Welcome to HouseHunter, our local property & lifestyle magazine...Welcome to the first edition of our new look HouseHunter magazine, which features a collection of just some of the superb properties available, both for sale and to let, across our network of local offices.

2012 was an eventful year for TuckerGardner, with both sales and lettings performing very well as Cambridge continued to buck the national trend. Over the year we continued our ongoing investment in systems, launched our new ‘tablet’ friendly website and stepped up our internal training with the result that we now have more qualified estate and letting agents than any other local company. The three of us also found a little time to cycle from Land’s End to John O’Groats in aid of the new Teenage Cancer Trust unit at Addenbrooke’s Hospital so thank you again to everyone that supported us.

We are proud of our distinctive service and our outstanding team of committed property professionals so whatever your property needs in 2013 we hope to be of service.

Enjoy the difference ...

Residential Sales

TuckerGardner teams care. We listen to each clients’ needs and focus solely on what’s best for you.

We have a buddy system in place to make sure that there’s always someone in the office to help. We don’t trap sellers in a lengthy agency contract or pressure any of our team to meet internal targets, because we don’t actually have any. We treat each sale and person as unique to make it easier (even enjoyable) for you to sell or buy your home.

Mill Road, Lode£375,000

his compact three bedroom, two bathroom, seventh floor corner penthouse apartment affords spectacular views

overlooking Canary Wharf and London’s Millennium Dome. Originally built in 2000 the apartment was purchased in December 2011, by a client we had worked with before who came back to us for a total refurbishment, in time for the Olympics. The apartment had the appearance of a very tired and boring, but well kept, uninspiring penthouse. Having worked with the client twice before on a house in Cambridge and anapartment in the same block as the penthouse, I was excited at the prospect of working with her to achieve an ambitious transformation in the apartment within six months. The most positive thing about the apartment is the location and the consequent views and the amount of sunlight it attracts. To maximize the light an immediate decision was made to take out the wall enclosing the kitchen and thereby create an open plan living space which would be hard to leave. Essentially all the areas in the apartment remain unchanged, for the same usage, but were upgraded to a high end metropolitan living style.Contractors moved in within a month to level the floors and work on the electrics and plumbing. Two bathrooms were remodelled using limestone over the walls and deep brown marble on the floors. Storage was added as requested to be incorporated into the basin units and behind the mirrors. Large mirrors were then used to exaggerate the size of the small bathrooms, with niches cut into the limestone walls for extra storage, drama and illumination. The Italian made kitchen and wardrobes were designed to be sleek and minimal. The wardrobes have coloured glass doors and walnut interiors. The kitchen comprised a central island around the remaining column complete with unconventional

Italian pendant over and was kept uber contemporary with a 15mm thick white Corian top and a coloured glass splash back. LEDs under the island’s cupboards and drawers make the island appear to float. The effect is enhanced by the fact they also can change colour.

Space planning in the living area was arranged to provide different uses to all four quarters. the four quaters being sitting, dining, relaxing and eating. The walls are painted white and all the skirting and doors a light grey. His and her sofas face the wall hung TV and gel fire, whilst a round revolving sofa for relaxing could face all these areas as well as the view outside. The dining area has a table and six chairs adjacent to the writing desk. Drama was created in this area by using a mural of a British seascape for escapism which is used on the wall behind the writing desk. The colours used throughout the living area are all neutrals in linen, velvet and leather sparked with turquoise on ottomans and mustard mini tables and cushions. Watery green voiles hang across all the windows to soften the room, these shimmer in the sunlight and blow in the wind. Behind these the bronze mechanized roller blinds that give the James Bond effect as these are operated by remote. These also reduce the sunlight to 5% and solar gain by 50% yet can still be seen though in day and night. The mood lighting is set in scenes using Rako. The old wood floor was replaced by limestone and the bedrooms were given a deep grey wool carpet with bespoke rugs laid over. Artwork was chosen to carefully tie in with the specific locations in the apartment. The entrance and connecting hall highlights the artwork and use of low level wall lights giving a welcome. For the bedroom designs the three bedrooms follow a neutral theme of glamour. The master bedroom has a Japanese style mural on the wall over the bed while the two smaller bedrooms have three dimensional patterns. Silks and velvets give a luxurious feel while mirrored furniture and a touch of dark oak provide contrast. Textured rugs and prima bed linen complete the look. Finally, attention was paid to the shallow wrap around balcony. Here, pebbles and eco decking was laid together with a lighting circuit to illuminate the new box planting in aluminium troughs and planters. Contemporary furniture was planned to face the apartment as a way of extending the inside out. And enjoy the views of the nearby city scape.
