The Canada Mortgage and Housing Corporation’s 2010 Mortgage Consumer Survey reveals a modern truth: the In-ternet has become an important resource for first-time homebuyers.

Released last week, the survey shows that 89 per cent of first-time homebuy-ers indicated they looked online for mortgage-related information, while 84 per cent researched mortgage terms and

conditions before deciding on a mortgage option.

More than two-thirds of those surveyed – 69 per cent – used an online calculator to compare differ-ent options when shopping for a home.

As a result, 85 per cent of first-time homebuyers noted they have a

good understanding of the size of mort-gage they could afford before buying a new home, CMHC reports.

According to the online survey, the average Canadian homebuyer takes 12 months to plan their purchase.

The survey polled more than 2,500 active mortgage users and asked par-ticipants a series of questions designed to gauge the attitudes and sentiments of recent mortgage consumers in Canada.

“Canadians confirmed that they take the time to do research prior to buying a home,” says Pierre Serré, CMHC vice-president of insurance product and business development.

The survey notes that 81 per cent of recent homebuyers indicate they are comfortable with the level of their current mortgage debt, while 68 per

cent feel there is a strong chance they will pay off their mortgage sooner than required.

More than a quarter – 27 per cent – have already taken steps to pay down their mort-gage through lump-sum payments or through increased regular payments.

Well-respected Metro Vancouver builder Mosaic Homes is known for its high-quality communities throughout the Lower Mainland.

The company is currently selling new homes in Coquitlam and Surrey neighbourhoods, with more local communities in the planning.

Mosaic Homes’ Peter Edmonds says today’s homebuyers are “definitely, without a doubt” online-savvy.

“We consider online to be one of the most valuable tools in the homebuying process,” Edmonds says, noting that the depth and the wealth of information available online is astounding.

“They can make a better-informed homebuying decision utilizing the information they found online.”

Ultimately, it puts the consumer in better control of the entire home-buying process, because it holds the builders up to greater accountability, Edmonds says.

But the more education, the better, he adds.

“Consumers feel more relaxed when they’re armed with informa-tion ... it helps them make the right decision for themselves and it helps validate the purchase.”

Whether that’s due to the emergence of su-perior outdoor products that pushed the focus to outdoor living, or due to the homeowner’s desire to spend more time outdoors – in a more elegant way – that pushed manufacturers to make more product available is not certain, he says, and likens it to the “chicken and the egg” adage.

“Certainly the availability of great products has triggered people’s thinking about what is possible,” says Collins.

“The accordion-style doors – which fold back on themselves, blurring the division between the interior and exterior space – the stainless steel fireplaces, the kitchen equipment specially made for the outdoor kitchen and can remain outside year-round without rusting ... all this contributes to making outdoor liv-ing both functional and elegant.”

Collins gives a nod to the amazing amount of information available to homeowners these days, from home and garden television to online to publications such as New Local Home, a variety of media exposes people to ideas and products on a daily basis.

Clients often attend the first meeting with pages torn out of newspapers and magazines to demonstrate their taste and wish for their new living space, he says.

Kenorah automatically asks clients, even if they are doing an indoor renovation, if they have plans for a future outdoor space, Collins notes, because such a plan could have huge

ramifications, such as a change in the roofline to accommodate a covered terrace. Other things they take into consideration are power, water and gas lines for backyard items includ-ing heaters, pools, barbecues or water features.

“The main question homeowners should spend time considering is just how your family

plans on using the new space,” Collins says. “Is it pure entertainment, is it more family based? Is it a place you just

want to sit and relax or do you plan on preparing food and dining?”

Collins likely knows what he’s talking about.

The Greater Vancouver Home Builders’ Association recently

announced the finalists for Metro Van-couver’s first-ever home renovation awards,

and Kenorah leads the way with 10 nomina-tions, including a nomination for Best Outdoor Living Space.

Sherry Forbes of Inform Interiors Inc. in Vancouver’s trendy Gastown says outdoor fur-niture has gone high-end and high-fashion.

“What we are seeing is price is no object,” she

says. “What’s important is how they actually use that outdoor space. The first sunny day we have they are here in droves.”

Royal Botania from Belgium is a best seller in outdoor furniture, Forbes notes.

“It’s high-end but it has a really great line from modern to the tried-and-true teak,” she says.

A company that started designing furniture for cruise lines, Royal Botania now creates residential outdoor furniture as well, with low maintenance in mind, says Forbes.

“Their collection called O-Zon (Ozone), for instance, uses steel in the furniture,” she says.

“Black is a very popular colour in outdoor these days, it’s very sophisticated and looks fabulous against the green of grass and plants.”

Whether a homeowner dreams of a linen-draped dining table placed under an arbour, decorated with flowers and candles, or a minimalistic, modern outdoors space comple-mented with a sleek, stainless steel barbecue, it is obvious they have plenty of places to go in Metro Vancouver for help in creating their personal, perfect outdoor space.

“Last summer, 30 cottages were com-plete. This summer, there’s 100,” Hare says.

The Cottages at Cultus homes range from $379,900 to $629,900, so homebuy-ers could save approximately $44,093 if they invest in one of the higher-priced resort properties before July 1, Hare says.

Out of the 218 cottages that will even-tually be built, 140 have already sold. Many who have bought homes already make use of, or live in, the community.

“Some people do live here year-round,” Hare says.

“The majority of buyers use it as a second home, a resort purchase ... many people buy it as a legacy purchase.”
