For years now, Clark County has seen appreciating home prices due to low supply, increased demand, and low interest rates. 2017 is likely to be no different than recent years. Yes, they are staged. Yes, they look like something out of a Norman Rockwell painting. Yes, the smell of chocolate chip cookies that wafts through the air tantalizing your olfactory nerve with savory imag-

es of your grandmother’s house when you were just a child is executed with the utmost intent.

It is, after all, an Open House.Setting aside for a moment the ham-fisted efforts of the

well-intentioned real estate agent to create the ideal home (“cue the deer!”), there are some valuable reasons to attend (or to host) an Open House when you’re in the market to buy (or to sell) a home.

First and foremost, viewing an Open House gives you the opportunity to see a piece of real estate as a home as opposed to merely a house. The ability to visualize a house as a home can be challenging when you are looking at nothing more than an empty shell of brick and mortar. Touring a home that has been properly staged with furniture, decorations (and, yes, the intoxicating smell of freshly baked cookies) allows a would-be buyer to fully appreciate the look and feel of a ‘fin-ished product’.

Although a buyer’s agent is an invaluable resource in assisting buyers in fine-tuning their ‘needs and wants’ list, attending an open house (along with your agent) offers the opportunity to talk with the agent who represents that spe-cific home. The listing agent will often times have insight on the history of the home, the pros and cons of the neigh-borhood and other nuances about the specific property that other industry professionals may not be privy to.

It has been my experience that many potential buyers be-lieve they have a firm idea of the amenities they are looking for in a new home: bedroom count, big backyard, close free-way access, granite countertops, ‘master on the main’, bonus room, etc. That said, it’s hard to know what specifics you want if you don’t even know they exist. Touring an Open House – even if it is not exactly the home you’re looking for (location, bedroom count, school district, etc) – can introduce you to new ideas, concepts and other advancements that you may want to incorporate as part of your search.

Lastly, if the Open House is in your neighborhood and hap-pens to be your next door neighbor, it will give you a chance to (legally) tour their home when they’re not there and finally put to rest whether or not they still have those hedge clippers that I know I loaned him last summer but he claims he returned them to me. Hmpff.
