    Buying process andPayment Schedule

    The buying process is simple and payments arebroken down into afordable stages.

    The rst step when buying a property in Brazil is to purchase

    property in Brazil, a CPF (Catastro de Pessoa Fisica). This is a

    registration number that you will need or any administrative action

    in Brazil including buying a property. You can either apply or the

    CPF online through the website o the Receita Federal, or at your

    local Brazilian embassy, or alternatively we can help you with the

    process.

    To proceed with the purchase you will sign a ReservationAgreement orm and you will be expected to pay up to a 3000 Euro

    reundable reservation ee in order to secure the property.

    Buying process:

    3000 Euro Reservation

    35% on contract

    35% nished structure (estimated October 2008)

    30% completion (estimated Q4 2009)

    A classic but potentially expensive mistake that international

    Brazil is a classic example o a country with dramaticallyunder-valued property in many locations, relative to othereconomies with similar growth. Millions o Brazilians arenancially able to invest in real estate, but have been heldback by the lack o easily available credit. International visitorsare also willing and able to travel to Brazils resort areas, butthey in turn are deterred by the fying time and cost o travel.Both obstacles are very close to being completely removed,which will result in a food o buyers pouring into real estate asdemand will surge virtually overnight when this occurs.

    An investment in Brazil carries an additional benet as wellas a strong hedge against the eects o the credit crunch:transer o capital to a high-perorming currency. The Britishpound is widely viewed as over-valued and orecast to be thesingle worst-perorming currency in the world until 2010. TheBrazilian real, on the other hand, is expected to be one o thetop ve currencies globally or re-pricing, meaning it is orecast

    to hold its value in 2008, and start to rise steadily beginning in2009.

    Legal aspects obuying in Brazil

    The Brazilian government encourages oreign

    investment and there are no restrictions on oreign real

    estate ownership with oreigners having the same rights

    and obligations as Brazilians themselves. The Brazilian

    government allows 100% oreign reehold ownership o land

    and property.

    Further, the Brazilian government has sophisticated and

    well developed real estate laws which protect property

    owners whether they are oreign or local.

    Real Estate transactions are secure as the Brazilian real

    estate registry shows the owners name and buyers can check

    i the sellers have any debts or liens on the property.

    To purchase property in Brazil, a CPF (Catastro de Pessoa

    or preliminary sales and purchase contract (PPC) which

    details the ull conditions o the sale and also acts as a receipt

    or the deposit paid. This contract can be signed by buyers

    or by lawyers acting on their behal i they have been given a

    power o attorney.

    It is always recommended to use a lawyer when buying a

    property not only in Brazil but anywhere in the world.

    Property Taxation in Brazil

    There are basically three types o property taxes in

    Brazil:

    The IPTU: A local yearly property tax which usually ranges1.

    rom 0.5% to 1.5% o the value o an asset, depending on

    the use o the property and its location.

    The ITBI, (Imposto sobre transmisso de bens imveis): A2.

    real estate transer tax which totals with other costs

    2 to 3 % o the value o the property and is paid to

    ocially register the change o property ownership beore

    a Notary Public.

    IR Imposto de Renda: Capital gains tax on the sale o3.

    the property which usually amounts to 15% o the prot

    made on the sale o the property. A new law was recently

    introduced waiving this tax i the proceeds o a sale are re-

    invested in another property in Brazil within 180 days o

    the sale.
