SPECULATIVE development of officeand industrial premises across theWest is the surest sign yet of return-ing economic confidence, says Bris-tol logistics chief Tim Davies.
Tim, p i c t u re d , head of Col-liers International’s Bris-tol office, is pleasedthat investors wereprepared to re-turn to the mar-ket withouthaving linedup owners ort e n a n t s.
He said:“B e t we e n2006 and 2008,Bristol indus-trial marketssaw 1.7 millionsq ft of speculat-ive completions.The comparable fig-ure for 2009 to 2013 is just150,000 sq ft. This meansBristol now has less than sevenmonth’s supply of new or refurbished bigshed accommodation.
“The Bristol industrial multi-let market isalso seeing supply diminish. Availability ofunits under 10,000 sq ft has fallen by 19 percent since 2010.
“Absorption of Grade A office space inBristol has reached its highest level for threeyears and our latest office take-up figuressuggest greater demand for more substan-tial floor spaces.”
Mr Davies said that, while flagging upconcerns over the dwindling supply of com-mercial accommodation, Colliers Interna-tional had never lost sight of the South
We s t ’s appeal as prime destination forinvestment outside the capital.
He added that returningconfidence in the commer-
cial property sector wasobvious. “Looking

SPECULATIVE development of officeand industrial premises across theWest is the surest sign yet of return-ing economic confidence, says Bris-tol logistics chief Tim Davies.
Tim, p i c t u re d , head of Col-liers International’s Bris-tol office, is pleasedthat investors wereprepared to re-turn to the mar-ket withouthaving linedup owners ort e n a n t s.
He said:“B e t we e n2006 and 2008,Bristol indus-trial marketssaw 1.7 millionsq ft of speculat-ive completions.The comparable fig-ure for 2009 to 2013 is just150,000 sq ft. This meansBristol now has less than sevenmonth’s supply of new or refurbished bigshed accommodation.
“The Bristol industrial multi-let market isalso seeing supply diminish. Availability ofunits under 10,000 sq ft has fallen by 19 percent since 2010.
“Absorption of Grade A office space inBristol has reached its highest level for threeyears and our latest office take-up figuressuggest greater demand for more substan-tial floor spaces.”
