The range of projects over 30 years, in type, scope, and uniqueness are diverse and numerous, so we have chosen a cross section to show the range of our expertise and the experience we have had with both common and one of a kind projects.

We are involved in all phases of a project’s life, beginning with visioning, pre-concept analysis, establishing land use policy, program development, concept design, architectural design and production, and construction administration.The depth of our knowledge and experience comes from two sources, 35 years of professional practice experience and our research-teaching practice experience in the University. Knowledge is expanded and deepened when we invent projects in an academic setting to ‘push limits’ of existing knowledge and challenge the conventions of practice.In addition to architectural design and city scale, urban design, JAG | ROTO services include strategic consulting to commercial clients, non-profit organizations, education and campus planning, planning and design of rural communities, and cultural conservation.

INTERIORSGenerally, the values and vision of a client are expressed symbolically and strategically in a total project. The exterior form and materiality of a building may be adapting to context, conforming to the internal functions, or responding to technical performance criteria, such as climate. Within the building, the considerations shift scales and purpose as they address how we live, learn, work, pray and play.

Urban design can be conceptualized as operating at the intersection of three disciplines: urban planning, architecture, and landscape architecture. In the context of a broad array of political, economic, social, and environmental forces of varying type and degree. The shaping of urban space and how it is inhabited and used is the primary focus. The impact of urban structures upon human health, behavior and thought is what is at stake.

CULTURAL PRESERVATIONRestore, renew, revitalizeWe have worked with endangered cultures and subcultures with a mission executed in phases. The first being, listening and learning, the second being, interacting with them creatively identifying the assets and resources, defining the problem and the variables, testing assumptions, and implementation. We have worked with individuals, families, and corporations with large landholdings to find alternatives to conventional land use and investment strategies to achieve long term visionary objectives.

HISTORIC PRESERVATIONPreserve RePurposeWe believe buildings like society should evolve and adapt. There is hidden value in resources, beauty and character in existing buildings that we bring out and maximize. Preserving history and repurposing buildings are inherently sustainable.

EDUCATION CONSULTANCYJAG | ROTO experience is unique, in this respect. Besides the experiences of conceiving, programming, and designing Educa-tion based projects, Mr. Rotondi was a founder of world renowned SCI-ARC in Los Angeles. The ‘hands on’ work as an Institution Architect, Leader, and Professor is unparalleled. Commissions to design new facilities begin with a thorough review of the education mission and curriculum of the existing institution to advise it’s leaders and faculty and then to analyze the space program to assess actual needs. On a longer time line and scale JAG | ROTO has been consulting with Education/Practice leaders in two foreign countries to develop new models for experimental education practices based on their current cultural traditions and practices.

ENVIRONMENTAL GRAPHICS/SIGNAGE - WAYFINDINGThis area of design consultancy is done with our chief design collaborator, world renowned trans-media artist/designer: April Greiman / Made in Space.Environmental wayfinding precedes signage and begins with providing architectural and spatial clues for people to orient themselves. Next, comes environmental graphics and signage. We provide full services in these areas and have a capability to work at any scale and in all media from print to motion. New companies and organizations sometimes commission us to create an entire identity system for them including web presence.

NON-PROFITSThe mission of non-profit organizations may vary but they often have a common purpose, they are ‘human change-agents’. They exist to bring about a change in individuals and society. Their product is the well being of people. Each non-profit organization is unique in their anatomy, their mission and institutional structures. A working environment that is both responsive and adaptable to change can amplify the mission, enhance the work flow, and inspire the beneficiaries.

An existing 1 million SF mall on a 3 million SF site will be expanded with amission to be a catalyst for ‘urban growth.’ Its uses will model on a city center with a richly detailed and full program bracketed by commerce and contemplative (mosques, gardens) uses with a central pivotal activity being education and research. ‘Visual Theming’ will synchronize with ‘programmatic theming’ with 4 general categories of use, production, distribution, consumption and education. The investment strategy is to grow the project in a deliberate way, balancing social and financial models, not merely develop it fast.

On 135 acres of spring fed farmland JAG | ROTO Architects is creating an alternative to the conventional housing subdivisions. This project’s intentions are preservation of open space, enhancement of the watershed, and creation of a community of mixed socioeconomic conditions achievedwith the design of site specific dwellings and structures whose density andmassing would complement the character of their place and the forms of the natural landscape. It is zoned incorporating the existing natural components of the land, as well as those to be reclaimed, such as the currently drained wetlands. Our work plan identifies sources of pre-development funding and strategies for habitat conservation and conservation easement investment incentives.

Can an urban industrial site become an active part of the city, socially, culturally and economically? Urban public space, parkways, botanical research and urban farms will fill the interstitial spaces.

JAG | ROTO Architects worked with Vogt Industries on a new master plan to create the Vogt Industrial Commons in Louisville, Kentucky. On the 50 acre industrial site with a variety of buildings (1 M SF under roof) ranging from early 1900s warehouse and production spaces to more modern buildings outfitted with 30-60 ton cranes for heavy lifting, JAG | ROTOArchitects addresses the post-industrial transition and the potential for renewal and growth as a problem common to underutilized and undervalued urban sites.

In contrast to the trends of demolition and erasure, the site, rich both in physical memory and cultural history, is being treated as an asset both to the neighborhood and to the city - as an incubator city, a post-industrial commons, and a community for the development of the Arts, Sciences, and Humanities, co-inhabiting with light manufacturing and botanicalresearch and organic agrarian housing. It engages in both pure and applied research under the umbrella of a public-private partnershipbetween private business, civic arts, government and universities.

This project is located adjacent to the Chinese Theater in Hollywood, an iconic building and symbol of a time when Hollywood Boulevard was filled with crowds going to the movies, shopping, dining, and walking.

Our goal was to complete the western end of Hollywood Boulevard where the majority of activity takes place, to make the space deferential to the existing landmark, and to give locals and tourists a reason to stay longer than they usually do. Urbanistically, the multi-leveled public spaces will enhance and amplify the street life as it ascends to the roof plaza.

The interior is a continuous circuit of movement culminating in a public plaza on the roof. The interior will be a narrative of historical and contemporary people captured in ‘wax portraits’.

Warehouse-C is a private warehouse with a public rooftop promenade. It is 200 meters long, 25 meters wide and an average of 22 meters high, dimensions comparable to a super tanker.

It is organized in 3 essential parts: a two level private warehouse on the bottom for dry goods distribution from ship to city, a public garden on its roof and a 20 meter diameter spherical exhibition hall. The roof scape, a new elevated ground floor plane, provides a public link between the new ferry terminal and retail elements on the new wharf and the center of the city. The garden is a present day version of the traditional “dry” gardens of Tokyo, and serves as the main public space on the wharf.

In the city of Tianjin we are developing concepts for a 220 room luxury business hotel and executive conference center. This hotel will be a part of a greater development of residential towers anchoring the southwest sector of the city’s Redevelopment zone. The hotel will have 2 restaurants and a large banquet hall, Spa services, executive business center and office suites in a base 4 story structure upon which will sit a 25 story tower of rooms.

A unique aspect of this development will be how it incorporates endangered historical buildings eliminating their imminent demolition and providing the citizenry with extraordinary spaces for the entry hall and the banquet hall.

This will be a 5 star hotel when complete in 2014.

The building is the gateway to the campus, serving as a landmark expressing the new growth of this historical school. It is one of the Historic African-American Universities.

The building is organized in 2 parts. The first part houses the Cultural Center archives and exhibition area (memory). The Cultural Center and the School of Architecture share a state of the art presentation theatre which can support lectures, music, and virtual scenario planning of urban strategies. A bridge connects it to the second part, a long body which houses the College of Architecture and Art (laboratory), which is organized over 3 floors bifurcated by a continuous canyon.

This is the social exchange zone that is critical to the success of a creative community. The communal life of the school occurs in the 450 ft. long zone. The building is a concrete structure with brick and glass and steel cladding.

The Pacoima Neighborhood City Hall will provide municipal outreach and create a grand public space for the citizens. The new complex will support the neighborhood with city services and a district council office, serve the expanding commercial district, provide civic spaces for community participation in governance and recreation, and offer additional neighborhood parking.

The building mass, placed along the two perimeter streets, is configured to shape an large interior courtyard, a communal public space intended to be used by all ages on a daily basis. The buildings transparency is symbolic and practical. All of the interior has natural light throughout the day. Roof overhangs and vertical screen walls are calibrated to modulate and balance the daylight throughout the day. The literal transparency and lightness isintended to symbolize a more accessible City government, as requested in the original project brief.

It consists of a building complex, public plaza +gardens with an outdoor cinema, and subterranean parking. The project is LEED certified.

Ari Bhöd’s mission is to preserve and transmit the priceless legacy of the ancient Tibetan Nyingma lineage tradition, a sacred culture of peace that has been kept vital and effective through more than fifty generations of lifelong practitioners and lineage masters.

Ari Bhöd’s retreat center, Pema Drawa, is located on 475 acres in the peaceful mountains of Tehachapi, California. Working in close collaborationwith Lama Chödak Gyatso, we have completed a master land plan for the entire site, which will guide development of a Retreat Center and Monastery. The centerpiece will be Zangdok Palri, a highly symbolic and intricately detailed Mandala representing the enlightened qualities of Guru Padmasambhava, the master who brought Buddhism to Tibet in the ninth century. The initial stages for constructing this Mandala, as a centuries-lasting, four-story monument dedicated to global peace and harmony has already begun, under the direction of the Lama Gyatso. Zangdok Palri USA, when realized to scale it will reach ninety feet in height. It will preserve and sustain traditional Tibetan artistic and sacred architectural traditions within the rigorous design demands of Western building codes.

The 100,000 Stupas site, nestled in the Santa Cruz Mountains in Central California at the Land of Medicine Buddha, is a five-acre hilltop meadow within a 400-acre property. A stupa is the architectural manifestation of the Buddha’s awakened mind and represents the Buddhist path to enlightenment. It embodies significant religious symbolism, empowered through a consecration ceremony. In our design, the central stupa will be a square approximately 108 feet on each side and 54 feet high, surrounded by 99,999 stupas of various sizes placed on a terraced pyramid inspired by the Borobudur temple complex in Indonesia. A favorite, sacred site of Lama Zopa, the 6,500 square foot interior of the pyramid will house a 24 foot tall Maitreya Buddha statue. Sinte Gleska University, the oldest tribal university in the Americas, was founded forty years ago in Rosebud, South Dakota. This strategic and master plan for an entirely new campus on a prairie adjacent to a lake served the tribe in several ways. It expanded and renewed their university and curriculum. stimulated economic development, and it was a catalyst for a process of restoring their traditional culture. Multiple buildings were planned and three of which have been built.

The campus planning and site design were informed by spatial and formal characteristics of the Lakota universal model and Lakota numerology. The campus plan and buildings were designed to be a teaching landscape.

A National Historic Monument, the Los Angeles Memorial Coliseum suffered serious damage in the Northridge Earthquake of 1994. JAG | ROTO Architects worked as the preservation architects, providing complete photographic documentation and key plans of the post-quake damage.

JAG | ROTO Architects served as historic preservation architect for the adaptive use and complete rehabilitation of the 530,100-square-foot historic Old Broadway Building, originally built in 1914, in downtown Los Angeles. JAG | ROTO’s first responsibility was to document the historic features of the building and produce a existing condition survey of the building and providing the design team with the knowledge of the buildingspotential and restrictions to adapt the building to its new use as a Stateoffice building.

We provided the preservation design, detailing and construction monitering to conform to the Secretary of Interior’s Standards for historic building rehabilitation.

JAG | ROTO Architects assisted Johnson Fain Partners in the transformationof the historic, vacant Terminal Annex Post Office building in downtown Los Angeles near Union Station, Olvera Street and China Town into “INFOMART”,a high-technology complex. JAG|ROTO inspected, surveyed and documentedthe existing conditions of the building to provide the knowledge to convert the building to its new use and maintain the historic character. The project funding was possible through maintaining the historic features of the building so that the developers could receive a $4 million historic preservationtax credit. The project received numerous design awards from the LA Conservancy and the California Preservation Foundation.

HISTORIC PRESERVATIONSAN DIMAS HOTEL (Walker House) . San Dimas . California

Walker House was originally designed as a hotel by Joseph Cather Newsom in the Queen Anne style and completed in 1887. The Walker family inhabited the house from 1889 until the 1970’s when it was placed onthe National Register of Historic Places. The City of San Dimas, the current owner, acquired it in 1997 after it was deteriorating and set vacant for many years due to earthquake damage. The approximately 10,550 square foot building has two stories, plus a small basement and an attic. There are fourteen fireplaces and seven chimneys in the house.

JAG | ROTO rehabilitated the building to the Secretary of the Interior Standards, as well as improved the commercial kitchen facility for a newrestaurant. The design included a complete seismic rehabilitation, ADAupgrades including the addition of an elevator, and new ramps to provide access to all levels, offices, art-gallery and meeting spaces. The scope also included the design of a garden with a patio and trellis suitable for outdoor dining and special events.

JAG | ROTO was the recipient of many awards including the Los Angeles Conservancy and obtained a historic tax credit.

Generally, the values and vision of a client are expressed symbolically and stra-tegically in a total project. The exterior form and materiality of a building may be adapting to context, conforming to the internal functions, or responding to technical performance criteria, such as climate. Within the building, the considerations shift scales and purpose as they address how we live, learn, work, pray and play.

We were asked to make an arts/events site landmark for the Brewery. One of the clients was a builder and the other was a breeder and trainer of show dogs, and active in the Los Angeles arts community. The house functions as a residence, art gallery and show dog kennel.

To reflect the site, an industrial area in Los Angeles, the client requested an urban industrial exterior with a domestic, warm interior with both grand and intimate spaces. Built with materials from the owners’ salvage yard, the new building ‘grows out’ of the existing one. There are gardens at ground levels, with patios, decks and plants at the upper levels. Two cylindrical tanks (for-merly used for gasoline storage) were modified to create a swimming pool that also reflects the downtown skyline, and the other as a room within and a belvedere above, where the geography of Los Angeles is visible for 360.

Our client’s brief was outwardly contradictory: a house that feels traditional but looks contemporary, a large, light-filled house with an intimate feel, and a house with continuous inner spaces but also distinguishable areas. The house, in a semi-rural part of New Jersey, is sited on a knoll that is both forest and field.

Our design maximizes the views and experience of the surrounding landscape. Although many activities require distinctly bounded areas, the interior is fluid and contiguous, with one space transitioning seamlessly into another throughout. All the main areas are easily accessible to exterior spaces including decks, patio, porch, garden and pool.
