ZONING: PUD in Pooler, GA which allows for maximum zoning flexibility including townhomes, commercial, and warehouse/distribution. However, Pooler has chosen to only honor the underlying PUD-Commercial zoning on the site.
LOCATION: The parcel is ideally located on Jimmy DeLoach Parkway – about halfway between its intersections with I-95 to the east (3.8 miles) and Highway 80 to the west (3.3 miles). Jimmy DeLoach is planned to be extended all the way to I-16 to accommodate the continued growth of the Port, along with intersection improvements at the I-95/I-16 interchange as well as the widening of I-16 almost all the way to Statesboro.
DESCRIPTION: This site consists of 30.001 acres -- all of which are located in a Flood Zone X – which is NOT a special flood zone area. A review of existing topo and National Wetlands Inventory (NWI) data indicates there may be no wetlands on site but this needs to be confirmed via a U. S. Army Corps of Engineers delineation/verification.
ROAD ACCESS: The site is directly accessed from Jimmy DeLoach Parkway.
UTILITIES: All utilities are to the site are along Jimmy DeLoach Parkway.
OPPORTUNITY: As the Port of Savannah continues to set records for the movement of containers in and out of the Port and continues to complete projects like the Last Mile, which allow trucks both entering and departing the ports to get right on Jimmy DeLoach Parkway, this area will see both continued and accelerated interest for a host of port-related activities. While warehouse/distribution is an obvious use for this site, Pooler believes the site should be used as presently zoned for PUD-Commercial uses. In this regard, the site would be well-suited for a truck-related service facility with supporting services such as food, repairs, retail, and diesel/gas – such as represented by facilities like Wilco, Flying J, and Pilot. It is believed Pooler will require 100’ buffers from the existing Hunt Club subdivision.
