The space design concept of a hotel is constructed around people and activities.

Each area has a distinct design requirement depending on the traffic and activities taking place there.

Hotel areas are distributed into:

Public areas: banquets, gymnasiums, spas, pubs, discotheques, restaurants, lobbies, conference and meeting rooms

Back of house (BOH) areas: administrative offices, staff canteens, maintenance rooms

Service apartments / Guestrooms: room size, bathroom size, star category, personal zone with comfort

Safety of guests in the event of a fire is the top priority. It is not always possible to prevent fire, hence hotels must be designed with adequate active and passive fire

protection systems. Fire protection helps in achieving three goals: life safety; property safety; continuity of operations.

Fire starts when a flammable and/or a combustible material along with adequate supply of oxygen or another oxidizer are subjected to enough heat.

Fire will sustain only if there is a supply of Heat-Oxygen-Fuel forming the Fire Triangle

Removing any one component from the triangle will prevent a fire from starting or will douse it

FIRE AND LIFE SAFETY

Active measures

These directly work towards controlling the fire, for example smoke alarms and sprinklers.

Passive measure

These measures control the spread of fire from one side of the surface to the other. For example using materials with

limited or no contribution to spread of fire, and using compartmetation (walls) to curb an existing fire.

OXYGEN

FUELHEAT

The spread of fire within a building can be restricted by

sub-dividing it into compartments separated from one another

by walls and/or floors of fire resisting construction. The

objectives are two fold:

To prevent rapid fire spread which could trap occupants in

the building.

To reduce the chances of fires becoming large, which are

more dangerous not only to occupants and fire service

personnel, but also to people in the vicinity of the building.

ACOUSTIC COMFORTAcoustic comfort in a hotel is achieved by minimization of noise transmission from one guestroom to another and the control of noise levels and characteristics in

public areas, guestrooms, restaurants, etc. There are two ways to achieve acoustic comfort:

Sound Insulation

It is the term describing the reduction of sound which passes between

two spaces separated by a dividing element (wall). The sound energy

may pass through the dividing element (direct transmission) and

through the surrounding structures (indirect or flanking transmission).

Application areas: between guestrooms

Sound Absorption

It is the term given to the loss of sound energy when reflected on a

surface. Application areas: restaurants, meeting rooms

Flanking of sound can happen due to the junctions in the wall, running services into the walls, or through the gaps between the walls and the ceiling.

A reduction in flanking transmission will help in achieving good room acoustics.

Given a typical background noise level of 30dB on the listening side.

Sound insulation is measured by two commonly used terms - Sound Transmission Class (STC) and Weighted Sound Reduction Index (Rw). Both the terms define

different standards however, the result is more or less the same.

Hotels distinguish themselves by their unique aesthetics. The look and finish of a hotel speaks for its class and sophistication. Finishes therefore, are a key design

consideration. Hotels need finishing options like wall paints, wall papers, decorative wall fabrics, tiles, niche walls and corners, cladding of mirrors .

PUBLIC AREAThe public areas of a hotel are generally the more visited areas. Finishes like decorative and

well lit ceilings, stone clad walls with decorative mirror or signature art pieces, add to the

aesthetics of the space. Acoustic fabrics and wall papers add to the aesthetics while giving the

space its needed functional benefit.

FINISHES

GUESTROOMGuests spend most of their time in the guestroom. Suitable finishes like a smooth painted wall

or a decorative niche wall with masterpieces of art or bed heads create the right ambience,

leading to comfort of the guest.

BOH AREAThe finishes required in BOH areas are more functional in nature without compromising the

basic aesthetical appeal as they are the busiest areas of the hotel. The finishes thus need to

perform on parameters such as robustness, heavy load, flexibility of services and hygiene.

11

Page 12: HOTEL SECTOR GUIDE - Saint-Gobain Gyproc India · Saint-Gobain Gyproc false ceiling and drywall technology is a proven and preferred technology used worldwide by the hospitality industry

Loading constitutes a very important part in the construction of drywalls. Loads vary from static to moving loads in hotels. In a modern hospitality space the weight varies

from a light 30kgs to a benchmark of 250kgs. Modern gypsum walls and their accessories have kept pace and are designed to take unplanned loads of up to 32kgs/m2.

Gypsum walls are typically designed to support doors of 2.4m x 1.2m weighing over 100kgs and can support up to a million movements without any deflection in the wall.

LOADING DETAILS

Loading can be of two types: planned and unplanned

OTHER DESIGN REQUIREMENTS

Planned loading: Planned loading is done through

weight fixtures which are planned during the design of

a drywall and depend on the weight per linear meter.

Drywalls are more convenient than brick/block construction when it comes to passing pipes for plumbing or fitting switch boxes into them, as the metal framing has

utility slots for services. Ledge walls can be created in drywalls to accommodate heavy sewage pipes. Also, it’s very easy to install flush tanks in washrooms with the

help of supports and fasteners. Repair and maintenance becomes much easier with these walls.

Gyproc drywall systems have a positive impact on whole lifecycle costs. They lead to more predictable maintenance cycles, which are cost-efficient and less disruptive to guests.

9. SUSTAINABILITY

Our plasterboard is 100% recyclable into new plasterboard or soil conditioner. The installation of Gyproc systems uses less water when compared to traditional brick and block construction.

3. SAFETY OF PEOPLE AND INVESTMENT

Passive fire protection of internal partitions is critical for the fire safety concept of a building. Gypsum is incombustible and protects against fire.

4. HEALTHY INDOOR CLIMATE

Our plasterboards do not contain any hazardous substances and Gyproc drywall systems can be specified with Activ’Air® cleaning features to ensure a lower formaldehyde level.

8. ENERGY EFFICIENCY

Thermal insulation in the partitions ensures that heating or cooling energy doesn‘t leave the dedicated area. Less mass requires less energy to be heated up or cooled down to a pleasant level.

2. ROOM ACOUSTICS

Our Ecophon and gyptone range absorptive product surfaces help to optimize speech intelligibility and reduce noise build-up in public spaces.

5. AESTHETICS AND DESIGN POSSIBILITIES

Our Gyproc plasterboards guarantee freedom in design and provide seamless and crack-free surfaces of the highest smoothness.
