Typical Functions

1. Performs highly diversified duties to install and maintain machinery and equipment.2. Performs mechanic skills, including mechanical, electrical, pneumatic, hydraulic, etc.3. Performs simple machinist duties.4. Organizes and oversees the day-to-day and emergency maintenance requests to make sure

buildings and equipment are in working condition.5. Responds to work orders in a timely fashion.6. Performs corrective and preventative building maintenance, including basic plumbing, HVAC,

carpentry and electrical.7. Conducts field checks of buildings to identify and analyze corrective and preventive

maintenance modifications.8. May maintain and repair recreation equipment such as weights, pools, treadmills, and ellipticals.9. Installs, repairs, and inspects smoke and fire suppressions systems.10. Complies with department, State, and Federal safety and compliance regulations.

11. Inspects and performs routine preventive maintenance on all custodial equipment, including floor scrubbers, vacuums, burnishers, etc.

12. Maintains accurate records of maintenance dates, repair costs, and type of maintenance performed.

13. Performs snow removal as assigned.14. Performs miscellaneous job-related duties as assigned.

Knowledge, Skills, and Abilities

1. Ability to work with minimal supervision.2. Knowledge of general maintenance processes and methods.3. Knowledge of electricity, carpentry, plumbing, and other technical skills.4. Knowledge of cleaning solutions, chemicals, and solvents.5. Ability to troubleshoot problems and plan solutions.6. Ability to read and understand equipment manuals to perform required maintenance and

service.7. Ability to complete routine paperwork.8. Ability to operate cleaning equipment such as vacuums, carpet extractors, burnishers, etc.9. Knowledge of safe work practices.10. Skilled in the use of hand and power tools common to trade.11. Basic computer skills.12. Customer service skills.

Minimum Qualifications

Four years of experience performing corrective and preventative building and equipment maintenance is required.

Work Environment and Physical Requirements

This position requires considerable physical activity. Employees must have sufficient strength to perform the duties and responsibilities of the position including heavy lifting (up to 75 lbs.) and/or pushing and pulling of heavy objects. Employees must be prepared to assume uncomfortable positions, such as crawling, kneeling, and squatting. Employees work outside and will not be protected from weather conditions, including extreme cold and extreme heat for extended periods.

Employees are exposed to hazardous conditions including, noise, vibrations from machinery, moving mechanical parts, moving vehicles, electrical current, exposure to chemicals, elevated work spaces, such as scaffolding, and atmospheric conditions that can affect the respiratory system, such as fumes, odors, dusts, mists, gases, and poor ventilation.
