ICT solutions to improve the energy performance of
buildings in Bulgaria
ICT solution for heat consumption optimization
ICT solution is based on server software, communication
modules and GSM network for:
Online monitoring of heat energy consumption
Online monitoring of different parameters and working modes
Remote control of schedules
Remote optimization of service parameters
On-line preventive maintenance
Online monitoring of DHS helps for immediate detection of fault
conditions
Usually these conditions were not detected by end users because in
such situations DHS work in a service mode and buildings are over-
heated
Most common faults detected were:
Outside Temperature Sensor Fault Detection
Motor Valve Fault Detection
Pressure Sensors values outside limits
Other sensors’ values outside limits
Advantages:
• Decreasing the heat energy expenditures
• Regulating the work of the heating system in accordance with the heat consumption in the building
• Maintenance, improvement and modernization of the buildings and the building installations
• Reduction of CO2 emissions and protection of the environment
Covenant of Mayors
• It is an initiative of the European Commission involving local and regional
authorities, voluntarily committing to increasing energy efficiency and use of
renewable energy sources on their territories. By their commitment, Covenant
signatories aim to meet and exceed the European Union 20% CO2 reduction
objective by 2020.
• Sofia Municipality became part of the initiative with a decision of the Sofia
Municipality Council № 315/26.05.2011 and prepared its Sustainable Energy
Action Plan in 2013 according to which it intend to reduce the CO2 emissions with
22% up to 2020.
Sustainable Energy Action Plan of Sofia Municipality
• One of the accepted measures is:
Measure 4.1.3 – Increase of the energy efficiency of heat stations and
boilers

The System for Energy Management is used in more than 50 buildings in
Bulgaria.
The expenditures for heat energy in schools, universities, kindergartens and
hostels were reduced with about 20% , without to change the heat comfort of
the inhabitants.
Analyzed Results
• 24/7 distance monitoring, control and management
• Energy efficiency management and increase of the comfort
• Correction of the settings several times per day
• Identification of the fault situations from 5 to 30 minutes after appearing
• On-time reaction and keeping the comfort of the inhabitants.
Advantages
• Consultations
• Repair of the internal installation
• Replacement of damaged or broken parts of the installation
Other Services
The introduction of Energy Management solution leads to:
• Energy savings – 15-35%
• Optimum management and optimization of the regime
