Reusing this land, previously used as a cargo terminal, meant an infill of overone metre high had to be inserted in order for storm-water run-off to bechannelled along traditional pipes. The alternative solution to the infill andthe installation of tubes was to transform the garden areas into permeablesurfaces to collect the run-off. Using rain gardens, located alongside thepedestrian and car parking spaces, the storm-water is drained off naturallyand the need to implement a traditional drainage system has been avoided.

La reutilización de este terreno, dedicado previamente a terminal de carga,requerla un relleno de más de un metro de altura para poder realizar unaevacuación de escorrentias mediante conductos tradicionales. La solución paraevitar el relleno y Ia instalación de los conductos fue convertir los espaciosajardinados en superficies permeables que recogieran Ia escorrentia. Mediantejardines de recogida de Iluvia, situados junto a los espacios peatonales y deaparcamiento, se absorbe naturalmente el agua y Se evita Ia ejecución de unsistema de drenaje tradicional en zanja.

In this former parking lot opposite an old cargo unloading terminal, nowtransformed into a business incubator, the first action undertaken to makeit into public space was removal. Some sections of the existing asphalt andconcrete were selectively removed, uncovering the original soil. The size ofthe sections to be removed was according to the dimensions of the truckswhich used to unload into the building. The deliberate cracks were filled inby planting Virginian native wild grass and poplars. The slabs of concreteremoved were piled up for them to be used later on as paving stones. As thepioneer plants grow the cracks open up, sketching out the lines between thedeliberate and the accidental.

La primera acción que se ejecuta en esta antigua zona de aparcamiento,situada frente a una antigua terminal de carga, es substractiva. Se eliminande manera selectiva algunas secciones del asfalto y del hormigón existente,dejando a Ia vista el terreno original. El patron para suprimir bandas depavimento se basa en las dimensiones de los camiones que antiguamentedescargaban en el edificio. Las fisuras intencionadas se plantan con céspedsalvaje nativo y chopos. Las losas de hormigón eliminadas se apilan paravolverlas a usar como adoquines. A medida que las plantas pioneras maduren,las fisuras se agrandarán, desdibujando los limites entre Ic intencionado y Icaccidental.

Reusing the facade involved replacing the original factorybrick with a much lighter brick. Metal elements were used, along with fixedglass windows. An intermediate framework was built and the roof level wasraised.

La antigua terminal de carga tenIa un edificlo cabecera de una planta confachada de ladrillo care vista. La reutilización de Ia fachada ha consistido en Iasustitución de Ia obra de fábrica de ladrillo por una nueva mucho más ligera.Se han aprovechado elementos metálicos, combinados con huecos fijos devidrio. Se ha construido un forjado intermedio y se ha elevado Ia altura de Iacubierta.

Reusing this former cargo terminal as a business centre required anilluminated ventilated passageway to be inserted crossing the plantlengthways. The top part of the partitions is polycarbonate for the light fromabove to enter more easily. The existing structure is painted orange andducts and insulation are visible.

La reutilización de esta antigua terminal de carga como centro de empresasrequiere a inserción de un pasillo iluminado y ventilado que atraviesa Ia plantaen sentido longitudinal. Una pantalla ondulada, forrada con chapa de madera,cierra una bateria de despachos. La parte superior de las particiones es depolicarbonato para que Ia iluminación cenital penetre más fácilmente.La estructura existente se ha pintado de naranja y se han añadido lasinstalaciones dejándolas vistas.

The urban furniture of this former industrial building site now convertedto a business incubator and housing units, was made by recycling existingmaterials. Blocks made for building retaining walls were used as benches,drainage tubes as planters and crushed concrete was used to surface asquare. These elements were manufactured in the cement factory just a fewmetres distance from the site which helped keep costs down.

El mobiliario urbano de este antiguo solar industrial, convertido en vivero deempresas y viviendas, se obtiene a partir del reciclado de materiales existentes.Los bloques para Ia construccián de muros de contención se emplearoncomo bancos, las tuberiss de alcantarillado como jardineras y el hormigónmachacado sirviá para rematar Is superficie de una plaza. Estos elementos sefabricaron en Ia cementera situada a tan solo unos metros del recinto, lo queredundo en un importante abaratamiento de costes.
