The Canada Mortgage and Housing Corporation’s 2010 Mortgage Consumer Survey reveals a modern truth: the In-ternet has become an important resource for first-time homebuyers.
Released last week, the survey shows that 89 per cent of first-time homebuy-ers indicated they looked online for mortgage-related information, while 84 per cent researched mortgage terms and
conditions before deciding on a mortgage option.
More than two-thirds of those surveyed – 69 per cent – used an online calculator to compare differ-ent options when shopping for a home.
As a result, 85 per cent of first-time homebuyers noted they have a
good understanding of the size of mort-gage they could afford before buying a new home, CMHC reports.
According to the online survey, the average Canadian homebuyer takes 12 months to plan their purchase.
The survey polled more than 2,500 active mortgage users and asked par-ticipants a series of questions designed to gauge the attitudes and sentiments of recent mortgage consumers in Canada.
The survey has been conducted since 1999, CMHC notes.
Today’s homebuyers are online-savvyPeople are looking to the Internet before purchasing a home: CMHC

Your family has decided to vacation at home this summer. They are not alone, as an amazing number of people are deciding to forego travelling, but with a bit of a twist.
The money they would have spent on a vacation will now be spent making their outdoor space an enjoyable place, where the whole family will want to spend time.
Kenorah Construction and Design owner Graham Collins says there is a definite shift in the way people are living in their homes.
“Over half our clients are requesting either extensive outdoor living space designed as part of a major renovation, or at the very least, services such as electrical and natural
gas outlets installed and ready for future use,” Collins says.
Many new homes in Metro Vancouver now come with electrical or gas already hooked up to service outdoor barbecues and fireplaces as well.
People are now approaching their outdoor space with the same care as the interior of the home, Collins says.
Bring the indoors outsideWhether planning a staycation or simply, new patio furniture, enjoy your outdoor space this summer

New Local Home is published once a week by Black Press Group Ltd. (Suite 309 - 5460 152 Street, Surrey, B.C. V3S 5J9) 350,000 copies are distributed free across Metro Vancouver. Reproduction in whole or part is prohibited.
“Canadians confirmed that they take the time to do research prior to buying a home,” says Pierre Serré, CMHC vice-president of insurance product and business development.
‘Informed homebuyers contribute to the continued strength of Canada’s housing system.”
The survey notes that 81 per cent of recent homebuyers indicate they are comfortable with the level of their current mortgage debt, while 68 per
cent feel there is a strong chance they will pay off their mortgage sooner than required.
More than a quarter – 27 per cent – have already taken steps to pay down their mort-gage through lump-sum payments or through increased regular payments.
Well-respected Metro Vancouver builder Mosaic Homes is known for its high-quality communities throughout the Lower Mainland.
The company is currently selling new homes in Coquitlam and Surrey neighbourhoods, with more local communities in the planning.
Mosaic Homes’ Peter Edmonds says today’s homebuyers are “definitely, without a doubt” online-savvy.
“We consider online to be one of the most valuable tools in the homebuying process,” Edmonds says, noting that the depth and the wealth of information available online is astounding.
“They can make a better-informed homebuying decision utilizing the information they found online.”
Ultimately, it puts the consumer in better control of the entire home-buying process, because it holds the builders up to greater accountability, Edmonds says.
But the more education, the better, he adds.
“Consumers feel more relaxed when they’re armed with informa-tion ... it helps them make the right decision for themselves and it helps validate the purchase.”
Armed with information, consumers can make a better purchaseCONTINUED FROM P.1
“Informed homebuyers contribute to the continued strength of Canada’s housing system.”
Mosaic Homes’ Peter Edmonds says today’s homebuyers are online-savvy. Above, a patio at Mosaic’s Knoll.
Whether that’s due to the emergence of su-perior outdoor products that pushed the focus to outdoor living, or due to the homeowner’s desire to spend more time outdoors – in a more elegant way – that pushed manufacturers to make more product available is not certain, he says, and likens it to the “chicken and the egg” adage.
“Certainly the availability of great products has triggered people’s thinking about what is possible,” says Collins.
“The accordion-style doors – which fold back on themselves, blurring the division between the interior and exterior space – the stainless steel fireplaces, the kitchen equipment specially made for the outdoor kitchen and can remain outside year-round without rusting ... all this contributes to making outdoor liv-ing both functional and elegant.”
Collins gives a nod to the amazing amount of information available to homeowners these days, from home and garden television to online to publications such as New Local Home, a variety of media exposes people to ideas and products on a daily basis.
Clients often attend the first meeting with pages torn out of newspapers and magazines to demonstrate their taste and wish for their new living space, he says.
Kenorah automatically asks clients, even if they are doing an indoor renovation, if they have plans for a future outdoor space, Collins notes, because such a plan could have huge
ramifications, such as a change in the roofline to accommodate a covered terrace. Other things they take into consideration are power, water and gas lines for backyard items includ-ing heaters, pools, barbecues or water features.
“The main question homeowners should spend time considering is just how your family
plans on using the new space,” Collins says. “Is it pure entertainment, is it more family based? Is it a place you just
want to sit and relax or do you plan on preparing food and dining?”
Collins likely knows what he’s talking about.
The Greater Vancouver Home Builders’ Association recently
announced the finalists for Metro Van-couver’s first-ever home renovation awards,
and Kenorah leads the way with 10 nomina-tions, including a nomination for Best Outdoor Living Space.
Sherry Forbes of Inform Interiors Inc. in Vancouver’s trendy Gastown says outdoor fur-niture has gone high-end and high-fashion.
“What we are seeing is price is no object,” she
says. “What’s important is how they actually use that outdoor space. The first sunny day we have they are here in droves.”
Royal Botania from Belgium is a best seller in outdoor furniture, Forbes notes.
“It’s high-end but it has a really great line from modern to the tried-and-true teak,” she says.
A company that started designing furniture for cruise lines, Royal Botania now creates residential outdoor furniture as well, with low maintenance in mind, says Forbes.
“Their collection called O-Zon (Ozone), for instance, uses steel in the furniture,” she says.
“Black is a very popular colour in outdoor these days, it’s very sophisticated and looks fabulous against the green of grass and plants.”
Whether a homeowner dreams of a linen-draped dining table placed under an arbour, decorated with flowers and candles, or a minimalistic, modern outdoors space comple-mented with a sleek, stainless steel barbecue, it is obvious they have plenty of places to go in Metro Vancouver for help in creating their personal, perfect outdoor space.
This outdoor space created by Kenorah is up for a GVHBA renovation award.

Patio lanterns twinkle in the sum-mer evening air, gently swaying every now and then with a breeze that helps make the warm night more enjoyable. Laughter can be heard as neighbour-hood children play one last game of kick the can and, not too far away, there is cheerful singing around the crackling orange flames of a campfire.
During the day, there is much ex-ploring to do at a nearby creek and hik-ing and biking trails, and Cultus Lake always looks inviting for swimming, boating, kayaking or fishing. Lakeside picnics are always popular, and it’s not unusual to see riders on horseback tak-ing in the scenery.
At The Cottages at Cultus Lake, it’s easy to create fond summertime memories that will last a lifetime. That’s why Cultus Country Investments Ltd. is offering brand-new, cottage-style homes in an exclusive enclave at the south end of Cultus Lake in Chilliwack.
And there’s still time to purchase a new Cottages at Cultus home before the Harmonized Sales Tax takes effect July 1, notes George Hare, president of Higher Ground Project Marketing Inc.

“Last summer, 30 cottages were com-plete. This summer, there’s 100,” Hare says.
The Cottages at Cultus homes range from $379,900 to $629,900, so homebuy-ers could save approximately $44,093 if they invest in one of the higher-priced resort properties before July 1, Hare says.
Out of the 218 cottages that will even-tually be built, 140 have already sold. Many who have bought homes already make use of, or live in, the community.
“Some people do live here year-round,” Hare says.
“The majority of buyers use it as a second home, a resort purchase ... many people buy it as a legacy purchase.”
The development’s location makes it popular with most buyers, making it close enough for people to come out just for the day, if they choose, Hare notes.

Home sweet home. Home is where the heart is. Be it ever so humble ...
ere are so many common quotes and sayings that mention the home, it is obvious that ‘home’ has been important to the human family for centuries.
Home means safety and refuge, comfort and warmth. It gives the homeowners a sense of pride as well as a property to showcase and maintain in their own style. Home is where special memories happen, whether at the dinner table or around the Christmas tree or gathered in the kitchen.
Starting next ursday, the public will have a chance to see what’s hip and hot in brand-new
homes throughout Metro Vancouver. at’s when the Greater Vancouver Home
Builders’ Association’s spring event starts. Open House: A Showcase of New Homes runs May 13 to 16 at 22 home sites spread throughout Metro Vancouver, from North Vancouver to Abbotsford. In total, 50 showhomes from 16 local builders will be on display for the four-day event.
GVHBA CEO Peter Simpson says it’s a great idea for people who are hunting for a new home to come and check out the event, but also, for those who aren’t necessarily planning to pur-chase in the near future.
“It is a good opportunity to showcase the lat-est and greatest in new home design,” Simpson says, adding that includes everything from interior design, colour schemes, ooring, and wallpaper to the building itself and what prod-ucts were used to construct it.
“It’s a tour of ideas, basically ... people can pick up free ideas on design.”
e builders who are participating in this year’s showcase are all high-calibre develop-ers with established reputations in the Metro Vancouver area, Simpson notes.
e GVHBA holds the free event twice every year, in the spring and fall.
It’s neat to see what new trends are taking shape, whether it’s green building techniques and products or nding out the latest in interior décor, he says.
A self-confessed “housing junkie,” Simpson has been involved in the local housing industry for years, but says he always manages to notice something that’s new on the Open House tour, no matter how familiar he is with the sector.
“If you’re in the market for a new home, this is an opportunity to come and see what’s new in the market,” he says.
“ ere’s a good range of prices and homes.”
From chic condominiums to luxurious single-family houses, Open House: A Showcase of New Homes features dwellings to suit every hom-eowners’ income.
And that’s not even touching on some of the amazing resort-style amenity facilities and clubhouses at many of the multi-family develop-ments. From pools and tness centres to enter-tainment lounges, guest suites and games rooms, the sky is the limit.
“Some of the amenity buildings these places have are among the best in North America – not just Canada,” Simpson says.
He’s looking forward to the event and hopes to see you there.

Come home to The Cottages at Cultus
$5-million, 10,000-square-foot commu-nity centre – known as The Treehouse – is constantly in use, says Hare.
The massive clubhouse features two outdoor pools, hot tubs, a fireside lounge, a games room, a kids’ club, a fitness cen-tre, a fully equipped business centre and an outdoor barbecue in a picturesque set-ting of country roads framed by moun-tains, a creek and a trout pond.
“People are just raving about the property. The developer over-delivered,” says Hare.
“This developing recreational com-munity is connecting and growing in ways we couldn’t have imagined when we started building. It has been really excit-ing to watch.”
Visit www.cultuslakecottages.com for more information.

WELCOME TO RIVER GREEN, THE CENTRE OF HEALTH AND WELLNESSHow you live is profoundly shaped by where you live. Those choosing to live at River Green, the newest waterfront community next to the Richmond Olympic Oval, will discover that their neighbourhood inspires health and wellness.
COME HOME TO HEALTHY LIVINGThe City of Richmond is the picture of health, with residents living almost four years longer than the national average. In fact, the International Awards for Livable Communities in London, UK honoured Richmond as the overall winner for Healthy Lifestyle. To complement this focus, every River Green home will be within walking distance of the Richmond Olympic Oval – a facility transformed after 2010 into one of the premier sport, recreation and wellness centres in North America.
THE LEGACY OF THE OVALThe Richmond Olympic Oval is a venue celebrated for its award-winning design as well as its remarkable breadth of services.
THE OVAL PLANS INCLUDE: 2 Olympic-size ice rinks, with a removable board system to allow for short-track skating and special events on a 50,000 square foot sheet of ice
42,000 square feet of hardwood courts with 6 basketball, 6 volleyball and 14 badminton courts that includes:
Indoor paddling and rowing centre Fitness studios for yoga, Pilates and tai chi Indoor cycling and rowing studio The capability to convert back to a 400-metre speed-skating track
BEYOND THE OVALRiver Green will be a tonic for those who enjoy taking their exercise in a natural setting. Close to home, residents will be able to jog, cycle or walk through the community, enjoying the breezes rolling off the river. These paths and boardwalks will also connect,
natural views.
HEALTHY SURROUNDINGSChris Phillips, the development’s landscape architect, has been blending the best of nature and urban living for three decades. At River Green, his designs are founded on his dedication to native planting and textures that create beauty in harmony with nature. A timber boardwalk will link the children’s play area to a rest area, while basalt stepping stones create a graduated approach to the water feature.
River Green will be home to those who embrace health and wellness, along with the exceptional standards of their home.

Kore: Kits living at its best
Live in a neighbourhood you’ll love
One of the most desirable places to live in Vancouver is Kitsilano, fondly referred to as Kits.
The eclectic community, a mixture of history, culture and trendy businesses, is convenient to everything. From Kits Beach to UBC, from downtown Vancouver to the Planetarium to Bard on the Beach in the summer, Kits is close. Vancouver International Airport is a short trip away, and it’s only a short hop across the Burrard Street Bridge to several cultural institutions.
Commuting to work is a walk, a bike ride, or a quick bus ride or SkyTrain jaunt away. As well as Kits Beach, time can be spent strolling the sands at Spanish Banks and Jericho beaches or, perhaps, participating in a game of beach volleyball or ultimate (frisbee). Jericho has its own sailing club and tennis club, and there’s also Vancou-ver’s Ocean Access Community Centre to explore.
Shopping is special in Kits, with dozens of unique boutique stores not found anywhere else, and when it comes to food, there is almost an em-barrassment of choice. Every kind of ethnic cuisine is available, from Indian to Lebanese to Thai to Vietnamese.
Brunch is always popular at Café
Toyo Development’s Kore, at the corner of West Third and
Burrard, offers brand-new homes with a Kitsilano address
to homebuyers.CONTINUED ON P.13

Modern, elegant living at Kore
Zen, appies are a must at Nevermind, and dinner at Hell’s Kitchen is always an amazing dining experience.
The famous vegetarian restaurant, The Naam, has won awards every year for its cuisine. Open 24 hours, the facility offers live blues, folk and jazz music every night. Even if there’s a line-up – and there usually is – the wait is well worth it, as The Naam is as much a part of Kits as the ocean.
It is in this neighbourhood Toyo De-velopment has built its fantastic Kore project. Designed by WT Leung archi-tects and supported by Lot 30 Design Inc., this six-storey building contains 31 units of one- and two-bedroom residences and penthouses. Located at the corner of West Third and Burrard, Kore is modern, elegant and beautifully practical.
“This location is truly fantastic – you are part of the Kits lifestyle,” says Kore marketing spokeswoman Kristine Peng.
“You are right in the heart of what makes Kitsilano so special.”
