Where Timber is used internally as a cladding for internal walls and ceilings and is site treated with a proprietary fire retardant coating system to achieve a spread of flame rating, this will require regular inspections to ensure that the fire rating is maintained and will involve maintenance costs for clients. Specifier’s to ensure that the Council’s Project Manager is aware of the need for any inspections and future maintenance costs and provide details of the necessary inspections and remedial work and include in the Health and Safety File. Timber cladding may be considered as an unacceptable maintenance liability and alternative finishes may be requested.
