    Assista nt Projec t Ma na g er

    Job Summary:

    Day-to-day project management and direction of the project development teams(including, but not limited to, all consultants, civil engineers, architects and other

    experts).

    Projec t planning and engineering with stakeholders and agenc ies having jurisdictionover the Project(s) in pursuit of any easements, license agreements, encroachment

    permits, cooperative agreements, LOIs and right of way dedications;

    Planning approvals, and government processing, including: tentative tract maps,specific plans, formation of community facilities districts (CFD) and environmental studies;

    Final map phasing, overall project phasing, and preservation of development rights; General asset management, financial projections and status reports; Monitoring production schedules, budgets and cost control; Assisting in new acquisitions: issue identification, opportunities & constraints analysis, and

    title coordination & review;

    Assisting in the preparation of due diligence studies, final map and improvement plans:o Research community ordinances, fees and maps (i.e. zoning, master plan,

    spec ial requirements of Building Department, Engineering Department, or

    Planning department, special ordinances such as wetlands, ordinances,

    etc.);

    o Research availability and capacity of utilities and/or what is required tobring utilities to site;

    o Prepare summary of research findings on each parcel being consideredfor purchase, and provide recommendations regarding proposed

    costs/feasibility;

    o Prepare estimate of potential planning and development costs throughthe permit approval stages;

    o Review and recommend approval of billing invoices as related to the siteinvestigation and evaluation process prior to submittal to accounting staff;

    Workshop meetings for various public agencies, concerned citizens and communitymeetings;

    Addressing project development in local Planning Commission and City Council publichearings;

    Develop relationships with Staff and decision makers at the City/Planning Commission.

    Job Requirements:

    Applicant should possess a Master of Business Administration degree and a Bachelor of

    Science degree in Civil Engineering or related field. 5-plus years of experience in

    subdivision, land planning and land development, including: site layout and design,

    grading, utility design, storm water management, erosion control, and preparation ofpermit applications and engineering reports. A Professional Engineer (PE) License

    considered a plus. The understanding of Municipal review, approval process, and

    ordinance application is required. Prior experience with client/consultant relationship

    development, proposal preparation, project budgeting and public presentations also

    required. Candidate must demonstrate ability to lead, team spirit qua lities, excellent

    communication, and planning and organizational skills. Position requires travel to job

    sites and meetings in various cities in Southern California. Proficiency with MS Office

    2010/2013 and Windows 7/8 is a must.
