tour, waterfront restaurants on a “RiverWalk” style canal, hotel and retail uses. The DreamCenter entertainment core connects directly with the mixed use district to its west, with retail and entertainment uses extending along the major east-west avenues connecting with transit and five major blocks of office and residential uses. The total area at build-out is projected to contain approximately 2.25 million square meters of new development.

Gulin Regional Master Plan | Gulin, China. Gulin District is located within LuZhou County in China’s Sichuan Province. The Regional Master Plan commissioned encompasses a 3,100 square kilometer area in one of China’s most rural districts, which includes the entire 65 kilometer length of the Gulin River, and 70 kilometers of the Chishui River. After a 3 year process and a 1500 page final report, the Plan includes kilometer land use plans and design guidelines for Gulin, and several other town expansions, along with a comprehensive environmental overlay for the plan area. The Plan recognizes that smart water management is critical to future population growth as well as agriculture production, eco-tourism, whiskey production, and the emerging coal industry. The Master Plan focuses on public policies and strategic recommendations including land resources management guidelines; transportation systems; environmental guidelines for preservation and sustainability; and location of higher education programs, high-performance business centers, primary medical center, and service center for the tourism industry.

Jiangwan New Town, Master Plan and Key Area Urban Design | Shanghai, China. Located on a former air base, the ten square kilometer area of the new town is being developed for a community of 100,000 in order to relieve growth and redevelopment pressures in Shanghai. The proposed plan for the Jiangwan New Town is a synergistic blend of traditional and 21st century planning principles. The plan is made up of three neighborhoods: a high-density, mixed-use Sub Town Center to the south; a low-density residential neighborhood planned around a series of open spaces and lakes at the center and the Waterfront Development to the north consisting of a mix of mid and high-rise housing around a network of canals.

Qionghai Lake Area Master Plan | Xichang, China. XiChang is located in a rural district of southern Sichuan Province, with its economy focused on tourism, agriculture and mineral extraction. Its QiongHai Lake was one of China’s most beautiful and unspoiled lakes, and the surrounding LuShan Mountains are still preserved as a National Park. The Plan developed by Johnson Fain takes into account the rapidly growing tourism and recreation market and the potential harm to the lake environment if left unchecked. The Plan addresses a strategy for the restoration of the lake, while maintaining the agricultural character and critical food production of the AnNing Valley.

The LeoPalace Resort is a world class golf resort community on the island of Guam in the heart of Micronesia. Johnson Fain was commissioned to provide the master plan and architectural design for all elements of the 1300-acre site. This second-home, destination resort includes 3,000 dwellings, ranging from single family detached to duplex and condominium units. In addition, there is a 200-room luxury hotel with private cottage bungalows, conference facilities, a helipad and centrally located clubhouse for special exhibition, recreation and food service events.

The plan provides for extensive leisure-time and recreational amenities which include: 45 holes of golf designed by Jack Nicklaus and Arnold Palmer including a tournament course, driving range and putting greens; 20 tennis courts, including exhibition courts; clubhouses for tennis, golf and swimming; a SCUBA pool, Olympic swimming and diving pools; equestrian center; and facilities for baseball all integrated into the tropical landscape. The hotel, clubhouses and a retail center are grouped around an 8-acre lake to form a central resort village. The village retail center will provide essential goods and services for both residents and visitors.

THE MARRIOTT AT BALLPARK VILLAGESan Diego, California

Johnson Fain completed a master plan and architectural design of a mixed-use project in downtown San Diego, Ballpark Village, that includes 2,000 housing units, retail and parking. As a part of this project, Johnson Fain is designing a 2.1 million square foot Marriott Hotel to include hotel rooms, 175,000 square feet of meeting space, and a two-acre roof top garden with Hotel Sky lobby, all on a 3.5 acre site adjacent to Petco Park.

The hotel is a 1,922 key convention hotel located at the intersection of Park Boulevard and Imperial Avenue in the Ballpark mixed-use district of San Diego, California. Two 500’ tall hotel guest towers sit on a podium base that contain convention and event spaces along with hotel guest services and support.

The building design and architectural treatment emphasize its unique and wonderful location in San Diego and particularly the Ballpark Village. The interior plan layout orients to the outside taking advantage of the spectacular views, pleasant San Diego weather, and abundant natural light. The building materials palette consist of light colors and interesting textures that reflect the character of San Diego and Southern California. Building stone is sandy in color with accents that compliment the Petco Ballpark buildings nearby. Glazed areas of the project feature an insulated, low reflective, high performance glass that offers great transparency and high energy saving properties. Through the use of metal and glass panels of varying widths, the guest room towers are clad with a horizontally oriented pattern that provides a scale and interest that will be prominent on the San Diego Downtown skyline.

Central to the design is a publicly accessible pocket park at mid-block and large landscaped south-facing terraces which house a pool deck and outdoor dining. The hotel’s lobby is located on the second floor, preserving the ground floor for a continuation of street level retail. The second floor lobby acts as a bridge over the vehicular entry and has a lounge 20 feet above, that overlooks Spring Street and connects to the dining room and outdoor terrace bar to the south.

The Tower’s massing is a rectangle at the podium encompassing ground level, second floor and parking. Dramatically set back, the hotel floors rise and become sculpted as they are transformed to residential floors, providing a fractal crown on the skyline. The building’s skin is a flush combination of metal panels and glass of varying reflectivities and patterns. The tilted planes of the tower forms begin at the cornice level of adjacent historic buildings while the top breaks through the 150 foot district height limitation to capture views and establish a new scale and iconography in the historic neighborhood.

426 South Spring Street is the first proposed tower in the historic corridor, designed to accommodate a rich array of vertically-stacked mixed uses, and marks a new generation of urbanism in Los Angeles.

DOHA SHERATON HOTEL AND CONFERENCE CENTERDoha, Qatar, Arabian Gulf

The Doha Sheraton Hotel and Conference Center, in the capital city of the Arabian Gulf State of Qatar, has become the focal point of a major urban expansion program. Located on 100 acres of a newly created landfill totalling nearly 1,900 acres, the $130 million complex commands sweeping views of the city and the sea. Built around a dramatic 13-story atrium, the 16-story structure contains 430 guest rooms and a variety of restaurants and other public spaces. The dry climate, strong winds and extreme heat have influenced the design of the complex, with its spacious interior areas and circulation protected from the sun and high temperatures. The interiors blend contemporary elements with the established artistic heritage of Qatar. Johnson Fain designed all facets of the project including graphics, uniforms, china and other details to provide total unity of design. In addition to these projects, Johnson Fain also provided planning services for the New District of Doha. This includes the planning of the Diplomatic Area, a zone for the country’s embassies, and housing for the diplomatic community; the District Center, the commercial and office core of the New District; the Ministries Center, the Central Administrative Headquarters for the Government’s 17 ministries; the State Plaza; as well as the residential subdivisions for senior staff and intermediate staff housing, including over 2,000 housing units.

Taking clues from the resort’s 1880s Bernard Maybeck designed dining hall, the clubhouse features large exposed wood trusses, stone columns and fireplaces and oversized chandeliers. Unusual forms, inventive details and interesting array of materials provide the clubhouse and resort a distinctive and appropriate vernacular.

The clubhouse’s materials, structure and siting celebrate the historic golf course and the areas tranquility and beauty. Working with Johnson Fain, noted golf course designer, Tom Doak has meticulously restored the original nine-hole course, the oldest on the west coast.

The two story clubhouse offers a main dining hall, lounge, bar, pro- shop and locker rooms. These spaces are appointed with rich materials, custom details, natural finishes and luxurious furnishings.

SANDY LANE GOLF CLUB HOUSEGold Coast, Barbados

The 55,000 square foot Country Club at Sandy Lane sits majestically perched on the hillside of the tranquil West Coast of Barbados. The main entrance to the clubhouse is flanked by a natural cave which was exposed during grading. This feature has been embellished with lushly landscaped pond with lilies and papyrus. Nearly the entire exterior is dressed on varying scale bands of coral containing plaster interrupted by hand cleft courses of Portuguese limestone of varying height. The plaza is engaged by a modern porte-cochere offering protected entry to the clubhouse via a modern interpretation of an old sugar mill and dramatic views through the clubhouse and beyond to golf fairways, a lake and the great blue ocean beyond. The semi-formal plan is oriented along a North-South axis allowing flow through East-West breezes and focusing public spaces to the West overlooking 36 holes of Tom Fazio golf.

Linking administrative and sales spaces to the south and public spaces to the North is a lofty circulation arcade. The trabeated structure of the space is lined entirely with mahogany paneling and louvered clerestories allowing natural light to permeate. Louvered doors fully line the East façade which open on to richly/lushly planted landscaping and promoting the interaction of interior and exterior space. All administrative offices are elegantly appointed with travertine floors, coral plaster walls, and tray ceilings with low-voltage lighting throughout. For effect, the sales/board room floor is paved with an interwoven parquet of rich African mahogany and ebony. Located adjacent to the administrative offices is the private and luxuriously appointed Member’s Lounge. This space is ocular with curved glass doors and windows framing again, panoramic views of golf and natural beauty to the West.

Member’s have the luxury of a private bar, food service, plasma television as well as the opportunity to gaze at the awesome view. The ceilings are coffered with radial pattern of trays lined with custom design crown mouldings and also punched by low-voltage lighting. The Owner demanded beauty and quality throughout the clubhouse and the Member’s Locker areas are no exception. Travertine covers the floors and walls throughout shower and wet areas with marble shower benches and counter tops. Banks of rich mahogany lockers and benches are interspersed. Tucked away below grade and more or less out of sight are all the service spaces including storage, mechanical, electrical, plumbing, maintenance, laundry, employee lockers and facilities and services related to golf operations. Although theses spaces are very functional and well programmed, they are finished simply yet elegantly for durability and cost savings.

OPUS ONE WINERYOakville, California

The Opus One Winery, a joint venture of the Robert Mondavi Winery and Baron Philippe de Rothschild, is a unique collaboration between a renowned California vintner and a celebrated European Winemaker. The winery is set in 100 acres of vineyards in the heart of the Napa Valley, California’s preëminent wine-growing region. The unique, 70,000 square foot, low profile structure is concealed from view by a crescent-shaped berm which is landscaped in native grasses, shrubs and wildflowers. This earthen form blends into the backdrop of the hills and neighboring vineyards as it changes colors with the passing of the seasons. A landscaped approach to the front of the winery bisects the berm and leads to a turfed courtyard shaded by olive trees. The semicircular courtyard is surrounded by perimeter arcades which link public functions including spaces for reception, wine tasting, administrative offices, public relations and kitchen facilities. The lower level is exclusively devoted to winemaking. The space beneath the berm shelters the Grand Chai where first year barrels are on display, overlooked by the main tasting room. Other functions on this level include fermentation, barrel cleaning, barrel storage, bottling and delivery.

The building plan and section is organized to encourage “gravity flow” of the winemaking process, wherein grapes are delivered to the winery high and fermented and barreled low, such that there is a minimum of mechanical movement and disturbance of the wine. The winery has a 20,000 case capacity, with a potential expansion to 30,000 cases. Barrel room cooling is provided through a radiant cooling system embedded within the primarily concrete building structure. The typical exterior cladding is domestic limestone in two finishes including a rusticated finish for large panels developed originally for this project. Other materials include clear weathered California redwood, natural oak and stainless steel hardware.

RUNWAY ATPLAYA VISTA Los Angeles, California

Runway at Playa Vista is the new mixed-use commercial and social center of Playa Vista. Centrally located and abutting Jefferson Boulevard, the project was designed to contain Runway, an animated central “main street”. Along Runway are a wide array of retail anchors, in-line shops, and restaurants. Whole Foods and Cinemark complete the retail program which totals nearly 200,000 square feet. A central tower with elevators, escalators and a ground floor lanai lounge anchors the street and serves as a gateway between parking garage and the active streetscape. Three levels of creative office space totaling 30,000 square feet hover above the ground level with large expanses of glass and planted terraces that look onto the street.

Running north and south between Runway and Millennium Road is Town Center Drive, a short street lined with restaurants and cafes, widened sidewalks for outdoor dining and canopies and trellises for shade and weather protection. Above the retail are located 220 residential apartments with large windows, balconies and articulated walls animating the streets. Recreational courtyards serving the apartment residents sit atop the first retail floor.

At Jefferson Boulevard, a parking structure providing both self-park and valet service for up to 1,400 cars is located with direct grade access. Speed ramps and space detection systems provide easy access to desired parking levels. Enclosed, off-street freight and loading is located at each corner with grocer, pharmacy, theater and additional retail on the floors above.

Building materials include a wide range of familiar choices from many of Los Angeles’ well-known shopping streets: natural wood, plaster, panelized and corrugated metals, glass, tile, asphalt shingles, brick, composite-cement panels and natural concrete. Colors vary from neutral tones to bright accent colors. Glass is maximized to increase visibility and access to natural light. Landscape includes fountains, heritage trees, variegated paving and boardwalk systems. Canopies will mark entry-points and fire-pit/fountain surrounded lounge seating will anchor discreet gathering areas throughout the project.

Our vision for Blossom Plaza takes the best of the Chinatown District character—its culturally diverse 24-hour experimental nature —and offers both a highly active intersection of that culture and a gateway to the broader district. The character, scale and eclectic ground plane uses will all serve to ignite a vibrant and culturally rich pedestrian experience, with a highly porous and public ground-plane that includes a Cultural Plaza. The vision will resonate with a wide range of users—from local shoppers to game-day visitors to residents and international tourists to workers in the downtown central business district--offering a unique collective experience.

Chinatown’s new Blossom Plaza is a highly accessible and pedestrian-friendly network of public open spaces linking the METRO Gold Line Station to Broadway, Chinatown’s “Main Street.” Retail and food & beverage tenants, consisting of 20,000 square feet, line the ground level, animating the Broadway frontage as well as the pedestrian concourse east to west. Two hundred and sixteen urban apartments are located above the mixed-use podium, while 21 ground-level townhouse style apartments populate the College Street frontage.

At the foot of the Gold Line Station and facing south, a large plaza is designed to accommodate public neighborhood events. Paving is marked by patterns which reflect historic Chinese geometries culminating in the plaza. A wide grand staircase leads from College Street up to the Plaza re-enforcing pedestrian connectivity in the neighborhood.

The residential buildings above grade consist of four story structures over one level of retail at the ground level, resulting in a total height of five stories above Broadway. This maximizes sunlight and natural ventilation into the project and reduces the impact of the buildings’ height and bulk on this low-rise neighborhood, while allowing the residential units to be constructed in a cost-effective Type V configuration. All parking is conveniently located below-grade in a three-level structure, providing a total of 449 spaces of which 175 spaces will be dedicated to METRO use.

The architecture of Blossom Plaza, while contemporary, will be defined by shaped and color panels drawing inspiration from the signature elements of traditional Chinese architecture. A wide range of environmental building and site/construction strategies will target the project for LEED Gold certification. Construction began in 2013 and the project will open in May 2016.

LA Plaza Cultura Village will be a burgeoning urban village sited to connect and extend the LA Plaza de Cultura y Artes Museum, The Pueblo, Olvera Street, and Nuestra Senora Reina de Los Angeles to the foot of Fort Moore in downtown Los Angeles. Combining ground level retail, food and beverage vending, cultural programming and residences in a wide array of formats, the new development will fortify the historic center of Los Angeles and bring together for the first time the Past, Present, and Future of LA Plaza – “Pasado, Presente, Futuro”. Recalling the paseos and courtyards of historic and contemporary Mexican and Mexican American enclaves, Nuevo Paseo will thread public open space throughout the two blocks of development and emphasize the ground plane as market and gathering space for residents and visitors. Recalling the early presence of the grand Zanja Madre which brought life to the original Pueblo, runnels, fountains and water events will enliven the paseo. This mixed-use village has 300 multi-family units with 20 percent affordable. The unit mix includes live | work lofts, studios, one, two and three bedroom family focused. State-of-the-art amenities include a fitness center, pool, dog park and community lounge.

Johnson Fain is working with the American Indian Cultural Center and Educational Authority of the state of Oklahoma on a Museum and Cultural Center, representing 39 federally recognized Native American tribes. The mission of the American Indian Cultural Center is the study, production, and celebration of Native American culture.

The project includes a Cultural Center, Museum, Native American Artist Colony with Galleries, Communications Center with Language and Broadcast Center, 200-room Lodge and Tribal Council facilities, 200 acres of Interpretive Landscaping, Dance Grounds, and outdoor Amphitheater.

The 125,000 square foot Cultural Center and Museum is a building of the earth integrated into the large rising spiral mound at the heart of the site. A large prismatic glass Hall of The People is the meeting place for the many tribes making up Oklahoma’s rich Native American heritage and the starting place for the visitor to begin his or her journey through the rich story of Native American culture and history. On the North Canadian River at the northern edge of the site are the Arts Marketplace, Lodge Hotel, and Council Hall. Site Planning and Landscape concepts are designed to express landscapes that influenced patterns of Native American habitation and culture, as well to express program through form.

Themes of Encampment, the Woodlands, River, and Plains landscapes of Oklahoma’s Native American tribes, are woven into the site plan concept, restoring the site’s environment and sustainability. A large circular area towards the southwest portion of the site provides for pow-wows, dances, gathering and periodic encampment on a grand scale. Woodlands at the southern portion of the site house an RV Park, organized into circular encampments.
