THE MASTER PLAN

Glasgow International Airport is one of the busiest airports in theUK with over 7.2 million passengers in 2012. The airport expectsdemand for long stay parking to outstrip supply in 2013.

The Glasgow Airport Draft Master Plan 2011 shows that in 2011 therewere 2,700 long stay car parking spaces. In 2011, the actual numberof long stay car parking spaces needed was 15,500 – far greaterthat the amount provided by the airport’s parking facilities. Due to theforecasted rise in passenger numbers, the report suggests that by2020 the number of long stay spaces will need to increase to 17,900to answer to the demand from travellers.

Over £200 million has been invested over the last 10 years helpingmake the airport the 2nd busiest in Scotland. Passenger numbersare projected to be over 24 million in 2030. These figures are derivedfrom econometric models produced by BAA, which are similar toindependent forecasts prepared by the Department for Transport.

Glasgow Airport is owned and operated by Heathrow Airport Holdingswhich was formerly know as BAA, they also own three other UKAirports. With over 20,000 people using Glasgow Airport each day theairport parking is in very high demand.

Is there a single title deed? The market valuation of one car parking space is £25,000.Investors are offered the property at a discounted rate,making the wholesale price only £20.000. We believe airportlong stay parking spaces are the most cost effective parkingfacilities producing the highest yields on the market today.Multiple parking spaces can be purchased using one landregistry title deed, this saves on completion costs on largerproperty investment portfolios.

Our parking spaces are VAT exempt; therefore there is noVAT to pay on completion of your property. There is also noVAT charged on rental income of your parking space(s) aslong as your income does not exceed £79,000 per annum.

Parking space rental starts at £45 per week. The 6-yearlease in place on your parking space has fixed upwardsonly rental reviews and break clauses for both parties every2 years. This produces a guaranteed 8% yield on yourinvestment within the first two years per annum, this then ispredicted to rise to over 10% return in years 3&4 and thensurpass 12% return in years 5&6.

You will incur no management or service charge fees whileyour parking space is empty. The only fee you will incur is asmall annual ground rental payment of £100 per space.

All of our car parks have excellent security alarm systems andthe latest CCTV. Your parking space can be accessed7 days a week. All car parks have secure access entry andexit systems and are manned through out the day.

Parking spaces are sold as a 175 year long leaseholdproperty (Banks consider anything over 100 years just thesame as owning a freehold). This is the maximum leaseholdthat can be granted in Scotland.

Yes, as with all UK property purchases you will receive the‘Title Deed’ registered in your name at Land Registry aftercompletion.

Park First’s car parks can vary in size from 100 up to 2,000parking spaces. All of our car parks are located in wellpopulatedareas close to major airports and city centres,they can be seen from the main roads or motorways bypotential customers.

Our in-house commercial agent will prepare a licenceagreement for tenants to sign and therefore no solicitorsare (legally) required. This makes the process simple, fast &straightforward, although you are welcome to use your own legaladvisors or commercial agents if you should choose to do so.

All parking spaces are purchased as a private commercialproperty investment. Investors are free to sell, let or managetheir own spaces at any time using any agent they choose.

Rental reviews take place every 2 years.

Yes, you can re-sell your parking space at any time andselling your property couldn’t be simpler. Park First canmarket your space upon your request. We believe thatbecause your property is so competitively priced whennew, they will make a very attractive sale proposition tonew investors in the future. We also expect that many endusers will wish to purchase their own parking spaces, if theyare frequent flyers/tenants, this then becomes more costeffective becoming a personal investment opportunity.

In year 5, investors have the option to enter the Park Firstbuy-back scheme. In this scheme, Park First will buy theparking space back from the investor for the original pricepaid within the next 5 years. This is a unique offer in themarket place and we are happy to be able to offer this exitroute to our investors.

We believe most investors are driven to keep the propertyinvestment they have purchased and carry on receiving therental yield produced for years to come, this means only avery limited number of parking spaces per site will ever comeonto the resale market thus creating a high sale value anddemand for the future.

A parking space is a long term asset backed incomegenerating commercial property, which has excellentprojected capital growth. Parking spaces underpin and helpdiversify any investor’s future investment portfolio.

A 15% management charge will be deducted from therental income received along with the service charge for theproperty. The annual ground rental charge is also payable, fulldetails of all these charges and the rental returns are outlinedon our current price list. All percentage returns are quotedafter management and service charges have already beendeducted, please refer to the price list within this brochure fora full detailed breakdown.

Should i charge VAT on my rental income? There is no VAT charged on the rental income of your parkingspace(s) as long as your income does not exceed £79,000per annum. If your rental income does exceed the thresholdthen you must register for VAT and charge it accordingly ifyou are a UK resident.
