A cheerful visit to Pusat Jagaan Nur Hasanah
13 August 2016 20 of us went and visited Pusat
Jagaan Nur Hasanah on a sunny Saturday morning, with
The elderlies were very happy to see us, and the
caretakers En. Khairul and Pn. Mila gave us a warm
welcome to the home.
After a short introduction speech on the history of Pusat
Jagaan Nur Hasanah by En. Khairul, some of the old
folks were invited to the front to show us their singing
talent. We had amazing performances by Pakcik Gopal
and Pakcik Lin who sang with their heart and soul
beautiful Malay ballads .

Around 11am, volunteers were divided into 2 groups and took turns with playing interactive activities
Kotak Beracun up the home. By noon, hot lunch was served, followed by a
joyful dance session where all volunteers, old folks and caretakers participated in.
The visit ended shortly after 2pm, and we left with heartfelt and bittersweet goodbyes.
Located in Beranang, Pusat Jagaan Nur Hasanah is home to 17 Malaysian elderlies to date, who hailed from
various places such as Kuantan, Termeluh and Terengganu. Established in 2006, it used to be home to only
female occupants, but over the years, the house only accepts male elderlies who are without family, left
behind or chose to join them by their freewill. They shared with us interesting stories of their younger days
such as where they have worked and places

Introducing PT MKH
31 May 2016 MKH ventured into
the palm oil industry in 2008,
operating through PT Khaleda
Agroprima Malindo, Kalimantan

consistent image of our operations,
the thriving company has
successfully rebranded to PT Maju

A courageous act
Earlier in June, we received a Certificate of Appreciation from Kepolisian Negara Republik Indonesia
Daerah Kalimantan Timur for assisting in the arrest of illegal dealers found to be distributing illegal drugs
and alcohol in our plantation estates.
Our efforts in estate management was recognized two months ago in May, by the Provincial Government of

A great community player
PT MKH is greatly involved in the Plasma Programme, and our efforts were recognized by Pemerintah
Kabupaten Kutai Kartanegara in 2015 for being the Best Participation of the Plasma Programme.
What is Plasma Programme?
partnerships between plantation companies and their respective surrounding communities.
This programme is mutually beneficial to both members of local communities and plantation
companies. Locals who participate will benefit socially and economically from increasing incomes
and better welfare such as training and education in palm oil cultivation, while plantation companies
are able to enjoy steady supply of fresh fruit bunches at prices set by District Regional Government.

us can learn first-
health.
Sufficient rest and a nutritious diet is important for us as they are what provide our body and mind with
enough energy to run on throughout the day. Also, we should not overeat, and must try to exercise for at
least 30 minutes per day.

Words that can transform your life
Coined by performance coach David J. Pollay, The Law of
nonsense change your mood.
How often do you let garbage trucks run over you? Do not
let those people ruin your day always be in control of your life
by making room for good things and letting go of the bad.
Best leaders know they have to be ready for their next
meeting.
Best sales people know they have to be ready for their next
client.
Best parents know they have to be ready to greet their kids
with hugs & kisses, no matter how many garbage trucks they
might have faced that day.
A woman was waiting
for her flight at airport.
She bought a bag of cookies, found a nice seat
at the waiting lounge and took out her book.
She started to read and suddenly noticed that a
man sitting beside her, grabbing a cookie from
her bag. She just tried to ignore this.
So she munched cookies and at the same time
watched how the shameless cookie thief was
diminishing her stocks. She thought to herself:
Take a break!
WHY IS HE TAKING
MY COOKIE???
When only one cookie was left, she looked with interest and wondered what he would do.
He smiled, took the last cookie and broke it in half.
After her flight was called, the woman gathered her baggage and headed to gate. She took her seat in the plane, and
started to look for her book, which was almost complete. As she reached her baggage, she gasped with surprise, as
there was an unopened bag of cookies. A drea If my cookie bag is here, the other one

Say NO to Garbage Trucks!
Conclusion:
Successful people do not let Garbage Trucks take over their lives.
Life's too short to wake up in the morning with regrets.

How to NOT become a Garbage Truck (from pg 12)
is this real justice?
It is natural for us to return what we receive it is an instinct born within us as humans. When someone
treats you well, you feel happy and will be nice to them as well. But how would you feel when someone
bullies you, uses you, or insults you? Do you return the favour by being mean to them as well, or do you
walk away?
Here are a few tips to not let our emotions control our lives:-
1. Do not react immediately - wait before you reply.
f. Do not say or do something that you may regret!
g. Take a deep breath and stay calm remind yourself that the
anger is only temporary.
2. Find a healthy outlet.
a. Never bottle up your emotions but express in a
logical way.
b.
opinions. You might learn something new!
c. Write down your feelings on paper keep a diary!
d. Discharge anger through aggressive activities such
as kickboxing or exercising.
e. Meditate to clear your troubled mind.
4. Replace negative thoughts with positivity.
a. Negativity is an endless cycle so force it out of your
mind!
b. Replace negative thoughts by thinking about the ideal
solution to the problem, and act on how you can make
it happen.
3. See the bigger picture!
a. Be wise see past that moment of anger in any
situation. Every chapter in our lives, whether good or
bad, serves a higher purpose.
5. Forgive your emotional triggers let go of what made you angry.
a. When you forgive, you let go of the harsh feelings inside of
you.

Aggressive investors who wish to have an alternative to

price, MKH-WB will theoretically be worth RM1.31,
assuming zero premium to the mother share;
representing an even higher upside potential of 49.7%.
Whether or not the valuation will prove prescient,
earnings visibility is underpinned by its unbilled sales
value of RM827.7 million and the growing contribution
from its young palm profile with a weighted average age
of only 7 years.
In light of the slowdown in the property sector,
developers with a chunk of their sales in affordable
housing are expected to weather the storm much better
than those with high-end products, say analysts and real
estate consultants.
Among property developers listed on Bursa Malaysia
that are expected to chalk up healthy growth this year
are LBS Bina Group Bhd, MKH Bhd and Tambun Indah
Land Bhd.
MKH is touted as the biggest beneficiary of the Sg.
Buloh-Kajang MRT project as it has a foothold in the
Kajang-Semenyih corridor. Its low land cost in the
growing corridor will give it greater pricing flexibility,
thus enabling it to weather the current slowdown.
given its entrenched brand name in the Kajang-
Semenyih growth corridor and stronghold in the
affordable housing segment. This has placed the
company in an enviable position with property sales and
unbilled sales continuing to chalk up new highs.
Strong unbilled sales of RM828 million imply high
and a target price of RM3.20.
MKH told Bursa Malaysia today that its wholly-owned
subsidiary company, MKH Plantation Sdn Bhd, had today
entered into a sale and purchase agreement with
Ivakijaya Sdn Bhd (Ivakijaya) to acquire 6,975 ordinary
shares of Rp1 million (about RM306) each, equivalent to
75% equity interest in PT. Sawit Prima Sakti (PTSPS) for
a total cash consideration of RM15 million.
It is worth noting that MKH will also be undertaking
acquisition of 75% of PTSPS book debts, including 75%
n, which
portion with Hong Leong Bank Bhd.
PTSPS owns approximately 2,445.49-ha of oil palm
plantation land in East Kalimantan, Indonesia which is
strategically
15,942.6-ha oil palm plantation under PT. Maju
Kalimantan Hadapan, and it is 79% planted with oil palm
trees.
MKH said the land acquisition was to increase the
existing oil palm
plantation for potential future public listing purposes.
The group recognised that the oil palm plantation
business will provide long-term stable income for the
group.

the second quarter ended
March 31, 2016 rose over fivefold to RM55.38m or
13.2/share, from RM10.9m or 2.6 sen/share in the same
period a year ago mainly on better contributions from
2 divisions: property and construction, and plantation.
Quarterly revenue came in 40.3% higher at RM322.23m,
from 229.72m a year ago. No dividend was declared for
the current quarter under review, its bourse filing today
showed.
For 1HFY16, net profit rose 185% to RM116.95m and
revenue was almost 35% higher than last year at
RM437.35m. The improvement is seen in the YTD period
from the property and construction division from
ongoing development projects namely Hillpark Shah
Alam, Pelangi Heights, Kajang East, MKH Avenue, MKH
Boulevard, Saville @ Kajang, Pelangi Semenyih, Saville @
Cheras and Hillpark 3. There is also a project grant from
government amounting RM11.7m. As at March 31, locked-
in unbilled sales was at RM827.7m.
Meanwhile, its plantation division rose 3.7% in revenue
but recorded a pre-tax profit of RM36.8m as opposed
to a loss before tax of RM2.1m a year ago mainly due
to the inclusion of unrealized foreign exchange gain of
RM27m in the current YTD.
Going forward, better results are expected for financial
year ending Sept 30 2016 from the continued
recognition of profit from the locked-in sales of its
ongoing projects, and profit contribution from the
plantation as more palms are entering into maturity
stage, coupled with anticipation of an increase in crude
palm oil and palm kernel prices. MKH also targets a FFB
production of 415,000 MT for FY2016.
