The Omnibus Property Fund invests primarily in four types of real estate sectors; Residenal, Commercial, Spe- cial Projects and Rentals. The primary investment focus is on property developments where the fund help fi- nance a project into a turn –key property with a buyer and/or tenant already idenfied. The fund targets an absolute return in excess of 20% per annum. Projects in the pipeline consists of Stu- dent Housing, Care Homes, Condominums and smaller affordable apartments. Commercial OMNIBUS strives to create a good mix of investments in retail parks, commercial buildings and in service centers developments. Fo- cus on major internaonal brands such as BurgerKing. The fund invests in turn key ready establishments with highly rated tenants with 15-25 year rental contracts. Special Projects Significant capital appre- ciaon is obtained though refurbishment projects and conversion of the owner- ship format on residenal buildings. OMNIBUS can also invest in infrastructure projects, green conversion projects and renewable en- ergy projects if risk/return rao is aracve. Rentals OMNIBUS goal is to build a long-term, profitable and stable value porolio to achieve a steady cash flow and sustainable returns for investors. The fund might also keep developed proj- ects in order to achieve a higher value on the assets, i.e. when seaking to reach a crical volume. Launch Q2 2016 The fund is set to launch in Q2 2016 with a pipeline of different projects. Below is a sample of these projects. Conversion of ownership (Stockholm Sweden) We have idenfied an off-market property currently held as rental apartments in Stockholm which is suitable for a own- ership conversion and/or value enhancing refurbishment. By converng the property to tenant owned apartments the price per sqm will rise from 15,000 SEK to approx. 30,000 SEK. A minor, fully financed, renovaon of the property is also planned in order to further increase the value-upliſt of the property. The return for the funds investors will be very good in this type of rare projects. Burger King (Denmark & Sweden) We have signed LOI to buy 6 different Burger King facilies already built and managed by Burger Kings assosiates. Burger King is the worlds largest fasood chain. The financing from Omnibus will help the expansion of more Burger King restaurants across the Nordic region. OMNIBUS will invest further in Burger King establishments to reach a crical volume of establishment and thus reaching a higher value on the total assets. Invesng in an well-known internaonal Brand on prime locaons with triple A tennants is a good start for OMNIBUS and geng a good rental income.
