STRUCTURAL INSULATED PANELSLet’s start with the basics.
SIPs are prefabricated, high performance, lightweight building components used in walls and roofs to provide sustainable buildings with high thermal performance and airtightness.
The panels are made by sandwiching two layers of orientated strand board structurally adhered to a core of Expanded Polystyrene (EPS).
SIP walls can bear considerable vertical and horizontal loads with reduced internal studding. The load carried by the SIP is transferred to ground by the OSB skins, held in position by the core.
It’s a system that is extremely strong, energy efficient and cost effective to use. Not to mention quick to assemble on site...

The i-SIP system is produced in our specialist manufacturing facility in Coventry.
We don’t believe in off-the-shelf, or take it or leave it solutions. We custom design and engineer the i-SIP to your needs.
Strict quality control procedures ensure quality and consistency of panels. All project batches have pull out tests, backed by a suite of ISO management procedures.
2 x 11mm OSB is adhered to an EPS foam insulation core, with variable thicknesses depending on performance requirements.
Design-wise, i-SIP is remarkably flexible and we can adapt it to suit any number of configurations and geometric designs.
Maximum panel length - 5980mm Maximum panel height - 2770mm (panel can be rotated 90o to install)

LARGE FORMAT PANELSFew methods of build can match the speed and air permeability levels achievable due to the large format nature of our panels. The only ones of its type manufactured in in the UK, they can measure up to almost 6 x 3 metres.
Fewer structural joints and connections make our system one of the easier ways to achieve low levels of air leakage (as low as 0.6 m3/m2hr@ 50 Pa) with proven products and details unique to us.

QUICK WEATHERPROOF ENVELOPEA quicker weather-tight structure provides a safe and dry working environment for follow on trades to start and finish much earlier.
This reduces pre-lim costs and make them more predictable.
It also has the benefit of taking brick off the critical path.
This offers a more weather resistant programme compared to traditional construction. Low temperatures and wet weather will not hinder progress.
We help co-ordinate the interfacing of trades, who have a much simpler system to understand and work with.

A clear project management schedule is made available to everyone - architect, main contractor and clients - along with detailed drawings and structural calculations supported by BBA certification.
Our off-site delivery programme offers a more robust and predictable procurement route, less affected by macroenvironmental factors such changing market conditions over time, on-site materials and labour supply and risks which can affect how and when sites may need to be developed.
Therefore, we are able to respond fast to changing local needs and circumstances.

On site assembly is co-ordinated by your Innovaré Systems Project Manager who supports you throughout.
Full risk assessments and Health and Safety plans are provided.
Our teams are CSCS accredited, with SSSTS team leader’s CPCS lift supervisors, slinger banksmen, First Aid training and relevant training to suit on site fall arrest systems.
We work closely with our approved installation teams, building long term relationships which ensure a smooth installation process on site to suit your programme.

There are two fundamental i-SIP solutions
COMPLETE STRUCTUREThe i-SIP building system provides the complete dry structure of the building including internal and external walls, floors, truss and panelised roofs.
INFILL AND WRAPPINGi-SIP infill is a practical and economic way of adding thermal insulation and infill structure to steel or concrete frames, allowing rapid cladding of the structural core and a variety of finishes.
They can sit inside, or outside the frame itself to take out frame cladding.
In all cases the product will be engineered for load bearing capability, racking resistance and wind loading in accordance with the test results on our delivered schemes.

I-SIP EXTERNAL WALLSi-SIP walls can bear considerable vertical and horizontal loads with reduced internal studding and provide racking and bending resistance against wind loads.
They are used for external walls with heights up to 4 storeys.
Walls are manufactured either as small panels, or as large format panels with pre cut window and door apertures.
Size and location of window apertures are considered in the our site specific structural calculations for racking resistance, made by our in house design team.
Large format panels up to 6m can provide double height spaces or simply for fast speed of installation.
Wall panels bear onto the foundations via a treated timber sole plate firmly secured to the sub-structure
INTERNAL STUD PARTITIONSWe include internal stud partitions for load bearing or non-load bearing partition walls as required, constructed of timber studwork with timber sheathing boards if needed.
This is cost-effective, allowing for easy installation of services and management of acoustics for room partitions.
STRUCTURAL BEAMS AND COLUMNSWhere required, Innovaré can provide steel or timber beams, columns or frames to enhance the structural frame of the building.

ENGINEERED JOISTSOpen web joists, I-joists or solid engineered timbers are used to frame the floor or roof and deck with timber board. We pre-assemble joists and deck into cassettes to improve speed and safety of installation. Acoustically, they are superior and will reduce floor thickness.
Metal web joists allow installation of services and soil pipe without the need for drilling and removes the risk of over adaption onsite from electricians and plumbers, which would otherwise result in structural failure.
We appreciate a solid feel to floors. So we recommended the use of an anhydrite screed such as SCREEDFLO, a CE certified product comprising anhydrite binder mixed with selected sharp sand and water.
DIFFERENTIAL MOVEMENT This is only a concern when working with standard timber frame systems. TRADA guidelines allow 8-10mm differential movement per floor. i-SIP has 0 differential movement, but for connections and floor zones we allow 3-4mm per floor.
i-SIP does not experience any significant dimensional changes. This means the building you design better reflects the complete building’s performance. i.e. no performance gap.
This makes SIPs more popular with those concerned by the differential movement in timber buildings.
The metal web joists we use reduce settlement, as they’re top hung cord.

PITCHED / MONO / SAWTOOTH ROOFS
I-SIP can form pitched, mono-pitched, sawtooth roofs and can be finished with any normal roof covering.
They usually consist of large panels supported on purlins and ridge beams.
Roofs resist dead and live loads with clear spans up to 3.5m.
Pitched SIP roofs have advantages over traditional cut or trussed rafter roofs. They provide an open, unobstructed roof void that is part of the thermal envelope of the building, ideal for use as a room in roof structure.
Openings for roof lights are formed in the same way as walls. Additional or new openings can be formed with relative ease under the guidance of the structural engineer.
ENGINEERED TRUSSES are provided to create a cold roof structure, attic roof or to support an i-SIP roof.
Trussed rafter or cut pitched roofs or timber joisted flat roofs can equally be used, and would be of the same design and construction as for any other build method.
FLAT ROOFS We deliver flat roof structures with timber roof cassettes, either insulated above by the Main Contractor or closed insulated stress skinned cassettes which can be finished with any form of normal roof coverings.
We assess all roofs on an individual project by project basis, tied back to your specific needs and drivers.

CLADDING INTERFACESi-SIP can be clad with anything, anywhere on the panel, supporting weight up to 50kg/m².
With low bearing brickwork, standard ties for SIP walls can be fixed anywhere on the panel.
Light weight cladding, e.g. timber or render systems, can be supported directly off the i-SIP structure.
Cladding type may affect the structural design loads of the building and should be considered during the design.
As there are minimal solid timber studs to fix the cladding, fixings used must provide adequate pull out resistance which we will advise you on a project by project basis.

M&E INTEGRATIONAn optimised structural grid provides flexibility for ventilation and M&E strategy.
We work closely with M&E subcontractors during design to provide a fully integrated solution.

SAP is the Government’s Standard Assessment Procedure for Energy Rating of Dwellings.
An assessment of the i-SIP compared to traditional construction found a 48% reduction in space heating fuel costs was generated by the improved thermal performance of the i-SIP system.

SEQUESTERED CARBONis carbon that might otherwise be in the form of atmospheric CO2 which has been safely trapped within timber building materials.
Buildings made out of SIPs become a form of carbon storage. The carbon is locked up until the building is demolished and the carbon released.
This helps offset carbon, essential for meeting the zero carbon homes standard.
The long lifespan of our buildings make them ideal for this carbon storage purpose in a way which can be more easily observed and measured.
We will calculate carbon expenditure and advise on methods for further reduction.
Responsibly increasing the use of timber in construction can result in more carbon savings and if managed correctly stimulate the creation of more forests.
