1. PRESENTATION

FOMOBRA, S.L.U. is a company

established in 1999 whose activity is the

development and construction of all kind of

properties, having, furthermore, an

autonomous department for painting works.

With dedication and effort FOMOBRA has

become a consolidated and expanding

company.

At present, the organization employs

about 50 people in the top-responsibility

positions, and other 600 people in different

works and crafts, due to the policy of

outsourcing specialized companies for each

phase of the works. The headquarters are

located in La Candelaria Industrial Park of

Fuente Álamo, Murcia. This is the center

from which we coordinate the activities of

development and construction of homes,

offices and warehouses, and where are also

located part of the warehouses and the

machine pool.

The organization management

pledges its firm commitment to the

prevention and the improvement as the solid

foundations to reach the set goals, aiming at

being positioned in the market as a reference

company both in the real estate and in the

painting sectors, adapting in advance to the

needs required by the environment, and

being its main goal to achieve its clients’

satisfaction. The organization throws all its

efforts in this goal.

In FOMOBRA we use the most state-

of-the art tools and machines in the carrying

out of our activities and services, and have a

highly qualified interdisciplinary staff whose

main goal is the top quality of our products

and services and the effective protection of

the environment, assuring this way its clients’

satisfaction.

2. LOCATION

FOMOBRA headquarters are located in La

Candelaria Industrial Park, calle Potasio, parcela

2.11, nave 9, in Fuente Álamo, Murcia. Spain.

The premises cover a 1,055.17 built sqm plot, with

the following use:

836.17 sqm for covered warehouse for materials.

438 sqm for two-story offices.

Our goal in FOMOBRA is achieving the client’s total

satisfaction, offering him a range of efficient

quality products and services, at the same time that

we pledge our commitment to work methods

adapted to quality and environmental criteria.

With this principle, the organization adapts their

work systems to the requirements of the standards

UNE-EN ISO 9001: 2000 y UNE-EN ISO 14001:

1996, defining an Integrated Management System

that considers quality and environmental

requirements; this management system is currently

in its implementation and certification process.

5.2. Integrated quality and environment policy

The integration of the quality and environmental

management systems with the rest of the

organization’s systems and their adjustment to

these standards, is not merely to obtain a

prestigious certification, but, furthermore to

achieve that the system is efficient, getting closer

to the market and environment needs by the

continuous review and improvement of the

processes and services.

Operating in a competitive market, FOMOBRA

offers products and services with the required

quality, within the stipulated times and at the most

suitable prices, assuring this way the long-term

continuity.

Our quality and environment policy is based on

three basic commitments:

TOWARDS THE CLIENT

With the commitment of putting our efforts into

getting our clients satisfaction, promoting the

quality in all the levels of the company.

TOWARDS THE STAFF

We are committed in the satisfaction of the

organization staff. Due to the activity in which we

perform, we are unreservedly committed in safety

and health matters protecting both the company

and the employees’ interests.

TOWARDS THE ENVIRONMENT

We are committed in the prevention of the

pollution that our activities or products may cause

in our environment.

These three basic commitments are complementary

to the strict compliance of the current quality and

environmental legislation.

In order to comply with these three basic

system to keep the future, preserving the

environment and collaborating so as it can be

The training and the raising of the staff awareness

in the aspects connected with the carrying out of

FOMOBRA has six functional departments in which

several interconnected organizational areas are

managed. The employees in these departments

have a bachelor or associate’s bachelor degree

academic profile in the high responsibility positions

in the Administration, Purchasing and Security and

Health Departments. The employees in the Project

and Production Departments, included the Site

Managers, have a bachelor or associate’s bachelor

degree, mainly in Architecture, but also in other

disciplines such as Industrial Engineering.

ADMINISTRATION DEPARTMENT

Financial and Sales Area: In charge of all the

accounting and tax operations of the company, the

sales operations as well as the proceedings with

the public and private administrations.

PURCHASING AND HUMAN RESOURCES

DEPARTMENT

With three areas in charge of the duties of the

management of the organization resources and

logistics.

PRODUCTION DEPARTMENT

Construction area: Is involved in the main activity

of the organization, the construction of buildings.

The main mission is to produce, optimizing the

available resources, controlling costs, times and

quality with the intention of offering the client a

competitive product as we make our organization

competitive in the sector. In this area are all the

jobs directly connected with the production.

Economic Studies Area: In this area we deal with all

the quote requests for new works, both our own

and our clients’. We do the global economic

planning of the ongoing works and the following-

up of its accomplishment.

WORK SAFETY AND HEALTH DEPARTMENT

Ensures the company’s compliance in occupational

health and safety both in documents and on site.

In this area we verify the legal status of each of the

subcontracting companies that are going to take

part in each of our works, we draw up and sign

the contracts that state the business agreements,

we give the approval for the works

commencement and we supervise and assist on

site in occupational health and safety matters.

PROJECT DEPARTMENT

Project area: In this department are carried out the

feasibility studies for new projects and, if feasible,

the design development drawings and the

construction documents.

In this department we manage all the matters

concerning the “developer” and its deals with the

different public and private bodies.

This department has qualified staff for both the

design of building projects and the land

management.

PAINTING WORKS DEPARTMENT

This department is exclusive for the painting and

coating works, carrying out its activity with the

collaboration of the rest of the departments.

6.3. Auxiliary means

FOMOBRA defines, procures and keeps the

necessary infrastructure to be able to carry out the

production of its products and the delivery of its

services consistently with the Integrated

Management System, and always aiming at

offering efficient quality products and services to

its clients to satisfy their needs and requirements.

FOMOBRA analyses regularly which are the needs

for improvement, changes or increase of its

infrastructure aiming at improving its services and

positioning itself in the market as a leading

company in the sector always in expansion and

renewal.

One of the key aspects in the FOMOBRA

infrastructure is the equipment and machinery

necessary to delivery its services in an efficient

manner, fulfilling the quality and environmental

standards, and to improve continuously its

development.

Relying on the document system set for its

Integrated Management System, FOMOBRA

ensures the appropriate maintenance and control

of all its tools, equipment and machinery to be able

to offer the client fast, quality and on time services

committed with the environment and preventing

hazards due to the use of this infrastructure by its

staff.

All the staff in FOMOBRA is duly trained and

prepared for the efficient use of the equipment.

7. PROJECT DEPARTMENT

FOMOBRA has its own Project Department in

charge of all the necessary phases for the

execution of construction works: study of the

urban planning conditions of the plot, preliminary

study and schematic design to determine the best

architectonic solution, design development

drawings, construction documents, etc.

The Project Department is managed by a

professional with a Bachelor’s Degree in

Architecture, specialized in construction. This way

FOMOBRA has always developed its construction

projects by this own department, and has also

been able to design several construction

documents for other real estate developers.

This department is also in charge of dealing with

the different public and private administrations for

the necessary procedures to obtain the compulsory

permits for commencing the works, and managing

the procedures at the end of their execution,

obtaining the certificates of installations and first

occupation license for the built homes.

9. PAINTING WORKS DEPARTMENT

FOMOBRA has an exclusive department for

the management of the painting works, for

its own developments and for other

developers and construction companies.

All the painters are direct employees of

FOMOBRA, although sometimes this

department subcontracts other painting

companies.

This department has been part of the

company since its foundation, aiming at the

achieved goal of managing and controlling

directly the workforce and the materials used

in one of the main finishes of the buildings:

the paints and other similar coatings in walls,

ceilings and floors.
