    Congratulations toTangia Miles!

Last fall, the New York Attorney General suedWells Fargo &for the second time!'for failing to reviewhomeowners modification applications. The AGdescribed Wells Fargos application process like playingthe carnival game Whac%a%Mole. The applicationrequirements are always changing. You cant ever hitthe mark.

As a result of the lawsuit, Wells Fargo was forced

to establish a direct line between non%profits and arepresentative at Wells Fargo. This single point ofcontact would make it easier and faster forhomeowners get modifications. Tangia Miles was the first to submit her loanmodification application through this new direct linewith Common Law. The Wells Fargo representativetold Tangia that her application looked good. It wascomplete and all signs pointed to her receiving amodification o#er. During the next few weeks shecontinued to receive positive updates. By the end ofDecember, however, Tangia received a denial letter.

When she reached out to the single point of contact,he was gone. After that, seven di#erent Wells Fargorepresentatives rotated in%and%out of the case. Eachhad a di#erent reason for the denial. Tangia, however, kept at it. She and Common Lawfiled complaints with the AGs O"ce and repeatedlydemanded a more detailed response. Finally, arepresentative from Wells Fargo admitted that itreviewed the wrong application.

Tangia and Common Law then pushed Wells Fargoto review the new application. Again, Wells Fargoresponded with a vague denial. Again, Tangia filedcomplaints and she and Common Law demanded adetailed denial letter. In the end, when forced toproduce a reason for the denial, Wells Fargo admitted

that it accidentally used incorrect tax figures. Tangiawas finally o#ered a trial modification in January 2014.

Congratulations, Tangia! And, Wells Fargo, take note: The Foreclosure Resisters are going

    to hold you accountable!

    Congratulations tothe Manzano Family!

Were happy to report that Ian and NatalieManzano recently reinstated their mortgage! Here,in her own words, Natalie describes their longjourney to avoid foreclosure:

The work you guys do at Common Law is suchan amazing blessing. Our homeownership journeyturned into a home retention nightmare with ourlimited knowledge of the banking/mortgage process. We've been lied to, stalled, and almost scammed bycompanies charging (2 , 50 0% (4,500 formodif icati ons. No one ever offered us thecomfortable assurance of clearly explained

information on foreclosure process, what part of theprocess we were in, our rights under the law, and theoptions available to best suit our circumstances. From my first conversation with )ForeclosureResister*Mr. Bowen to meeting with Jay and Karen,it has been an amazing success story. I've alwaysheard of success stories but never experienced oneuntil now. I'm sure I will find a way to give back andcontribute to such an amazing and helpfulorganization / cause. Ian and Natalie hav! found a valuable way togive ba ck by sharing their sto ry with otherhom eown ers . Recentl y, Natal ie sha red herexperience of being in foreclosure with NY DailyNews and was featured in an article about theMortgage Assistance Program, a city program thatoffers no%interest loans to homeowners facingforeclosure.

    Congratulations Ian and Natalie!
