Susan Rainbolt and I first met at her sister Nancy’shouse during a consultation there. Since I had already helped theirmom, Clare, it soon became a family affair when Susan called for help redoingher kitchen. She had already made some great first steps, including buying acounter-depth refrigerator, removing the previous owner’s striped wallpaper,installing hand-scraped wood floors and adding a new white window over thesink.
“Before proceeding, I needed help culling the ideas that I had been collect-ing,” Susan explained. When she bought the house, the kitchen was stuck inthe ’90s with white laminate counters, white builder-grade sink and faucet, aforest green and white argyle tile backsplash, tile floors and aluminum win-

dows. The cabinets were whitewashed instead of painted white, and thedoorknobs were shiny brass. “ I decided I could use some help from someonewith a fresh eye,” Susan said.
Storage was a big problem for Susan since she is a collector of antiqueand vintage dinnerware and accessories. “I was quite frustrated at not beingable to enjoy my collections behind closed cabinet doors,” she explained.
tip>Adding seeded glass to existing Shaker cabinet doors isinexpensive and displays your collections.
After our meeting, Susan was glad she had called. “You reined me in, butin a good way,” she explained. Many of her ideas were quite ‘taste specific’(like tin ceilings and busy Pierre Deux wallpaper) and would not have thrilleda buyer when she wanted to sell the property. My challenge was allowing herpersonality to shine through on her budget, without compromising the saleof her house in the future.
tip>Choose neutral permanent surfaces like tile backsplash,floor tile or counters that require a jackhammer to remove.
Add color with easy to change accessories or paint instead.
During the six years she had been planning the kitchen, Susan hadbought some items that she wanted to incorporate, including a wonderfulhammered copper farmhouse sink and an antique door she wanted to hangon the pantry closet. She had already installed beautiful hand-scraped woodflooring, a new white window, had removed the striped wallpaper and hadbegun to remove the argyle backsplash tile herself.
tip>It is best not to outdo your neighborhood with improve-ments. A professional can keep you and your budget in
check and make your kitchen colors flow into the rest of yourhouse.
When Susan said she wanted to replace her dishwasher, I recommendedthat she consider an integrated dishwasher fitted with door panels to blendinto the lower line of cabinets, and I sent her some example photos. I alsorecommended she consult Consumer Reports ratings to determine the bestbrands for her budget. “Funny, but my favorite thing in the kitchen besidesthe farmhouse sink is the dishwasher. I thought it was out of my budget, butI found one that had been displayed at a home show and it was drasticallyreduced. I love the idea that it’s hidden behind the cabinetry,” Susan added.
tip>Save the original missing over-the-cooktop cabinet andpantry doors in the attic or garage for future buyers in
case they don't want your antique door.
Buying your faucet online is another way to save money. I emailed a listof online plumbing sources and Susan bought a Giagni oil-rubbed bronzebridge faucet from www.faucetdirect.com. (Lowe’s had the same faucet at ahigher price, Susan notes.)
tip>A farmhouse sink with deep apron sometimes involvesrebuilding the under sink cabinet, which was the case here
due to hidden water damage.
Since she had committed herself to oil-rubbed bronze hardware, I recom-mended Target and Lowe’s for hardware sources, and she bought her knobsand bin pulls from each. Susan painted the walls above the beadboardBenjamin Moore “Dry Sage”, a darker shade than the adjoining living room’s“Gray Mirage”.

Because Susan used to own an antique shop and has a greateye, she thought the original crown molding was skimpy andlooked cheap. Susan asked the contractor to reuse it on the bot-tom edge of the upper cabinets to conceal the new under-cabinetlighting, and install new wider crown molding at the ceiling.
tip>To save money, rethink and recycle originalmaterials when possible. Allow an oops budget
of 25% for unexpected expenses like water leaks, ter-mites or moving electrical.
Good communication with your contractor not only yields abetter product but it eliminates oops factors. We had planned tokeep the white 4 x 4-inch white tile backsplash and only replacethe trim border through the tile, but Susan came home fromwork and discovered all the tile had been removed. So she wentto Lowe’s and selected white 2 x 4-inch subway and listello trimtile pieces to border it. This type of error falls into the oopsbudget.
“Using a professional to help you plan home remodels is thebest money that you will spend, “ Susan explained. “For me, itfocused all my ideas into a workable and affordable kitchen proj-ect. I spent a little less because I bought the right appliances,faucet and hardware the first time instead of buying multipleitems hoping one would work. My sister had probably the bestcompliment of all—she said the kitchen looks like me.”
• Think “green”—existing kitchen cabinets can be recy-cled with trim, new glass panels and paint. This, plusnew hardware, keeps cabinets out of the landfill andsaves money, too.
• Get creative. Removing cabinet doors displays prettycollections and saves money, too.
• Resist the temptation to “decorate” the top of yourcabinets with bric-a-brac that adds clutter and requiresdusting. In this case, wood trim was added to the bot-tom of upper cabinets to conceal under-cabinet lighting.
• Sometimes the most effective strategy is not to gutyour kitchen, but to first rethink the cabinets that arealready paid for.

His favorites includethe Rangoon creeper that produces scented flowers from April toDecember and the evergreen wisteria that puts out cone-shaped, purpleflowers almost non-stop.

NEW LIFE FOR OLD FURNISHINGS
Using antiques to furnish a home is nothing new, of course, but to environ-mentally minded homeowners, antiques are particularly alluring. “There isnothing more beautiful than antiques. They have character and warmth and
create an inviting atmosphere,” says Pam Kuhl-Linscomb, ASID, designer andowner of Kuhl-Linscomb. “And because they are already built, no manufactur-er is using resources and expending energy to make them.”
Additionally, she is a big proponent of blending old and new designs. “There’sreally nothing better, design-wise, than mixing new designs with vintage furni-ture and antiques. Actually, the simple lines of green furniture complementvintage and antique furniture. They have a wonderful effect on the other andyou get a very interesting, eclectic look,” she says.
From a design perspective, Kuhl adds, “If you use all antiques, it becomes pre-dictable. If you use all new or green, it becomes just as predictable. You reallywant to use aesthetic principles and utilitarian function to show the effort, timeand thought you put into your design choices.”

A Galveston couple finds respite intheir light-filled historic home andfriendly neighborhood
When Dr. Dean Kinsey was recruited to UTMB in 2005, his wife, Dr. KayKinsey was unsure of what to expect, never having been to Galveston or evenHouston. But the East Coast native was quickly charmed by the town that shedescribes as “funky and eclectic.” With both Dean and Kay having grown up inold farm houses, they were instantly drawn to the historic charm of Galveston’sEast End and bought a 1913 home during a weekend trip to the Island. “Weloved the bones of the house, the light, the property, the fact that you can walkthe neighborhood,” says Kay.
“People ask us ‘Why Galveston?’ We think there’s just something about it—ithas a light, a glow.”
LEFT : Built in 1913 by Civil War veteran and wholesale grocery purveyor Ernest Stavenhagen, the Kinsey’s homehas reemerged from Ike’s wrath after a full year of restoration. In spite of taking in more than two feet of water(and mud) from the storm surge, all of the original wood floors were saved and refurbished, along with all but tworugs. The durable plaster walls were allowed to dry thoroughly and then painted with robust hues from SherwinWilliams.

THE RIGHT ENVIRONMENT
The Kinsey’s home is one of ten featuredon this year’s Galveston HistoricalFoundation “Going Green” HistoricHomes Tour (see sidebar for more infor-mation). Though the light-filled rooms ofthe home are still a favorite of theKinseys, the house exhibits a number ofqualities, typical for its time period thathelped its residents live comfortably withthe environment. With the front andback doors open, a swift breeze can runthrough the high ceiling home via thelarge center hall, making the home quitecomfortable even on a warm day.
Another sustainable quality was madeabundantly clear after Hurricane Ikeflooded many of these homes inSeptember 2008. Though the storm surgebrought 30 inches of water into theKinseys’ home, they were able to keep allof the original floors, wood trim, doorsand even plaster walls. Had the soakedwalls been made with modern sheetrockthey would have quickly molded andrequired removal—plaster walls are ableto “breathe” and dry out naturally overtime. “I think that really reflects the factthat the people who built these homesused quality products,” says Kay.
A SHELTER IN THE STORM
Though the house looks bright andcharming now, things were not so sunnyafter Hurricane Ike and its storm surgehit the Island. In the days before Ikestruck the Kinseys were at conference inWashington, DC. “There wasn’t much wecould do from where we were,” remem-bers Kay. “The only thing we did was aska friend to take The Ceremonial Kimonopainting (by artist Rachel Constantine)upstairs for us. I’m glad we did thatbecause it would have been destroyed andI would have been heartbroken, but inretrospect I also wish we would have donemore.”

When the Kinseys were allowed to return to their homealmost two weeks later they found a layer of sticky grey mudcovering the entire first floor of their home. “As soon as youopened the doors you just wanted to cry,” says Kay. But it wasthat same day that the long road to recovery took an upswing.
“A church group showed up that same day and helped ustake out all the appliances—they were a huge help right fromthe beginning,” says Kay, “And our insurance adjuster met us atthe house on the first day back. He was so helpful and recom-mended a General Contractor to us that we’ve used ever since.”
Joe Stepanski with Coastline Construction became theKinseys trusted go-to contractor as they began the restoration oftheir home. And as the Island recovered he even helped themadd some interesting additions to their home.
“Joe had been doing some work at the Junior League build-ing (in Galveston’s Historic Strand District), which had original-ly been a bank,” says Kay. “They were getting rid of some of the
antique tellers’ windows. Joe wanted to save them but didn’tknow what to do with them. I saw them and said ‘We’ll usethem!’” Joe was able to divide one of the large pieces into twosmaller pieces and fit them perfectly flanking the sides of themain entry vestibule. The result not only showcases a part ofGalveston history, it also makes for a unique conversation piece.
“My great aunt was a teller in Pennsylvania many years ago,”says Kay. “After she died my family was able to get the windowthat she tended for so many years—so it all sort of fits.”
While Joe was helping the Kinseys tend to the house, friendsand neighbors were helping them with other matters especiallyEileen and Ang Giardino, friends from the East Coast who hadfortuitously moved to Texas a year before the Kinseys. “Theywelcomed us to their home in Pearland after Ike and helped usclean up, store items and especially nurtured us as we wentthrough Ike aftermath,” says Kay. Truly without these dearfriends we could not have managed.”

Having taken almost a year to complete substantial repairsto the house, the Kinseys seem pleased with the outcome post-Ike. The flood forced them to remodel the entire kitchen, andthey were able to customize the pivotal family room to theirneeds. “I really like how the kitchen turned out,” says Kay.“There’s plenty of room to sit and be social and have lots ofpeople around.”
Ike also gave them the opportunity to revisit some of thedetails of the house. “While we were making repairs we decidedto add railings back to the front porch,” says Kay. Historic pic-tures show that railings were originally on the porch, but a pre-vious owner had removed them. “We really feel like they finishthe house off nicely.”
As Kay thumbs through a binder of research and historicaldocuments on the home, it is abundantly clear that recentevents have added another layer to the home’s story: the binder
flooded during Ike. Though each page was saved and dried, thepapers are still wrinkled and slightly muddy.
“We feel like we’re custodians of the house,” says Kay. “It’snot just our home. It’s a part of Galveston history.”

Going Green: What’s Old is New Again
Visitors on Galveston’s 2010 Historic Homes Tourwill learn about the green aspects of historic archi-tecture, including viewing an in-progress, environ-mentally friendly restoration of an 1891 Ike-dam-aged cottage. According to the Galveston HistoricalFoundation, there are many green qualities to his-toric homes:
• VENTILATION: Transoms, high ceilings, large win-dows, and porches all helped utilize the outdoorbreezes and supply shade in the absence of modernHVAC units.
• DAYLIGHTING: In addition to their ventilationbenefits, large windows and transoms allowed sun-light to travel across rooms, limiting the need foradditional light sources.
• GREEN MATERIALS: In modern terms, historicconstruction materials were both locally and organi-cally produced.
• DISASTER PREPAREDNESS: Many features of his-toric houses, such as raising homes on piers, weredesigned to limit the impact of storms and floods.
• LOW TOXICITY: The lack of plastics and adhesivesused in historic construction spares homes from oneof the most prevalent sources of toxic off-gassing inmodern houses.
• REUSE AND RECYCLING: Historic builders oftensalvaged and reused brick, stone, and wood.Galveston also has a history of moving houses thatdates back to the mid-19th century.
• FLOOR PLANS: Designers considered prevailingwinds and sun when designing the structure to takeadvantage of breezes and provide shade whereneeded.
• WALKABLE TOWNS: Before cars, towns wereplanned for maximum walkability. Markets and otherstores with essential supplies were within walkingdistance and along public transportation routes.
• ENERGY USE: As today’s households set goals tolower energy usage, they might be inspired toremember that, not long ago, all households operat-ed at 0 kWh per month!
