PLAYING THE MATCHMAKER is one of the best aspects of being a real estate agent. The ‘buzz’ you get when you help match the best buyer with the best seller, the perfect house sold to the perfect buyer, is nothing short of amazing. But it’s a lot of hard work, time and skill to make it happen.

Discovering the right house, finding the right buyer, is mostly about asking better questions that get to the the root of what is driving the move - the motivation.

Delving deep helps to explain what are the non-negotiables versus those that are more flexible. Like being close to transport or schools because there is only one driver in the family, or having a separate guest area/bedroom with it’s own bathroom because a parent is also moving in.

Understanding what is motivating people to move can also explain why the market is the way it is.

Right now, there is a fair amount of speculation surrounding what is

happening in the market, but if you take a step back and look closely at what is motivating these moves, it makes sense.

For example, we are seeing more investors than usual in the market place at the moment. Many of them are local investors who want to invest into Camp Hill because growth is stable and consistent, it’s close to just about everything and the types of people who want to rent/live in Camp Hill make for great tenants. In other words - it’s a safer investment than something a little cheaper but further out from town that attracts a different tenant demographic.

We are also seeing a decent number of families upgrading to

Camp Hill homes. Many of them are taking advantage of the lower interest rates to leverage up but most of them are moving because they have outgrown their previous home and with children starting high school nearer the city, it’s time to make the move. In many instances they are OK with smaller sized blocks of land so long as the house provides ample living space and good separation, as a parent of two teenage boys I can understand why!

Each of our individual circumstances is unique which is why we all move for different reasons. As for me, I love playing the matchmaker, I love seeing that look and hearing those “aahhhs” when we cross the threshold of the
