For 2017, we are anticipating
another robust resale market
fueled by the sustained wave of
migrating buyers from
metropolitan Toronto to the
Durham Region. Pressure from
the first time buyer sector
continues to push up our
average resale home price,
despite recent CMHC
restrictions. With interest rates
expected to remain low, the
economics of supply and
demand will play the starring
role in how early our vibrant
spring housing market begins.
As our local demographic
evolves through the influences
of the 407, improvements to the
GO transportation
infrastructure, dynamic post
secondary education choices and
expanding service and
manufacturing quadrants, so too
will our real estate climate. We
predict the gap in pricing
between the Durham Region
and the rest of the GTA will
align appropriately this year as
families seek out our fair
neighbourhoods to the east for
our larger yards, greener
landscapes and safer
communities, choosing the
Durham Region over the other
areas to establish their family
roots.

Remember that the typical time
gap from point of sale to start
of construction of a single
detached home is 6 to 12
months.
Limited available land will keep
the supply of new construction
in our area low, causing new
home prices to increase due to
growing demand. Still, new
construction prices will remain
significantly lower than other
communities in the GTA. Our
area can expect to see between
1,300 and 1,600 new housing
starts for 2017 and between
1,150 and 1,500 for 2018.
Offering more square footage
at better prices, we will
continue to benefit from intra-
provincial migration.

Average overall selling price in Durham Region for November 2016 was $574,694 and the average detached home sold for $638,046.
Average overall selling price in Oshawa for November 2016 was $481,821 and the average detached home sold for $530,741.
Average overall selling price in Clarington for November 2016 was $516,823 and the average detached home sold for $568,956.
Average overall selling price in Whitby for November 2016 was $624,409 and the average detached home sold for $685,409.
Average overall selling price in Scugog for November 2016 was $577,663 and the average detached home sold for $580,170.
Out of all the municipalities in the GTA, Oshawa leads the way in growth, posting a 26% increase in the average house price, with the overall GTA average sitting at 13.6% increase and Toronto’s average at 12.1% increase. The average price of a detached home in Toronto is over $1million.

INDUSTRY STATS
Vacuum at least once a week and use a vacuum with a HEPA filter if possible. Mopping floors afterwards - even just with water - captures lingering dust and dirt.
Clean surfaces and wash linens at least twice a week to combat bacteria, viruses and allergens from spreading.
Keep your home vented appropriately. Use bathroom and kitchen exhaust fans. Bring in fresh air by cracking open windows or allow air exchange by opening front and back doors simultaneously for just a few minutes each day.
Change the air filters on your furnace and have ducts and chimneys cleaned. Annually service and clean your heat sources.
Control your home’s humidity. Too much humidity can be damaging and lead to mould; not enough and your home will dry out, as well as your sinuses! A healthy humidity level is between 40% and 55%. Invest in a hygrometer (these are relatively inexpensive) and monitor your home’s levels.
Repair leaks and drips that account for standing water in your home.
Go GREEN! Use live indoor plants to naturally purify your indoor air.
Encourage your family to wash their hands when they come home. Keep a bottle of hand sanitizer at your entry point.
