The number of freelancers -also called in Spain ‘autónomos’- is on the rising. According to the latest figures released by the Spanish government every day more than 70 people become freelancers, a direct consequence of the current situation of the job market. More than 25% of the Spanish workforce is unemployed and the future for the young doesn’t seem too bright, with 50% of those under 25 being unable to find a job.Instead of trying to work for someone else, more and more people have decided to take matters into their own hands. While working from home is the cheapest alternative for freelancers, co-working spaces have become a viable option for most.The shift towards the co-working model can also be explained

1. The purchaser is applying to own a 5 year

workspace lease at an OurSpace co-working

office venue.

2. On approval of the attached application

form by the management of OurSpace the

purchaser will send immediately the required

funds to the OurSpace bank account

specified on the application form.

3. Workspace leases may be acquired in this

offering for $25,000 per workspace lease.

OurSpace will contractually agree to pay the

purchaser a monthly assured fixed return

according to the number of workspace

leases purchased as outlined below.

1 x Workspace lease 8.15% return

2 x Workspace leases 8.85% return

3 x Workspace leases 9.25% return

5 x Workspace leases 10.15% return

10 x Workspace leases 10.65% return

4. OurSpace has a Call Option which gives

it the right to repurchase the Workspace

lease at its purchase price plus a guaranteed

capital increase of 20% at any time from

the end of month 6 to the maturity of the

Workspace lease at the end of month 60.

Should OurSpace not choose to exercise

this Call Option, the purchaser has the right,

and OurSpace will be obliged, at the maturity

date of the Workspace lease, to return 100%

of the invested capital or convert 100%

of the invested capital into AAA Dividend

Yielding Preference Shares.

5. The purchaser will not be liable for any costs

or charges associated with the operation

of the co-working office space. OurSpace

will be solely responsible for the payment

of all utilities, staffing, telecommunications,

refurbishment, state and federal taxes,

insurance and any other costs or charges.

6. The purchaser is solely responsible for

payment of any taxes related to their

own personal income derived from rental

payments made to them by OurSpace.

7. For those purchasers wishing to exit early

from the programme, OurSpace will offer

a matched trading facility during the term

of the Workspace lease, under which the

workspace lease holder can voluntarily sell

his workspace lease at any time. OurSpace

may charge a small handling fee/commission

for managing and facilitating this service.

8. From the point of receiving Investment funds

OurSpace will enter a 14 day processing

period which entails an electronic welcome

letter, certificate of ownership and a full

and detailed Workspace lease agreement

detailing all the terms and conditions

outlined above, for mutual digital signing

by both parties. This Agreement shall be

governed by and construed under the laws

of the Fujairah Media Free Zone, UAE, and will

be fully binding on both parties.
