How do you build one of the nest golf courses in Latin America ona tropical island paradise while safeguarding the environment? Theanswer lies in careful planning, personal involvement and commitmentand ongoing liaison with the environmental authorities.

In a wide ranging interview Maxime Navarre, the CEO of GrupoViveros, explained the steps that have been taken to ensure thatthe Jack Nicklaus Signature golf course, will offer not only achallenging but enjoyable golng experience, with

unrivalled ocean views from almost every hole, but will also remainenvironmentally sustainable, and protect the surrounding ocean. All ofwhich gives added value to home owners on an exceptional island.

The course, now under construction under the personal ongoing

supervision of Jack Nicklaus, has been carved out throughtropical jungle with the attention to detail that a concerned managementteam in tandem with a golng master can provide. Nothing has been

overlooked from creating spots where air can ow through, to ensuring

that the golng challenges are not overwhelming.

To ensure that the multiple plant species of the island are protected ateam of ten workers carefully removes trees from the future fairwaysto a newly established tree nursery, where for every tree cut down,another will be planted and multiple replacements will be grown andmade available to home owners whose homes will occupy only 15 per-cent of their property. The speed with which plants in the tropics grow,will be a pleasant surprise to those from northern climates.

Every golf course needs large amounts of water to maintain itspristine look. The Viveros course will store water in specially createdreservoirs. Run off from the daily watering will be returned to aCanadian developed water treatment plant, before being re-used. Therewill be no overow into the ocean.

Throughout the construction and use of the course, the protectionof the environment will be a prime concern for Grupo Viveros, saysMaxime, and no modications will be initiated without previous

approval from ANAM, Panamas environmental protection agency,which is liaising on a daily basis with the management team.

After the rst walking of the course by Jack Nicklaus, full time work

started in January by the time the rainy season arrives in May, the ini-tial fairways will have been seeded, and the new golng pearl of the

Pacic will be awaiting its rst challengers by years end. The 18th

hole will be completed in 2011, but as the rst nine are completed and

extended, the initial clubhouse will be readied, and extended alongwith the last nine and the arrival of new home owners.

It is anticipated that there will be an exchange playing program forisland residents who might want to visit other prestigious clubs inLatin America.

Meanwhile Isla Viveros continues to attract owners from aroundthe world including the USA, Canada, France, Russia, Belgium andLuxembourg.

Panama, with its stable economy and growth trajectory in a world

facing an economic crisis, is becoming increasingly moreinteresting to European investors, including Russia. In fact the recentgrowth of the Russian expatriate population on the isthmus, has led to thelaunching of a Russian language magazine in Panama city and Maximeis planning to visit Moscow during an upcoming European tour.

Construction of the Marina, which will take craft up to 200 ft in length,is moving ahead on schedule, and in a couple of months will receiveits rst guests. It will be completed in 2009 with room for 100 CraftAll of this while work is underway on the planning and constructionof hotels, shopping, recreation and social centers, and a world classrestaurant.

There are also some changes to the angle of the islands main runaway,to allow for the development of the tree nursery. The initial extension

of the runway was schedule to be part in the ocean (100meter on Northside). To reduce the environmental impact the developer decided tochange the scenario, the future runway will still have 6000ft and fullyadapted for jets.

The outstanding pearl of the Las Perlas archipelago is emerging fromits shell.

Since 1962, Jack has added the moniker ofbusinessman to his lengthy resum. He is

chairman of the privately held Nicklaus Companies.Last October, Golf Inc. magazine ranked Jack The Most

Powerful Person in Golf for the fth consecutive year,

due to his impact on various aspects of the industry

through his course design work, marketing and licensingbusiness, and his involvement on a national level withvarious charitable causes. He was also named Golf

Development Newsmaker of the Year for 2005 by

Golf Inc., and the Robb Report once named Jack theLeading Power Player in the golf market.

In just over a four-week period ending last May,Jack received three Lifetime Achievement Awards

in three different countries, as he was honored bythe China Golf Association, then received the PGATour Lifetime Achievement Award, and, nally, was

presented the KPMG Golf Business Forums Lifetime

Achievement Award on May 13 in Dublin, Ireland,

before close to 350 industry leaders and developersrepresenting more than 30 countries.

In January 2008, Jack was recognized for his global

impact through design as well as his philanthropicefforts at home, when he was presented with TheWoodrow Wilson Award for Corporate Citizenship.

With its Woodrow Wilson Awards, the WoodrowWilson International Center for Scholars recognizes

leaders in business and public service from aroundthe world and across the political spectrum. TheWoodrow Wilson Award for Corporate Citizenship

is given to executives who exemplify a commitmentto the common goodbeyond the bottom lineand

who demonstrate that private rms should be stellarcitizens in their own neighborhoods, as well as in the

Jack and his wife Barbara have a long history ofinvolvement in numerous charitable activities,from junior golf to childrens hospitals to severalscholarship foundations. Jack and Barbara are theguiding light for the Nicklaus Childrens HealthCare Foundation, which supports numerouspediatric health-care services in a ve-country area,

including Palm Beach County. On the golf side, Jackand fellow Hall-of-Famer Juli Inkster are nationalco-chairpersons of The First Tee programs More

Than A Game capital campaign. Because of theircontributions to golf and to community, Barbaraand Jack were honored twice in 2007the rst

being The Boys Scouts of America DistinguishedCitizens Award, and then the Francis Ouimet Lifelong

Residing in North Palm Beach, Fla., Jack and BarbaraNicklaus are parents to ve children and grandparents

The construction of Central Americas most prestigious and scenic golfcourse, personally guided by the hand and eye of legend Jack Nicklaus,is under way at Isla Viveros.

In December, the Golden Bear took his design team for his rst-ever

trip to Panama, and then to Isla Viveros to survey the initial courserouting that had been created from this island jungle, according to thepreliminary design.

From the moment the team and Viveros management staff arrived onthe island, Nicklaus took command, as he has done so many timesduring his playing and design career. He even insisted on driving thelead site vehicle, as the group set out to tackle the rst jungle-hemmed

nine fairways.

Seated alongside him, holding the eld book of the Signature Course,was Senior Design Associate Chet Williams. When they arrived at astake marking the location of a future tee, Nicklaus, clad in shorts,t-shirt and eld boots, climbed from behind the wheel and strode

condently along the embryonic fairway, studying topography, sight

lines and potential hazards, with the same eye for detail and challenge

that made him a legend as a player, and now the acclaimed worldleader in designing golf courses.

His personal involvement is the mark of a Jack Nicklaus SignatureCourse, which has him literally walking the course, studying everyangle for playability, as he had done on the way to fashioning the mostdecorated golf career in history.

On this day, he was trailed by a group of admirers, fromconstruction workers to Viveros management to a television crew. Healso had alongside him his design team, including son Jack Nicklaus II.But his eye was on the ball of the future, to be played by golfers whowill welcome a challenge, but will also look for an enjoyable day out.

He quickly noted approaches that needed to be changed, and a holedirection here or there that needed to be tweaked. He even suggestedrelocating a pair of fairways to make the course more playable for theaverage golfer, and provide space for homes that would have views ofthe ocean and the golf course in two directions.

When he had walked the cleared, future fairways where work wasto begin in January 2009, Nicklaus boarded a helicopter to circle theisland and view the layout for the second stage of the course, beforeheading back to Panama, still in his work gear, for a lunch receptionand press conference at the prestigious Bristol Hotel.

He took the podium and, without notes, recapped the details of histour, including his suggestions for layout changes that would optimizereal estate locations, and he constantly stressed the spectacular oceanviews that would be opened up at every hole. All the details werermly planted in his mind. It was that kind of approach to the task in

hand that led him to becoming the unchallenged king of 20th centurygolf, and why he is now the worlds leading designer of golf courses.And with his personal involvement, it is a Signature Course.

Nothing in the region will match its playability and spectacular set-tings. It will be the course of yours, and every golfers dreams.

During his rst visit to Panama, Jack Nicklaus explained to a

waiting TV crew the meaning of a Signature Golf Course, as

opposed to the globally recognized Nicklaus Design-branded

courses.

The difference, Nicklaus said, is my personal involvement

during the construction period.

Nicklaus will visit the construction site at regular intervals toprovide the necessary input to keep the golf course progressingat the desired schedule. This input covers all stages of the designprocess and could include changes to the initial design that mayalter sight lines, approaches to the green, or the location of tees.

On any Jack Nicklaus Signature Golf Course, I design the course,

Nicklaus explained. For a Nicklaus Design golf course, the team

I have trained and provided a philosophy on what I believe is the

best way to create a golf experience designs the course. I am notpersonally involved.

The course at Isla Viveros will have the personal Signatureof Jack Nicklaus and, in addition, he will be working in closecollaboration with his son, Jack Nicklaus II, who is presidentof Nicklaus Design and has been involved in the creation of 35courses around the world.

Jack Nicklaus Signature Golf Courses have been credited forelevating and enhancing the relationship between golf andluxury home communities. Since independent research beganin the early 1990s, communities that feature a Jack Nicklaus

Signature Golf Course as an amenity have resulted in the highestreal estate value, the highest average home price, and the greatestvelocity of home and lot sales.

The survey also included the impact on membership fees, annualdues and greens fees. When all data was combined, a net present

value was determined for each golf course designer, and Jack

Nicklaus was the overall and overwhelming No. 1 choice.

With the name Nicklaus behind a golf course, its value is enhancedtremendously. And that value will only grow with time.
