Answer phone calls/ e-mails from tenants and facilitate maintenance calls with vendors Dispatch maintenance work orders to the appropriate vendor depending on type of
maintenance that is required Assist Broker and Property Manager with Sales related maintenance and facilitate work orders Assist Broker with capital improvement maintenance and get all required bids and estimates Assist Property Manager with move-in and move-out related maintenance issues Facilitate pre-move-in cleaning with cleaning company to ensure rentals are move in ready Facilitate Spring and Winter HVAC maintenance for rental properties to ensure functionality
of the HVAC systems Follow up with vendors to ensure maintenance work orders are completed promptly Input all maintenance request orders into the Blue Folder tracking software Mediate any maintenance disputes or questions with property owners or tenants Assist outside agencies, such as, HOC, City of Rockville, City of Gaithersburg with access to
rental properties for annual, license or code enforcement inspections. Other maintenance projects as given by Broker Community Manager for a 61 unit Townhome Community in Silver Spring, MD Attend monthly meeting with Board of Directors and discuss community projects Facilitate all vendors, such as, landscaping, tree vendor, concrete, cleaning company, snow
removal, etc. Prepare annual taxes and annual audit with community auditor Transfer delinquent accounts to the community attorney’s office for collections Prepare all communications and letters for the community Answer all inquiries from homeowners of the community Perform annual architectural inspections (2) of the homes in the community. Take pictures of
the violations and prepare violation notices to be sent to the homeowners Obtain and provide all annual contracts for vendors on an annual or bi-annual basis to the
board of directors for approval Prepare annual budget for the community and facilitate the Annual Meeting of the community
in December Facilitate payment coupon books that are sent to the homeowners for payment of HOA fees Other duties include assisting other staff members with other duties as assigned
