KEEP CALM AND THEN CARRY ONLike most arguments, the question of whether or not it’s a good time to buy a home depends on where you start from. If you need confidence to go forward then just read one of the many headlines that scream ‘biggest house price surge for a decade!’ Can there be a better time to be a homeowner? There’s little chance of getting into negative equity and you can build some quick equity that’ll make you feel wealthy. If you want a good reason to hold off getting on the ladder right now, try ‘biggest house price surge for a decade!’ and ask yourself, how can you afford it and even if you can, what will happen when interest rates start to rise?
So at homefocus, we’re not going to try to tell you what’s right, but rather, we suggest you take a cool look at both sides. Sort of ‘keep calm before carrying on’.
In a recent survey, the Money Advice Service (MAS – you’ve probably seen their ads on the telly) said that the majority of first time buyers had overstretched themselves. That one in five first time buyers regret not buying somewhere cheaper. Over half find the running cost of their first home more than they expected. And a huge proportion decided to buy a house without a full understanding of the true costs involved. Removal fees, legal costs, stamp duty, service charges and ground rent, on-going maintenance and repairs and utility costs all came up as ‘forgotten about’ in the survey.
Now we’re not reporting this to keep you awake at night. Rather, to remind you that if you decide that shared ownership is your route to homeownership, then you’ll have someone there to help you ‘keep calm’, a cool, dispassionate view on what you can afford. Remember, unlike buying in the private market, the housing association that works with you has an interest and a duty to make sure that your property is affordable in the long term. And that means checking your finances with you.
We can’t tell you if you should be pleased or worried about rising prices, but we can tell you that if shared ownership is your chosen route to getting your own front door, then the hoops you’ll be asked to jump through will make it less likely that you’ll be another of those who ticked the overstretched box.
