    Proposal for FITTED OUT office space requirement at Sigma Centre.

    We thank you for giving us the opportunity to present Sigma Centre for the office space

    requirement at Gurgaon and are pleased to submit our proposal to Lease the same.

    The contents of this Proposal to Lease are as follows:

    ANNEXURE I

    COMMERCIAL PROPOSAL FOR OFFERED SPACE

    SIGMA CENTRE

    Project Description

    SIGMA CENTRE located in Sector 34 Gurgaon, just 300

    meters off NH-8 in Infocity, is a unique development of

    approx. 1.16 lakh sq. ft. with scalable growth options for

    aspiring companies.

    Area offered GLA of approx. 7864 sq. ft. of fitted out area on Third Floor.

    Lease Rental (for fitted out premises) Rs. 55/- per sq. ft. per month.

    The Service Tax, as applicable, shall be additional.

    Maintenance Charges

    Maintenance charges will be calculated at actuals + 20%,

    reconciled every quarter. Indicative maintenance charges

    shall be paid monthly in advance @ Rs. 15 per sq. ft. per

    month. These indicative charges are for 12 hours operations

    and five and half days in a week.

    Car Parking Space

    One (1) free car parking space for every 1,000 sq. ft. of

    Leased premises.

    Additional Car Parking Spaces are charged on the basis of Rs.

    3,500/- per car park per month, subject to availability,

    provided such car parks are reserved by the Client by the

    Lease Commencement Date.

    The Service Tax, as applicable, shall be additional.

    Lease Period 9 Years

    Lock-in Period 5 years from the Lease Commencement Date

    Interest Free Refundable Security

    Deposit IFRSD Equivalent to 6 months Lease Rental

    Interest Free Refundable Maintenance

    Security Deposit IFRMSD Equivalent to 6 months indicative Maintenance Charges.

    Bulk Electricity Supply Deposit

    Rs. 2000 per KW of Power Load of per sq. ft. of Leased

    premises.

    (Basis .006kW x area in sq. ft. Leased area)

    * PAYMENT TERMS

    At the time of signing of the MoU /

    LOI / Term Sheet .

    Interest Free Refundable Security Deposit equivalent to

    3 months Lease Rental.

    At the time of signing of the Lease

    Agreement.

    Interest Free Refundable Maintenance Security Deposit

    equivalent to 6 months indicative Maintenance

    Charges.

    Balance amount (3 months Lease Rental) of Interest

    Free Refundable Security Deposit.

    Bulk Electricity Supply Deposit.

    Other Terms & Conditions for the Commercial Proposal

    This offer shall be subject to availability of space at the time of your confirmation and the rentals quoted

    shall depend on the rentals prevailing at the time of signing of the document.

    The rentals quoted above are for as is where is condition.

    If applicable, the cost of wall partition to facilitate floor divisions, the cost of common passage, changes in

    layout, etc. will be borne by the client.

    Bharti Realty would take care of maintenance of the building. Maintenance charges shall be payable at

    actual expenses incurred + 20%.

    Rentals quoted above are exclusive of all taxes i.e. central, state and municipal/property taxes, etc.

    The space shall be provided after signing of Lease Agreement and payment of relevant deposits.

    Registration charges are to be paid by the client at the time of signing of Lease Agreement.

    Simultaneously to signing the Lease Agreement, there shall be a separate maintenance agreement signed

    with Bharti Realty and the client.
