Welcome to the Eendragt Country EstateThere are certain places in the Netherlands that I find hugely inspiring.
The peat meadow landscape around the village of Zevenhuizen near
Rotterdam, which will soon be home to the Eendragt Country Estate
(Landgoed de Eendragt), is one of those places.
This unique landscape began to take shape centuries ago. There were around 1,700 small peat bogs
scattered around the area. Local planners drew up a scheme to reclaim the land. But putting the plan
into action was not always easy. It took more than thirty years until the process was completed. On 30
March 1760, the decision was taken to name one of the polders of reclaimed land the ‘Eendragtspolder
leggende onder Zevenhuijzen’ (Eendragts polder lying under Zevenhuijzen).
Today, that Eendragts polder is part of the Bentwoud-Rottemeren-Zuidplas recreation area. It’s a great
place for the people from the surrounding cities to relax. The river Rotte, and the Rottemeren wetlands
around it, are particularly popular with leisure-seekers. This has partly been made possible by two major
recent developments. Bentwoud has been adapted to create a nature and leisure woodland area and
the Eendragts polder is now a great place to relax and also serves as a water storage area. Most of the
leisure opportunities are based around the edges of the area, on and around the Rotte, Gouwe and
Hollandsche IJssel rivers and in the Bentwoud woodlands.
The sheer quality of the landscape forms an important ingredient in the project we are set to develop
here. The plan and location have the aspect of a country estate, which is why the name was chosen:
the Eendragt Country Estate. It is an apt name for a superb project comprising 37 large luxury homes
on three islands. The result promises to be amazing. I hope you will soon be experiencing the joy and
pleasure of living in and enjoying this wonderful place.

Walter Zeinstra was just a twelve-year-old boy when he decided that
he wanted to be an architect. After studying Architecture and gaining
experience at such acclaimed architects’ firms as Reijers and Van Manen,
he was ready to take the next step in 2009. He joined forces with
colleague Remco Veerbeek and established the architects’ firm Zeinstra
Veerbeek Architecten. In the spring of 2018, he took a look at the location
in the Eendragts polder and it was then that the idea for the design of the
Eendragt Country Estate was born.
A design inspired by green meadows, swans and reeds
“When I first visited the site, I saw a green mead-
ow, swans and reeds. This is what gave me the in-
spiration for the design of the five types of homes
now set to be built. All of them have a darker
plinth marking the transition from grass to the
house. Above that is a white façade, inspired by
the swan. The reeds are reflected in the thatched
roof that will adorn some of the homes.”

From Madrid to Moscow and from housing estate to city park: landscape
architect Sander Lap has been working on beautiful plans and projects for
two decades. His work in the Netherlands has included re-landscaping
the old zoo in Emmen and working on a completely new residential
district in Hoek van Holland. He is the mastermind behind the landscape
design and the urban design planner for the Eendragt Country Estate.
Access the beauty of the landscape
“The landscape design for the Eendragt Country
Estate started with the water and the infrastructure
followed after that. Our aim was to incorporate
the rowing course into the estate and ensure all
gardens bordered on the water. Only then, did
we explore how the home would be reached
from the road. We also aimed to be able to create
gardens that are as big as possible, in order to
ensure maximum enjoyment for future residents.
This has proved successful and what is now
still primarily a landscape to be admired from a
distance will now become accessible thanks to
the Eendragt Country Estate.
Classic polder experienceThe existing rowing course will be incorporated
as it were diagonally into the Eendragt Country
Estate. As a result, the classic polder pattern will
meet the modern landscape, bringing present and
past together. We will create a polder landscape
by having streets in the area that are not totally
straight and a bridge that is slightly higher than
you might expect. This creates fun and interesting
vistas in the area that are characteristic of a
vibrant, living polder landscape.
Gardens of different typesDifferent types of garden will ensure a great living
experience. Towards the street, there is a classic
garden with hedging, while there is a natural
slope bordered by reeds on the waterside. Swans
formed the inspiration for the design of these
homes and I am absolutely convinced they will
return to the Eendragt Country Estate. ”

completely detached properties feature a living
area starting from 200 sq. m. on plots that range
in size from 1,000 sq. m. to more than 1,900 sq.
m. Although all the properties will be uniform
constructions, the personal additions will create

diversity, ensuring that we are ultimately building
37 unique villas.
How can future owners make their villas unique?Within the set framework, we can completely
customise every home. This applies to the
building shell, to which a cellar, bay window or
veranda can be added, through to the finishing,
where we work with the buyers to choose the
sanitary fittings and tiling. We also focus on the
gardens and interiors, with specialist designers
on hand just for that purpose. In other words, we
tackle everything, so that there is virtually nothing

Irma began to turn her passion into her work over
13 years ago. After several jobs in the social security
sector, she decided it was time to work for herself.
She soon came into contact with John van der
Ham at ThuisinBouwen. “At the time, John was
building a house for himself and was looking for
an interior stylist. Once contact had been made, it
was not long before I became the regular interior
designer for ThuisinBouwen.”

story. “Obviously, the buyer takes the lead and still

have a consultation of up to two hours with me to
discuss their ideas for the design of the house with
no obligation on their part. This is possible if you
already have an idea of what you want, but I can
also help you identify what your own style really is.
In many households, there are differences of taste
and my greatest challenge is to identify an interior
style that appeals to everyone involved. This may
be about the interior design, or simply the use of
colour in the home.”
Customer always takes the lead throughout the process“An issue I often see with new houses is the lack
of a carefully-considered lighting plan. This is
something you need to think about at an early
stage, because when everything has been built,
there’s often no going back. When I’m discussing
outfitting a home with the owners, I always provide
advice about the lighting, such as ceiling spotlights.
My aim is to prevent any visible cable ducting.
As I said, the customer always takes the lead
throughout the process and MCM Interior Design

The Eendragt Country Estate takes its name from the polder, or reclaimed
land, where it is located. It is an extraordinary nature and recreation area
thanks to its unique combination of water storage basin, leisure activities
and the international Willem-Alexander rowing course. There is also a
wealth of natural beauty in and around the area.
A nature and recreation area packed with natural beauty
Bordering the Eendragts polder is the Zeven-
huizerplas lake, which was created by sand extrac-
tion and is a paradise for water sports enthusiasts.
Canoeing, paddle boarding, sailing and surfing
are all possible here. The Zevenhuizerplas lake
is indirectly connected to the Rottemeren lake.
Sun-worshippers flock to the Nesselande beach.
A tour around the lake takes you from a beach
that’s busy in summer to quieter sections, where
you can see aquatic birds, including kingfishers,
cormorants, herons and all kinds of reed-loving
birds. On the northern bank, you will find a marsh
woodland, known as the ‘drowned poplar woods’,
and you can visit two of the four natural islands.
Huge range of leisure opportunitiesThere are countless other fun and exciting places
around the Eendragts polder. Hiking through
the Lage Bergse Bos parkland, you can suddenly
come face-to-face with Highland cattle, while the
Hoge Bergse Bos parkland is a veritable Valhalla
for active sports enthusiasts. You can go roller
skiing, mountain biking, climbing, canoeing,
skating, golfing and much more. And don’t forget
the boat trip across the river Rotte. All in all, the
Eendragt Country Estate has a huge variety of
leisure opportunities to offer.
Water storage areaClimate change has led to the Eendragts polder
also serving as a water storage area. Heavy
rain can cause disruption in the River Rotte's
catchment basin. Storing water temporarily in
the Eendragts polder ensures that residents of

the Rotte catchment basin stay dry. If there is
a danger of the River Rotte and Rottemeren
lake causing flooding, the Schieland & de
Krimpenerwaard water authority allows the water
to drain into the Eendragts polder, via a specially
created waterway, the Eendragter Verlaat.
A highly unusual rowing courseThe Willem-Alexander rowing course in the
Eendragts polder is highly unusual. This is not only
because, alongside the main course, there is also
an extra course so that rowers do not need to row
back through the main course; it is also because
it forms part of the water storage area, in which a
total of four million cubic metres of water can be
kept when necessary. The area around the rowing
course is ideal for running and cycling and is also
the perfect place for a breath of fresh air. When
you take account of the fact that you may also
come across some rare birds, including bittern,
gadwall and tufted duck, you soon realise how
special the Eendragts polder and surrounding
area really is.

The fact that 37 large, luxury homes can soon be built in this unique place
is thanks to the government’s Space for Space (Ruimte voor Ruimte)
regulation. Introduced in 2003, it allows local municipalities to demolish
greenhouses or agricultural buildings in outlying areas and, in exchange,
to permit the construction of one or several homes in the same or an
alternative location.
Horticulture makes way for homes in the Eendragts polder
Improving the quality of the polderThis is the case with the Eendragt Country Estate,
because this site used to house greenhouse
horticulture. The greenhouses have now gone
and will be replaced by the the Eendragt Country
Estate villas. What's more, the area occupied
by the greenhouses was larger than that to be
occupied by the new homes. This will improve
the quality of the polder, making it even greener.
Project made possible through intensive cooperationThe complex process that has led to housebuild-
ing in this beautiful location involved close
cooperation between horticulturalists, the
developer, the municipality of Zuidplas,
the province of Zuid-Holland and the Rottemeren
Recreation Board. All parties are now delighted
that a unique residential district can now be
created in this area that 37 families will soon have
the pleasure of calling home.

plan was submitted in 2018.

Living on the Eendragt Country Estate is all about living on a verdant
polder road, yet still remaining close to the city. The polder, the water,
the banks and greenery are central features of the plan. You drive on
the narrow polder road, through a world of hedges and trees before

The five villa types on the Eendragt Country Estate
The entrance to your villa is located on the long
green polder road. To the rear, your beautiful

Named after aquatic flowersThe Eendragt Country Estate is made up of five
types of detached villa, each of which takes
the Dutch name of an aquatic flower found in
the immediate vicinity. The plan will feature the
Lisdodde (Bullrush), the Zwanenbloem (Flowering
Rush), the Watergentiaan (Fringed Water Lily) the
Waterlelie (Waterlily) and the Waterviolier (Water
Violet). All the villas will have a basic finish of white
render, with anthracite grey brickwork. They will
also feature grey roof tiles or a thatched roof. The
plan sees these large and spaciously arranged
villas coming together in a cohesive whole.

Eendragt Country Estate. Only two of these
modern detached villas with flat roofs are being
built. They will have ample plots of 1,125 sq. m. to

polder road, facing south. These modern villas are
a particularly eye-catching feature of the plan.

The Lisdodde is a beautiful villa in which the entrance is a central part of
the home. The sturdy roof, tiled in matt anthracite grey or with thatch,
gives the villa a solid and stately look and feel. It features a spacious living
area of 220 sq. m. with a large living room with kitchen covering a full
72 sq. m. Thanks to the French windows, you can experience the great
outdoors of the Eendragt Country Estate from both the living and dining
rooms.
The Lisdodde has a total of five bedrooms, four of which are on the first

The Zwanenbloem is a characterful and spacious villa of 216 sq. m. The
entrance leads you to the living room and kitchen (approximately 61
sq. m.). The French windows take you straight into the garden and the
many windows mean that you always have an attractive view. Seen from
outside, the Zwanenbloem is as pretty as a picture. Some will feature
anthracite grey tiles and others will have thatched roofs.
This villa has four bedrooms on the first floor, one of which is above the
semi-detached garage. On this floor, there are also two bathrooms and
a separate toilet. The top floor not only offers a lot of additional space,

The Watergentiaan is a beautiful and spacious villa. This property covers a
total of 207 sq. m., approximately 68 sq. m. of which is found in the spacious

Rowing almost every dayMarieke is 6,5 jaar geleden begonnen met roeien
Marieke started rowing with the 'De Maas’ Royal
Rowing and Sailing Club six and a half years
ago. “I’ve been a member of the Skadi student
rowing club for two years and before that I
rowed as a junior with De Maas on the Willem-
Alexander rowing course and coached by Thomas
Notermans. I was there every day. I now row
with the Royal Dutch Rowing Association which
has its main base at the Bosbaan rowing course
in Amsterdam. That’s where I’m training for my
ultimate goal – winning a gold medal at the
Olympic Games.”
But Marieke has very fond memories of her
time at the rowing course in Rotterdam. “The
Willem-Alexander rowing course is an excellent
training location, although it can get quite stormy
and rough there. But it certainly did me good.
Its separate track for warming up and cooling
down makes the course ideal for professional
competitions. Unfortunately, an injury will
probably prevent me from taking part in the
World Cup competitions in Rotterdam, but it’s
always great having such a major rowing event in
Rotterdam!”

Heat pump for underfloor heating and coolingYour home will be fitted with underfloor heating
and cooling. The heat for this will be supplied via
the ground loop in the garden, combined with
a heat pump. In the winter, the heat pump takes
heat from the ground via a heat exchanger. This
ensures that your home stays comfortably warm.
On hot days, the home can be cooled to a few
degrees lower than the outdoor temperature.
When choosing the finish for the floors, it is
important to have low heat resistance. This is
to ensure that the heating from the underfloor
heating can reach the room properly. A stone
finish, such as ceramic floor tiles, marble or a
concrete floor work best. However, floors made
of cork, linoleum and PVC are also ideal. Ask your
supplier for advice.
Hot water via a boilerThe home features a Nibe hot tap water boiler
with 300 L capacity. With this boiler, you can
enjoy a long shower, although the duration
depends on the size of the shower head.
With a 300 L boiler combined with:
s Economy shower (6 L per minute): 8 showers,
each lasting 8 minutes
s Normal shower (9 L per minute): 5 showers,
each lasting 8 minutes
The boiler heats up once daily as standard,
providing enough hot water for an average
family. If you need more water, you can always

water from the boiler. Option of 400 L boiler

The heat recovery ventilation (HRV) unit is fitted
with a heat exchanger. This ensures that the
outdoor air is preheated in the winter using air
extracted from the home. As a result, the system
blows in preheated air. This unit is not intended
for cooling.
You therefore benefit from a pleasant indoor
climate, healthy air quality and significant
reductions in energy costs. The combination
of the HRV unit and the heat pump creates a
sustainable, energy-efficient and comfortable
system for heating, ventilation and preparing hot
tap water.
Solar panelsAs shown on the drawing, the property will be
fitted with solar panels on the roof. The panel
colour is all black and the capacity is 300 Watt
Peak (WP) per panel. The converter is fitted in the
technical area and linked to the lighting system.
The power generated is supplied back to the
electricity supplier via your own kilowatt-hour

This is deducted from the power you use for

Step 1 Sales startThe properties will be put on sale at the special
sales event where the brochure and price list
will be available. Of course, the homes will be
available for sale online from that time, so you will
be able to download all the documentation from
the website, www.landgoedeendragt.nl. You will
also find the registration form, which will also be
available from estate agents.
Step 2 Studying the brochure and plansNow you have the lovely brochure, you can read
all about the properties and the surrounding area.
After the special sales event, you will have time to
read up on the project, take a look at the location
and get some experience of this beautiful area.
After all, it’s not every day that you buy a new
house. You can download further information
from the website, including the technical
specifications of your dream home.
Step 3 RegistrationYou have read the brochure and indicated one or
more preferences for the home of your choice.
We recommend that you put forward a number of
choices. At this stage, it also makes sense to start
enquiring about the possibilities for a mortgage
based on your preference. You then hand in your
registration form at one of the estate agents.
Step 4 AllocationThe properties will be allocated by Timpaan. We
will look into of such factors as finances and the
potential for obtaining a mortgage. If you are
allocated a property, this will give you an option
on it.
Step 5 Sales meeting with the estate agentAfter allocation, the estate agent will invite you
to a meeting to discuss the contract documents.
The estate agent will also brief you on the home
you have chosen and the contract documents.
Step 6 Signing the contractIf you decide to go ahead with the purchase,
you will visit the estate agent again to sign the
contracts. There are three contracts to sign:
A The sales agreement
This is to purchase the land.
B The contracting agreement
With this, you instruct the contractor to build
the property. During this process, any building
shell and finishing options will also be agreed
with the buyer’s adviser.
C The lease agreement with THE FCTR E
With this, you instruct THE FCTR E to supply
the sustainable system, heat pump, boiler and
solar panels. During the process, the buyer’s
adviser and THE FCTR E consultant will tell
you all about the possibilities for adapting the
system and potentially purchasing it.

Step 7 Discussions with the buyer’s adviserYou will be invited by the construction company
to discuss your individual preferences and any
contractual variations with the buyer’s adviser. This
ensures your personal wishes are met and your
new home caters to your individual taste.
1 Orientation
We will discuss your personal preferences and
ideas with you. What do you expect from a home
and what is the appropriate budget for that? We
will also discuss the development regulations
and visual quality plan. All your questions will be
answered. You can use the plans, photographs
and artists’ impressions to prepare for this
meeting.
2 Design and quotation
Together with the consultant, you will discuss
your preferences, which will then be recorded
on paper in a bespoke design. Would you like
an extension to the house? A thatched roof,
alternative layout or a veranda? Dormer windows,
an extra garage or bathroom? Your designated
consultant will discuss this with you. As soon
as your preferences are clear, the designer will
begin work on the home. Within just a few weeks,
you will receive the drawing, together with the
quotation.
3 Commission and finance
The design has been completed, the agreement
made and finance has been arranged. All that’s
needed now is your signature and your choice
will be definitive.
4 Planning permission
ThuisinBouwen will ensure that your design is
assessed and matches the planning permission.
If additional permission should be required, the
construction company will apply for this. You will
now choose your construction materials, such as
tiles and sanitary fittings.
Step 8 70% pre-saleThis is a special moment because it means that
preparations for construction are set to start. You
will receive a letter stating this. You now go to the
civil-law notary to complete the transfer.
Step 9 The civil-law notaryBefore the purchase, you ensure that the
mortgage has been arranged and the civil-law
notary has all the relevant documentation. The
actual transfer is arranged at the civil-law notary's
office. This is when you become the owner of the
land. Your mortgage will also be recorded with
the bank in a mortgage deed.
Step 10 Construction startsAfter all the building preparations, construction
will start on your home. You will pay the contract
price in instalments. Handover will take place
within the agreed number of workable days and
in accordance with the contracting agreement.
During and after construction, all the work is
completely insured by a Woningborg guarantee.
As a result, you can rest assured that, even in
the event of bankruptcy, your home will be

Step 11 Handover of your homeDuring construction, the construction company
will keep you informed by means of newsletters.
You will receive an invitation when it becomes

Nico Perdijk has his name on the Perdijk
Makelaardij estate agency in Zevenhuizen. In
1988, he joined the company that started life
