Dear Friends

Wish you were here! The weather here at the moment must be the best in the world. It is not too hot, it is not too cold, there is no wind, the sky is clear and blue and the ocean is a glorious calm aquamarine. We have even had a good rain. What more could we ask for?

Sitting on the StoepCricket. I can hear you saying ‘Not again’ but this is special – and pure nostalgia!

The Year: 1956/57

The Venue: A Pub in Rondebosch Cape Town – cnr Main Road and Roukoop Road

The Players: Richie Benaud and Tony Border

‘Cricket?’ You might well ask. ‘An Australian Test Cricketer and a UCT student?’ Not possible. But then, did you read ‘The Venue’?

It was late; the resident pianist had gone home and after urging and encouragement from his mates Tony grabbed a beer, sat down at the piano, started playing and the party went on.

A little bit later Richie Benaud and Ian Craig (the Australian Cricket Captain) both smartly dressed in tie and blazers walked in looking bright eyed and bushy tailed.

Benaud to Border – ‘Do you mind if I play the piano with you and do you want the bass or treble?’

Mind? Of course I didn’t! I chose the treble and Richie Benaud drew up a chair and sat down beside me and started playing a boogie bass which I still play to this day. We had a great time playing all the Bill Haley and the Comets numbers which were then top of the pops – those new hits of Rock and Roll

and of course we were singing the songs because we all knew the words!

We had a wonderful evening with lots of fun and laughter. In those days touring teams didn’t play on Sundays so players had Saturday nights off (and a bit of Sunday morning!).

Benaud was a good pianist and he established himself as a top Australian test player on that tour taking over 100 wickets and making four centuries as well. I liked him immensely and I thought of him often over the years as he just got better and better. When he stopped playing cricket he became a great commentator with a wonderful sense of humour. So I felt very sad when he passed away during this past month as I always considered him a great friend even though I only met him once – he was that sort of chap. RIP Richie Benaud.

Birds, Beasties, Trees, Updates and Important Things

Answers to last month's questions: Janet: it seems that your bird visitor was indeed an Ovambo Sparrow Hawk. Well identified.

Steven thinks the mystery bird is an Indian Mynah. He has seen a number of them without feathers on their heads, but has no idea how or why they lose these feathers.

One of our residents had this to say: After doing some research (thanks Google!), and on advice from Sharon, I purchased some salt lick blocks which I placed around the garden. The porcupines disappeared and the remaining lilies are now all in pots. Problem solved. Is this saying that the salt blocks were so revolting that they didn’t bother to come back again?

So when talk turns to cricket I can say that I played with the great Australian test player, Richie Benaud and that we enjoyed an innings together. So what if we batted on the piano, we were on pitch; we chatted between overs and he did show me some left-handed spin with his boogie bass.

So I was very lucky And I trust you will be too And to Richie ‘Thank you’ and rest easy in the place where good cricketers go.

We are all very lucky!

Going Green! DayYou are just about to get dinner underway when, oh shucks, Eskom switch off the electricity due to load shedding or you have a household filled with visitors and a water pipe bursts in Fourways and lo and behold the water is shut down for the repair! These are just some of the frustrations that we deal with on a day to day basis. One way to overcome these challenges that are faced by South Africans every day is to “get off the grid” so to say.

There are various options available to us all but how do we do it and which is the best way to proceed. To answer these questions and many more, the DHA will be hosting a Go Green! Day at the Clubhouse on 16 May 2015 from 10h00 to 14h00 where a number of alternative energy and water suppliers will be available to speak to you about how to get your property off the grid – this will assist Residents when load shedding or water cuts occur!

We invite Residents who are involved in alternative energy or water supply businesses to showcase their products to the Dainfern Residents. To reserve a table at the Go Green! Day, please e-mail Laura at [email protected] with your company name, a contact name, the product or service you supply, contact numbers and e-mail addresses.

We are limited to 25 tables inside the Clubhouse and these tables will go on a first come first serve basis. We already have thirteen tables booked so don’t waste any time if you want the residents to see your products – reserve your table today!

What is the Seller’s responsibility in the sale of his property where latent defects surface?

Property MattersAll your property related questions answered

The “Voetstoots” clause completely liberates a Seller from any liability for patent defects (defects which can easily be seen on viewing the property) but this exemption is not absolute in the case of latent defects.

Latent Defects are faults that are not immediately visible on viewing the property for example the house was newly painted in order to conceal defects, such as damp. The test is what could not normally be seen on inspection.

The Seller’s ResponsibilityAccording to South African court cases, a Seller is only excused from liability for latent defects where he himself was not aware of at the time of the sale. A Seller who knowingly conceals a latent defect will be liable to the Buyer for the cost of repair. In such a case he cannot rely on the “voetstoots” clause.

A Seller will thus be liable for damp and other similar faults deliberately hidden from view.

Damp in Sectional Title If the moisture is coming from pipes in shared walls, which take water to your section and also to other sections or the common property, then the body corporate is responsible for the maintenance and repair thereof. They will similarly be responsible to reimburse the cost of any repairs to your section caused by the leaking pipes. If the pipe only serves your section and the faulty area of the pipe is situated in your section, then you would be responsible for the area of the pipe situated in your section.

Why do you need to treat the damp?Damp is usually treated for purely cosmetic reasons, i.e. to remove the obvious symptoms that people can see and smell. However, long term effects are damaging and can be costly.

Where the damp has caused fungi this could also pose a health risk.

All treatments done through certified experts, come with a manufacturers guarantee. The product used, determines the guarantee provided. The Length of guarantee should be confirmed prior to any work commencing.

The Buyer’s RecourseA buyer by law cannot do any of the following:• He cannot obtain a quotation and deduct the

cost of repairs from the purchase price and tender a lesser amount (or reduce his deposit);

• He cannot refuse to pay occupational rental or any portion thereof unless the defective article seriously restricts occupation of the property;

• He cannot repudiate or cancel the sale contract;

• The remedying of Latent defect expires (or prescribes) three years after the owner first becomes aware of the existence of the defect;

• By law his proper recourse is to institute an action for damages.

Paint Ideas

Nothing can alter a room's appearance and mood like a new coat of paint. For a small investment of time and money, you can update any living space. You'll learn about two common types of paints and how to choose the paint best suited for your project. In addition to learning how to choose paint, painting terms, surface preparation and application techniques are also explained.

What is paint?Paint consists of:• Pigments for colour.• Binders that hold the pigments together.• Liquid that disperses and delivers the pigments.• Additives that supply traits such as moisture

resistance.Pigments, binders, and additives are solids that stay on the painted surface. The liquid evaporates (or cures). Product labels reference the percentages of solids in paint. A higher percentage usually indicates a thicker, better covering paint.Two common types of paint are available:

Enamel paint - (solvent-based) (oil)• In oil-based paint, the liquid solvent is mineral spirits.• Oil-based paint dries slower than PVA (water based

paint) — usually taking 24 hours to cure.• Clean up with turpentine or thinners.

Water-based (PVA)• The liquid is water.• An advantage to PVA paint is that it dries relatively

fast, which may or may not be desirable in hot weather or direct sunshine.

• Clean up is faster, requiring only soap and water.

Choosing paintWhen painting indoors, use paint marked as "Interior" or "Interior/Exterior."

Exterior paint is not for indoor use. Plus it doesn't dry as quickly and has a stronger odour — an important factor inside the house.• Sheen is the term used to describe the degree of

light reflection a paint has. Usually the less sheen an interior paint has, the less stain-resistant it is. Different manufacturers may have various trade names for them, but in general sheens are classified as "Gloss," "Semi-Gloss," "Satin" and "Flat."

• Gloss is the toughest. It's also an easier surface to clean, which makes it a good choice for areas of high traffic or constant use. Gloss is most often used on woodwork, baseboards, and kitchen and bath walls. Gloss paint will, however, show imperfections in the surface more than other sheens.

• Semi-gloss paints are also durable and easy to clean, but have less shine than gloss. They are just as suitable for woodwork, kitchens, baths, and other high traffic or high-humidity places.

• Satin offers a good combination of easy-clean and moderate sheen.

• Eggshell is a smooth, low-sheen finish that has less sheen than satin. It is ideal for living rooms, dining rooms, bedrooms and dens.

• Flat paint is considered non-reflective and a good choice for large wall and ceiling areas. It also hides imperfections well and spatters less when applied.

If you want to change colours, think about buying a small quantity of your colour choice. Before purchasing several gallons, paint a small area and wait a few days. Paints can react to each other and cast reflections that may change the appearance of a room. Colours may look different under various types of lighting or in the sunshine.

How much paint do i buy? Use a handy online paint calculator. (plascon & dulux websites).

Need a primer? A primer will help paint adhere to the surface, providing a more uniform appearance. Use a primer when painting over new wood, drywall, bare wood, or repainting over existing bright or dark colours. Ask your salesperson and read the labels before making this decision.

Can i paint oil-based paints over pva paints and vice versa? The most important thing to know is the condition of the surface itself. Regardless of whether the base coat is oil or water based, you must dull glossy paint by sanding or de-glossing with a chemical de-glossing product. If you don't dull glossy paint, the second coat will streak and not stick to the base coat when drying.

Paint TermsWhen reading the paint can, you may come across one or more of these interior paint terms:• Hiding power — The ability of a paint to obscure or

hide the surface to which it is applied. Hiding power is provided by the paint's pigment. Hiding power is affected by how thickly the paint tends to apply and how well brush marks flow out.

• Adhesion — The ability of the paint to grip or adhere to a surface.

• Spatter resistance — The tendency of paint to throw off small droplets during application, particularly by roller. Paints with good spatter resistance are easier and more pleasant to use.

• Colour acceptance — The development to its full intended colour whether application is by spray, brush or roller.

• Touch-up — The capability of paint to produce the same appearance when used for touch-up as when the paint was originally applied.

• Stain resistance — The capability of the paint to resist retention of household dirt and stains.

• Stain removability — The ease with which stains, dirt or grime can be removed from the surface.

• Scrub resistance — The capability of the paint to maintain its colour when subjected to repeated washing or scrubbing.

• Burnish resistance — The capability of a paint to resist taking on an increase in gloss or sheen when subjected to rubbing, scrubbing or bumping an object against it.

• Block resistance — The capability of a paint, when applied to two surfaces, not to stick to itself upon contact when pressure is applied. Good block resistance helps keep a door or window from sticking.

• Print resistance — The ability of a paint to resist marking or taking on the imprint of an object that is placed on it, such as a shelf with books on it.

Art as Investment

Living with artFor some people buying a beautiful painting or sculpture is simple. They see a piece, fall in love with it and buy it. The puzzle of placement never arises, as it is secondary to the possession of the item itself. This is usually the case when the client is a collector, or wishes to invest in a particular piece of art. In a case like this, the artwork takes priority, and décor may need to compromise to accommodate the new piece.

Some people visiting the gallery are a little hesitant to commit themselves to a particular piece, as they may be uncertain how it will work within their space, or whether it will work at all.

There are a few basic guidelines which may be of some assistance to someone who loves art, but is not confident when placing it.

There are those who believe that their houses are too small to accommodate art. There is also the temptation to crowd a small room with a collection of small pieces, creating a blurred image, rather than a focussed one. Rather hang one large piece, perhaps a monochrome charcoal work or a photograph, where the picture itself contains an area of space. This will open up a small room, and, especially when used in conjunction with a mirror, give the impression of a much larger area.

Where a room already contains a lot of colour, consider buying a painting featuring one or two of those colours. This works extremely well if you use abstract pieces.

Many modern homes are finished and furnished in earthy or neutral tones. These wonderfully un- fussy spaces allow one total freedom to indulge when it comes to buying art. The focus is on the beautiful, possibly very colourful art treasure, with little to distract the eye. Stephan Welz once advised me that the most important consideration, every single time you buy a piece of art , is that you must love it. If you only buy what you love, there is little likelihood that your pieces will clash. On the other hand, if your decorator has persuaded you to purchase a painting that you don’t like because it goes with the cushions, it is probably not going to grow on you. Rather change the cushions.

One hot local critic, was brave enough to say, when referring to Jonny’s, “the best peri-peri chicken in the Southern hemisphere” - if that isn’t warm praise enough for this speciality restaurant where one is almost guaranteed to have a festive time.

We are glad to say that the construction on the 7th hole is something of the past. Clinton Fouche and Turfnet have been working around the clock, thank you for all the hard work and effort. The 8th Men’s and forward tee is starting to look absolutely spectacular and we can’t wait to open the tee for play.

The April Mixed and Ladies Open was very well supported. The Mixed Open took place on the 12th of April and unfortunately the weather didn’t play along. It’s just a little more difficult to get out of bed in the morning.It’s late enough in the year that the resolve of the New Year is starting to wear off. It’s a time of year when all runners, beginners and seasoned alike might be struggling with motivation.Bruce Fordyce recently spoke to Runner’s World South Africa and advised mixing things up a bit to get out of a slump. Try a new route or some new running partners. Make a small change to your running routine. Also, focus on small goals, like what you are going to run tomorrow and the next day, rather than looking too far ahead.If you are in need of some change, or encouragement with your running, come and join us on Wednesdays at 5:45. The running club meets just below the practice green and all ages and abilities are welcome.

Dear Parent, are you worried, frustrated, angry, scared, or perhaps satisfied with the behaviour of your child?

Weekly lessons will teach you the technique of each stroke, allow you to practice the strokes and teach you match strategy but it doesn’t really teach you how to play well in a match situation where the returns are unpredictable and points need to be won. It is only when a match is actually played that theory and tactics are called into action.It can be a difficult transition going from hitting the ball back to your coach with their regular and predictable strokes to winning a point against an opponent whose shots you can’t predict. That’s when tennis clinics or organised social matches come into their own.The Wednesday ladies tennis clinic is a combination of coaching, match strategy and match practice. Depending on the size, the format could be a challenging doubles match, forehand, back hand and volley practice or short challenges to see who can be queen of the court. The warm weather, together with New Year fitness resolutions and also word of mouth has seen this ladies clinic grow in numbers over recent months. The morning is fun filled, energetic and a great way to make friends and get some exercise. Each week’s format is different depending on the numbers and the coach’s plan. This week we learnt to return to the ready position on the base line and avoid getting caught in no man’s land as well as attacking to the net and playing a long volley near the service line without letting the ball bounce.

Who knows what next week will hold? Come along and see what new skills you can learn, get in a match or two and remember to bring plenty of water, wear sun block and bring a hat and a winning attitude.

This is a spiny, evergreen shrub or tree bearing edible fruit. It is easily cultivated and attracts birds to the garden.

Description Dovyalis rhamnoides is an evergreen shrub or a small tree 1–7 m high. It has grey brown bark and is well known for the spines on the stem and close by the leaves.

The plant is hairy when still young but leaves are glabrous or shiny later. Leaves are simple and oval shaped.

The flowers are tiny creamy green and male and female flowers occur on different trees i.e. the plants are dioecious. Male flowers are more attractive displaying many stamens.

Female trees bear red oval berry fruits which are relished by birds. Unripe fruits are a shiny green before they ripen. Fruits are not produced each year.

Uses and cultural aspects The plant can be used as a hedge or can be planted as a tree. Its fruits are edible and very delicious. They can also be used to make jam, jelly preserve, vinegar and brandy. It attracts insects because of its fruits. It also makes a good nesting site for some bird species as it has thorns that can help to protect the bird from threats. Its stem can be used as timber for craft work and agricultural implements. There is also evidence of it being used for medicinal purpose although its use is very limited.

The plant easily propagates from seeds during October to February but it can also be propagated from cuttings while the stem is still soft. It grows in a sunny or a semi-shaded environment.

Edible Gardening – Making a Mother’s Day feast from your Garden

For Mother’s Day, why not treat your Mum to a new plant for the garden. An evergreen Bay tree (although not indigenous) is water wise being of Mediterranean origin and is a valuable addition to your edible garden. The leaves used dried or fresh add delicious flavour to stews and sauces. Best of all it can be planted in pots or in the ground and left to grow into a tree or neatly pruned as part of a topiary garden. The perfect Mother’s day gift.

Mother’s Day PrawnsIngredients:20 medium-large prawns,

10 baby courgettes

6 tablespoons sunflower oil

Zest and juice of 2 limes

1 heaped tablespoon fresh ginger, grated

2 fresh red chillies, deseeded and finely chopped

1 small handful mixed fresh coriander and mint

2 tablespoons soy sauce

Method:Get a wok or pan very hot while you finely slice the baby courgettes. Place these to one side. To your hot pan, add the oil, prawns, lime zest and ginger. Stir-fry for 2 minutes, until the prawns are lightly golden.

Remove from the heat, and allow cooling for 30 seconds before adding your courgettes, lime juice, chilli and herbs. Season with soy sauce and stir before serving.

May is the perfect month to plant out broad beans, kale, radish and spinach, all of which will continue growing throughout the winter months. Now is also the time to cut down any remaining tomato and squash plants still standing, digging them back into the garden?

Next year’s plants will thrive if planted in the same position, benefitting from the added nutrients. Dig over your unused beds and add a good amount of compost to start preparing the garden for Spring. Start thinking about which veggies and herbs you will want to plant next season. You can head to your local garden centre to buy the seeds to keep one step ahead of the game.

During May, harvest the remaining chillies, peppers and celery that should still be going strong. You can also harvest herbs such as thyme, chives, coriander and origanum. Certain herbs can be hung up and dried to create your very own dried herb mix or a bouquet garni that can be used to enhance the flavours of casseroles, stocks, soups and sauces. Others will need to be used fresh such as mint and coriander.

An inhabitant of the natural treed areas in the Estate, the Cardinal Woodpecker is a fairly common resident of Dainfern, when it can be found clambering around on tree trunks pecking and boring for insects and grubs.

These birds are quite active and will occasionally move into well treed gardens looking for food and have been known to occupy nesting logs that are erected in gardens. As pioneering cavity nesters they are often the first to excavate a nesting hole, and after doing so will lay their 2-3 eggs in the summer months before raising their young.

Woodpeckers are an essential part of our natural environment and we should ensure that old growth trees remain on the estate so that they can continue to forage successfully on the bark of trees and be seen in our estate.

The sexes differ slightly in plumage with male birds having a red hindcrown but otherwise having a brown forehead, with the female having a black hindcrown, important features in distinguishing this bird from the Golden-tailed Woodpecker, which is also occasionally found on the estate. The black moustachial stripe seen in both sexes and the streaked belly are also key features to look for.

Cardinal Woodpeckers often draw attention to their presence by the distinctive ‘krrek, krrek, krrek’ call which is quite far-carrying and will help the alert observer pinpoint where the bird is. If you hear the typical drumming
