Do you need planning permission for an ipear home extension?

You are permitted to extend or add to your house,without the need to apply for planning permission,provided you meet set criteria and conditions.This primarily relates to the dimensions of theextension, the positioning of the extension on theexisting house and the proximity of the extensionto the property boundaries.

(NB: Some areas of the UK do not have permitteddevelopment rights so you must check with yourLocal Authority before commencing any work)

ipear Home Finance is a trading division ofecomech Structurally Insulated Panels Ltd. Weprovide access to unsecured personal loan facilitiesand mortgage advice to help you decide whichway you might prefer to finance your homeimprovement. The interest rates available from ourfunders are dependent upon the type of fundingproduct used, the length of repayment period,the credit standing of our client, and theprevailing Bank of England base rates at the timeof application. Written quotations are available atthe point of order.

Are we expensive?No – we have tried to provide facilities at the lowestinterest rates, so that our home improvementproducts are as easily affordable as possible.

Is funding difficult to arrange?Not normally, if you have an unblemished creditrating, are in full time employment, are ahome-owner, and registered on the voters roll. Themajority of our clients simply want a 10 year lowrate, no deposit, unsecured personal loan that runsseparately from their mortgage. We only need a 5minute proposal of your personal circumstances,and a decision is usually granted within 24 hours.

Can you arrange mortgages?Yes we can, but they usually require valuations ofyour property so inevitably they take longer toarrange. Mortgages are usually marginally lowercost than personal loans but are more complicatedto get agreed, particularly if you don’t havesufficient deposit/equity in your home. A top-up onyour existing mortgage is fairly simple if you staywith your existing lender, providing the outstandingmortgage is a lot less than the current and

anticipated future value (after the extension) of yourhome. We can introduce you to our licensedmortgage advisor who can inform you of theoptions available.

Can I pay cash or make my own fundingarrangements?Certainly, we only offer finance for those who seekthe convenience of us helping them out byintroducing them to a low rate provider. You canuse any method of funding you prefer. However, ifyou are using a funding provider other than onewe have introduced you to, we do need to seeproof of an agreed facility to pay us, before we canproceed with any work. Sadly, we have done workfor clients in the recent past, who thought theywere creditworthy but weren’t, and subsequentlycouldn’t pay us.

Do you sell payment protection?No we don’t, but if you want a quotation anddiscussion with someone qualified to sell it, we willask our funding provider to deal with you directly.

Are you licensed to provide funding or fundingadvice?Yes we are! For unsecured personal loans weoperate under the guidance of the Consumer CreditAct from whom we hold a Consumer CreditLicence. In the case of mortgages, ecomechStructurally Insulated Panels Ltd and ipear HomeFinance are appointed introducers to HomeHunters UK Financial Services who are appointedrepresentatives of Stonebridge Mortgage SolutionsLtd, authorised and regulated by the FinancialServices Authority. Mortgage advice and quotationswill be given directly to clients by Home Hunters UKFinancial Services.

Every project we undertake is different. That’swhy we provide a detailed budget for yourproject: one that allows you to see exactly whereyour money is being spent.

Fixed price contractsYour budget is based on our detailed discussionsand on the Building Regulations specificationspassed by the relevant authorities*. It comprisesdetails of materials, project management andimplementation fees. Providing you make nochanges or additions to the approvedspecifications,this budget is binding on bothparties.

*Footing calculations are based on a 650mm depth to local authority buildingstandards, unless otherwise specified. Additional footing depth due to groundconditions will incur extra cost.

Payment ScheduleAgreement of the design and specification, plus asigned contract and cleared deposit funds (approx.20%), enables us to fix a start date for your project.A full works schedule detailing time lines of workand stage payments will be supplied in advance ofipear Home Extensions arriving on site. This needsto be thoroughly read and understood before it issigned and returned to allow the work tocommence. It also confirms that all parties

understand the terms of their contractualobligations – we are always available to explainanything that is unclear.

Payment Schedule(Typical eaxample shown below)

First Payment 20% with order (covers design, drawing, detailing and engineering costs).

Second Payment 30% 1 week prior to starting on site (covers ground work andproduction costs).

Third Payment 40% when building is watertight.

Fourth Payment 10% on full completion and sign off / hand over

NB. Full details and definitions of the above stagepayment terms are in our contract documents whichwill be fully explained to you prior to any payments

being made.

Payment must be made with cleared fundsat the appropriate payment stages.

We accept payment by credit card, debit card,telegraphic transfer, Bacs and cheque.

(allow 4 days for clearance)

Payment by credit card will incur a 2.5% extra cost
