This is an urban infill building project located, 4120 Brighton Boulevard Denver Colorado. The structure was erected between 1945-1960; however it is not a historic sight. This building was the original ware house for Miller Grocery. Then in 1980 it served as the building for a Super Value grocery store. This area is located in an indus-trial high traffic area which is close to RTD and bus stations. Brighton Boulevard is connected directly to downtown Denver with access to I-70 within a few blocks of the site.Photography here documents a field day to gather information in regards to exterior and interior existing conditions as well as surrounding area. The existing structure sits on 12.5 acres which allows for parking and available and space for landscape design. Exterior ground level to roof is 25 feet.

Both exterior and interior condi-tions are run down with visible damage inside and out. There are no load barring partitions located and existing ceilings are drop ceil-ings with acoustical tiles. Prior to this building project the space had been a multipurpose space. The space was rented out for storage units, previous meat packing plant and sometimes the space had been donated for vari-ous usages.

We took specific aspects from Persian Architecture. The arch was probably on of the most sig-nificant, it is implemented into our windows and doorways just as in tradtional Persian architecture.

A front section of the building was chosen which includes, main entrance, section of the retail space, greeting area, a section of the mezzanine and the vertical garden located on the south wall. In addition, the presentation model also gave the design team an opportunity to become more informed with the space and how it works function-ally and aesthetically. Various Viewsa. Mezzanineb. Water ConservationUtilizing water efficient plumbing fixtures to reduce the consump-tion of water will aid in reducing usage of natural resources. Water bill will also be lower than stan-dard buildings.

Environmental DesignUtilizing environmental and renew-able solar energy significantly re-duces the buildings impact on the environment and natural resourc-es. Green roofs and living walls aid in lowering overall temperature of the building reducing energy consumption, cuts down on heat island effect and helps satisfy our need for nature. Also may qualify for government tax incentives, energy costs are also lower than standard buildings.

Improved Indoor Air QualityUsing finishes that are low-no VOC’s, walk off mats, and natural ventilation significantly improves the over all health of the interior environment which benefits build-ing occupants directly.

Transportation Accessibility Urban infill and convenient loca-tion to transit systems allows and encourages patrons and employ-ees easy access to alternative transportation systems such as biking or transit.

Materials and ResourcesImplementing a recycling program and utilizing local material and resources helps support local economy, eliminates high levels of embodies energy and reduces waste.

AccessibilityProviding design that is accessible by all individuals creates equality and easy of access which pro-motes well being.

Sustainable SitesUrban infill aids in further redevel-opment and further development and improvement of an existing site while not further interrupting natural environment and ecosys-tems.

Biking to work, along with utiliz-ing nearby transit, bike racks and showers available for employees and patrons / urban landfill All cleaning products are non-toxic, paper products are chlorine-free and made from 100% post- consumer recycled fiber Natural wood flooring used also utilized for other applications such as shelving, booths All paints, and any varnishes, stains, or adhesives have no VOC’s Walk off mats absorb almost 90% of dirt and other toxins that enter the building Aragon and Krypton insulate the double pane glass windows with an R-value of 9

Mylar film on windows reflects 99% of the UV radiation and 60% of heat Xeriscaping that is well adapted to Colorado’s climate, green roof and vertical gardens, pot gardens house plants native to the area

ADA features throughout the es-tablishment enable all patrons and employees to have equal experi-ence

Waterless urinals in the men’s restrooms and water efficient fixtures throughout the establish-ment contribute to water conser-vation efforts

Flow restrictor and faucet aerators that mixes air and water reduces water consumption by almost 50%, also all faucets are motion sensitive

Alternatives to fiberglass insula-tion are utilized; denim and soy foam insulation methods are implemented

Green roof and vertical garden helps to control storm runoff insulate and eliminate heat island effect

Reduce, Reuse Recycle, recycling program

Roof mounted P.V system provid-ing a significant amount of build-ings energy from the sun
