Dear BACneteers,
With this edition of BACnet Middle East journal, we are continuing the tradition of issuing one every year to coincide with BIG5 show in Dubai.
Over the past 12 months, BACnet has expanded its footprint across the region, with several large installations in GCC and the wider Middle East area. BACnet systems are now implemented in major verticals such as Education, Healthcare, Hospitality and Commercial buildings.
There is also an effort underway by BACneteers here in Dubai to arrange BACnet Interoperability workshop in first quarter on 2012. The last such event in Dubai was organized in 2008. This would provide an opportunity for BACnet vendors to integrate their systems with each other, while providing a platform to demonstrate technology to local industry stakeholders.
While BACnet is now widely accepted as a popular Open Standard Protocol to achieve integration at the Automation and Management layers, customers often enquire about how it can contribute to Sustainable Environments. The Ashrae Greenguide defines Sustainability as a method for “providing for the needs of the present without detracting from the ability to fulfill the needs of the future”.
So how can BACnet protect the interests of the future? Various control strategies have been implemented by different BACnet vendors in order to achieve this, some of which are reflected in articles appearing in this journal. Eventually these strategies need to find their way into project specifications.
That’s when the true potential of BACnet will have been realized.

Commissioned by H.H. Sheikh Zayed bin Sultan Al Nahyan, the Grand Mosque in Abu Dhabi is a building full of superlatives: With 50,000 m2 overall site dimension it can accommodate more than 40,000 faithful, being the third largest mosque worldwide. The main prayer hall (5,815 m2) which accommodates 9,000 worshippers has the world’s largest handknotted carpet (over 2 million knots) and the greatest Swarov ski crystal chande
lier (15 m height, 10 m diameter). The inner courtyard, garnished with nearly 17,000 m2 of beautiful floral marble mosaic, is another example of the magnificent dimension of this unique architectonical master piece.
Size and complexityBut the true challenge of this project was not only in the pure dimensions of the building itself: The Grand Mosque is also a place with a highly fluctuating number of visitors, extreme peak

The Grand Mosque in Abu Dhabi is not only one of the most beautiful buildings of the Arabian world, but also a very special one when it comes to modern building management systems (BMS). Using the power of BACnet and the flexibility of its Desigo system, Siemens could contribute to this great project and assist in making it one of the most modern buildings in the region.

Simultaneously, the Mosque is a great piece of art, which might not be disturbed by any visually striking technical objects.
So the customer’s expectations to the building automation were obvious: Hig est system availability, user and visitor friendliness, optimal comfort and, last but not least, an energy efficient operation.
BACnet solution with DesigoBACnet once again turned out as a perfect technology to not only address all the main
HVAC requirements, but also to integrate 3rd party functional subsystems like fire alarm, power generators or monitoring the central battery system: Whilst the main communi cation runs on a modern, costefficient TCP/IPbackbone network using native BACnet/IP, all other disciplines were seamlessly integrated from LonWorks into the BACnet world, allowing for a comprehensive central building management system based upon Desigo Insight.
In total, the BMS fully controls and monitors the following equipment:

� 118 DDC panels with portable operator terminals (PXM20)

Challenging architecture“There’s size and there’s size!” – Rajesh Vaswani summarised his experience as Siemens Project Manager with a smile. “A lot of interesting details showed up in this project which we had to tackle with the full flexibil i ty and programmability of the Siemens Desigo system”.
To illuminate the great challenges of this project he added some examples. The customer wanted an intelligent solution, which should adapt to both the quite different daily operating schedules (e.g. prayer times) as well as to different occupancy zones within the huge halls themselves. Thus the system had to transfer data from multiple air hand ling units (AHUs) with about four sensors per each controller as BACnet objects to the main controller of a particular AHU. Here, a special averaging algorithm was
used to decide the optimal set points.
To reduce energy costs and realize a more sustainable building solution through the whole year, functionality was added to use a freecooling approach in winter.
To ensure utmost flexibility, reliability and comfort even during hot summer days and at peaktimes with frequent openings of the main entrance doors – our system had to grant automatic, energy efficient adaption to each such situation, regardless of the outside temperature.
Highest reliability and precision of the HVAC system was achieved by providing over 200 fan coil units – each one linked to its own sensor. Each Air Handling Unit serving the prayer halls was equipped with at least two sensors (and thus, also at least two controllers) to guarantee full redundancy. A central battery backup system (linked into the BACnet BMS by a LON gateway) is used in case of power failure.

70 m) and 4 minarets (351 feet high) were also special, explains Rajesh Vaswani. Sharing a common air volume with the ground floor, “pockets of air” could lead to water condensation. Once again thanks to the flexibility of the PX controllers and Desigo system, it could be ensured that any humidity situation which could possibly endanger the precious carpets and wall art within the mosque was avoided.
Respecting the highly aesthetically appealing architecture of the building, we had to meet equally high customer expectations for the installation of our equipment. Our field sensors thus were integrated into the wall’s decoration in a way mimicking its optics, getting literally invisible.
SummaryThe consultants wanted a very complex sequence of operation modes for a very special and complex building. Due to the close collaboration in a prior project (the Sheraton Hotel in Abu Dhabi), the team had a very good mutual communication in the initial phase
of the project. This led to a deep understanding of expectations and allowed to be fully prepared with best resources for supply, engineering, testing and commissioning from day one on. “Thanks to the power and flexibility of our DESIGO system, Siemens could meet the customer’s expectations in this unusual, but beautiful project.” concludes Rajesh Vaswani.

Hospitals set high standardsJust like the doctors and nurses in the emergency ser vices part of the hospital, Ruwais Hospital’s BMS needs to meet the medical facility’s high standards 24 hours a day and seven days a week.

Ruwais Hospital in Al Ruwais, United Arab Emirates is a newly-built, well-equipped medical complex providing general and emergency medical services at its remote desert location approximately 250 km west of Abu Dhabi city. Constructed by the Abu Dhbai National Oil Company (ADNOC), Ruwais Hospital serves residents of the Ruwais Housing Complex – including ADNOC workers and their families- and other members of the community. Highly skilled doctors and nurses don’t rest until all patients in this 150 bed, two floor facility have been carefully attended to.

As a specialist in design of wooden buildings, Steffen Holzbau planned and built the facility in cooperation with Sanichaufer based in Luxembourg – where the building is situated – and the contractor GIGAAutomation of Saarbrücken in Germany. GIGAAutomation is a PcVue Solutions Certified Partner which provides integrated building management systems (IBMS) in Germany and Luxembourg. The BACnet network was developed to rigorous specifications: PcVue for the operator workstation and control system, DDCs from SAIA Burgess with native BACnet communication and a Menerga Control System for the swimming pool and therapy controls.
The building conforms to the Passivhaus standard for energy efficiency with min
imum ecological foot print. The clinical and administrative areas have each been optimized for ultralow energy usage across several kinds of heating and cooling. Two central ventilation systems provide sterilized air for both areas. The cooling and heating plant uses special convector systems built into the floors and arranged in front of the window surfaces.
The ventilation is equipped with efficient heat recovery systems and adiabatic cooling. There are approximately 50 m² of solar panels on the roof for hot water production and heating support. As backup for the solar water heating (140 kW) both the ventilation and the pool heating are assisted by woodchip boilers (100 kW) and an oilburning system.
Trend-setting Ultra-low-energy Building
This trend-setting building comprises a clinic for physiotherapy and medical muscle-building plus the offices of the builder, Steffen Holzbau. All of the efficiency systems are monitored from a PcVue BMS system with remote WebVue access linked to BACnet controllers and communication.
The therapy pool of highgrade steel has a water treatment plant installed to ensure water quality. The
pool is equipped with a countercurrent feature and underwater massage nozzles. Space heating and dehumidi
Alerton’s fullyprogrammable communicating sensorcontroller with configurable dis play, VisualLogic Display (VLD), allowed each piece of equipment to be individually controlled and provided a modern, userfriendly, touchscreen inter face. The VLD along with the VAViHSD, a versatile BACnetcompliant controller with integrated actuator, controls Variable Air Volume (VAV) units in the Intensive Care Unit (ICU) and maternal delivery suite to provide the required amount of treated air for those spaces.
In addition to VAV boxes, the Alerton Envision for BACtalk system controls Air Handling Units (AHUs), Fan Coil Units (FCUs), Chillers, and even plumbing (e.g. water pumps). Honeywell peripherals including valves and actuators complete the solution.
With BMS commissioning finishing up shortly and the total project scheduled for completion by the year end, ADNOC can sleep soundly knowing that the Ruwais Hospital’s BACnetbased Alerton BMS will be
working around the clock to ensure the comfort and safety of patients in its facilities now and in the future.

ESAC, a BACnet System Integrator in Italy, together with the Energy Efficiency Department of the Polytechnic University of Turin, conducted a research project to build an automatic energy consumption control and optimization system. This system is to be installed in office buildings of the Piedmont regional administration in northwest Italy. The project, named BComfort, confirmed what many well known building energy consumption analysis companies foretold.
BACnet and the integrated metering, analysis and control systemFirst we set up the experimental method and following the same method we found BACnet to be the best integration platform. The ISO 164845 (BACnet) standard, more than offering real interoperability among
devices from different producers, is based on an extremely scalable system design that allows our small and simple solutions to be interconnected in a much more complex system scattered over the region.
ISO 164843 standard describes building automation logic functions and BACnet (ISO 164845) represents those functionalities under the information technology point of view. ISO 15232 “Energy performance of Buildings – Impact of Building Automation, Controls and Building Management” refers to ISO 164843 in evaluating energy efficiency of building automation functionalities. Certification became possible by leveraging an integrated design approach and mobilizing a “Green Building” team in the early stages of the building’s design. A very important player on that green team was Tempmaster Israel, a local energy management firm and a KMC Controls authorized re presentative. Understanding that a highefficiency HVAC and building automation system would play the largest role towards, not
only energy conservation, but also indoor air quality and occupant comfort, the team came to rely heavily on Tempmaster. “Their expertise, knowledge, and professional presence were exceptional. Our systems at IDC 9 are highly complex and Tempmaster succeeded in keeping things simple. We are fully operational with a very reliable system,” commented Tzach Namer, the Mechanical/Electrical Project Manager at Intel.
Gold for Most Advanced Engineering
Computer hardware giant, Intel Corporation, received LEED Gold certification for its latest design/data center – IDC 9 – that opened in Haifa, Israel on June 15, 2010. The all-new facility boasts the most advanced engineering infrastructure and is Intel’s first LEED-certified green facility, as well as the first building in Israel to receive LEED Gold certification. The 259,000 square foot facility is noted for housing a 6500 square foot high performance data center.
Utilizing KMC’s BACnet controllers, Tempmaster integrated with the Schneider Electric programmable logic controllers and GE SCADA systems to give Intel engineers precise control over their air handling systems. KMC’s STE6011 room temperature sensors installed throughout the employee offices and cubicles are connected to the inputs of approximately 400 KMC BAC7003 BACnet Advanced Application Controllers mounted on the VAV
terminal units serving those spaces. In turn, 12 KMC BAC7301s create a “hardwire” data interface between the MS/TP net and the PLC in control of the local air handling unit’s fan speed drive and chilled water valve to minimize fan power and unnecessary cooling energy.

BACnet IP network. These systems are managed using KMC’s BACstageTM operator workstation running at a remote server location.
Other BACnet manu facturers represented in this project include Trane (chillers and burner control units) and ABB (variable frequency drives).
IDC 9 also measures carbon dioxide levels for improved air quality, captures and recycles condensate water from the AC system and uses it for irrigation and heating the building with dissipated heat from ACs and data center computers.
Although there are a number of other noteworthy elements of sustainability that contributed to the facility’s LEED Gold certification (such as rooftop gardens, processorbased data center, chimney racks, and day lighting), the advanced HVAC and building automation systems will have the greatest impact on ROI potential. The sustainable design of IDC 9 results in a net 17 percent reduction in total building energy use, with projected annual savings of 750,000 NIS (about $ 200,000 USD). Because of Tempmaster,

KMC, and the rest of the green team, IDC 9 is hailed as one of the greenest design centers in the world and has set a new standard for Intel R&D buildings.
Elegant Property Setting High Standards in the Heart of Zurich
Only a few minutes’ walk away from the lake, the Stockerhof residential and commercial complex in Zurich enjoys an exclusive location surrounded by historic buildings. The main shopping area, the banking district (the business hub of Switzerland’s financial centre), numerous service firms and the Kongresshaus convention centre are all in the immediate vicinity.
The building is convinc ing esthetically and functional. From the bright natural stone and architectural bronze on the exterior facade of the design lift up to the railings, it is characterized by especially selected materials and a well planned lighting.
Living, working and well- ness all under one roofThe property comprises six above ground and four underground storeys. In addition to
parking spaces, storage areas and rooms for the building’s tech nical equipment the under ground storeys housed a large shopping centre together with a fitness and wellness complex. The upper storeys provide office and service areas occupied by tenants from the Swiss and international banking sectors. Three of the storeys also include apartments of various sizes (some with their own roof terraces) and luxurious maisonette flats.

In the second phase, the builder – the state office real estate and construction management of RhinelandPalatinate –required a comprehensive building management system. All facilities of the complex were to be integrated into this building management system via BACnet and monitored centrally. After comparing different systems, the builder chose NeutrinoGLT for the building management system.
The NeutrinoGLT building management system is ideal for monitoring, control and optimization of tradespanning and real estate systems.

The University of Applied Sciences in Koblenz, Germany has about 500 employees and 4,300 students. The Rhine-Mosel Koblenz campus is one of three of the university’s campuses. The first construction phase of this large, sprawling university building was after the founding of the university in the years 1996 to 1998; the second construction phase was from 2007 to 2009.

Integrating Building Automation into IT Environments

Building automation com po nents have grown to become fully functional IT equipment, supporting many functions known from other computer systems like FTPaccess, telnet, webservers, etc. plus communication over protocols like BACnet/IP. This requires that integrators need to learn to talk to IT administrators to make them understand which services building automation needs in IT infrastructures.
TCP or UDP?The usual term used to describe internet based communication is “TCP/IP”. In fact, TCP (Transmission Control Protocol) is only one of many protocols on top of the internet protocol (IP). BACnet like other communication protocols for building automation don’t use TCP, but instead it uses UDP (User Datagram Protocol). UDP is designed to work connectionless, which requires a bit more overhead in the application layer, but putting everything together, UDP is approximately 8 times faster in communication than TCP.
PortsBoth TCP and UDP use socalled ports to transport incoming and outgoing messages. A good example of a wellknown port is TCP port 80 for HTTPcommunication. For BACnet the UDP port 47808 (decimal) is reserved. An easy way to remember this port is to use the hexadecimal equivalent: BAC0 (hex). IT routers must be configured to transport UDP and open the port 47808 to allow BACnet traffic.
Broadcast and sub-networksIn modern IT environment larger networks are connected through routers. The intent is mainly to reduce broadcast traffic to a larger number of devices (a broadcast is a message sent to all devices in a network and has a significant impact on the performance of devices), so IT routers normally block broadcast messages. BACnet uses broadcast messages, e.g. to detect other devices by using dynamic device binding (WhoIs, IAm) or dynamic object binding (WhoHas, IHave).
BBMD and FDBBMDs (BACnet Broadcast Management Devices) can be used to tunnel the broadcast messages. By installing one BBMD per subnetwork, the broadcast messages are sent to the BBMDs of other subnetworks using unicast messages (which are not blocked), so the broadcasts find its way into the other network segments. A FD (Foreign Device) is a single device in a foreign network connecting to a BBMD – the difference is that the FD does not send the broadcast to the network while the BBMD does.
Usually an installation of one BBMD per subnetwork is used in practice.
One-Hop and Two-HopA BBMD supports one of two options. If the IT routers support “DirectedBroadcast”, the IT router can take over the task to distribute the broadcast to the subnetwork (OneHop
distribution), even this is seen rarely in projects.
More commonly the TwoHop mode is used where all BBMDs are configured to know each other and the BBMDs are responsible to distribute the broadcast messages to their local subnetworks.
DHCP and NATDHCP (Dynamic Host Configuration Protocol) is used to assign IPaddresses to devices dynamically. DHCP does not work well with BACnet components. Most DDC devices (Direct Digital Control) don’t support a DHCP client mode plus the relationship between the BMS (Building Management System) and the DDC is configured statically in most projects. So DHCP might not work well.
NAT (Network Address Translation) describes how to connect a private network to a public network using IP address translation.
Like DHCP, NAT does not work well with most protocols and so with BACnet because the relationship between two communication partners requires “real” addresses. Though AddendumO specifies a NATBBMD this would require two fixed IP addresses and may not be practical at all.
VLAN and VPNVLAN (Virtual LAN, Layer2 switching plus VLANrouting), mainly used for connections inside an intranet or VPN (Virtual Private Network), mainly used for connections over the internet work excellently with BACnet. VPNs in most cases allow additional security by using data encryption. This makes those types of networks not only practical but also secure.
ConclusionBACnet generally fits well into IT environment and may be used as a communication protocol for building automation components on existing LAN infrastructures.

Certification of BACnet devices bases on automatical testing harmonized world wide.
Starting September 2011, the necessary conditions will have been created. Then the first awards can be presented according to the new model. In a round robin test, the laboratories first had to ensure that the test results were recognized worldwide. After a tour of the labs on site and interviews with the laboratory staff this recognition as a BACnet Testing Laboratory by the BIGEU and BI was given.
The new method is based on the test plans of the BACnet Testing Laboratories (BTL), but also meets the European requirements for product certification procedures and guidelines. In addition, the integration with the European Construction Products Directive and national regulations such as the German Energy Saving Ordinance EnEV is ensured.
BACnet standard upgradedThe internationally harmonized certification is a com
mon credit of both the BIGEU and BACnet International. The President of the BIGEU, Volker Röhl, sees the benefits of the consumer: “The European BACnet Certification meets all guidelines with regard to certification procedures, building products and energy efficiency.”
Andy McMillan, President of BACnet International, sees the BACnet standard as upgraded. “It is a natural and useful addition to the worldwide use of the BTL mark and the BTL Product Listing.” With the global certification system it will be easier for the worldwide providers to meet different regional requirements.
Through the new process, products which were tested by SoftDEL in India on behalf of BTL can be awarded the WSPCert Certificate. And viceversa, displaying the BTL logo is possible if the test was conducted in the European WSPLab and
the manufacturer is a member of BACnet International. For acquiring the BTL logo and certificate the uniform procedure applies: The tests must be performed by an ISO accredited testing laboratory, which has also been recognized by BIG EU and BACnet International.
So far, the BIGEU and BACnet International have recognized two laboratories as BACnet Testing Laboratories, SoftDel Ltd. in India – the testing laboratory of BACnet International – and the European WSPLab in Stuttgart. But the need for
testing capacity is growing as more and more users are relying on the BACnet standard. So it’s good timing that two other European test laboratories have applied at the BIGEU.
