The early days of mylife as a real estate writerwere dominated by anumber of issues, notably“active-adult” housing.
In the 1960s, these
were called retirementcommunities, and theywere in Arizona and Flor-ida. Grandma and Grand-pamoved there andplayed golf every day.
The first time I wroteabout it, an editor askedwhether “inactive adult”
housing was what wasfound at Laurel Hill Cem-etery, especially at thosemarble mausoleums.
Undaunted, I wroteabout every innovation.Key to the initial stagesof this phenomenon wasthe idea of downsizing—
that is, getting rid ofwhat you don’t need andmoving to somethingsmaller and easier tocare for.
As active-adult hous-ing evolved over the nextseveral years, however, itseemed to get larger,
acquiring aMcMansionquality.
Builders argued thataging adults wantedenough room to keep alltheir stuff and have of-fices, workshops andcraft rooms, as well asplaces for holiday din-ners and separate bed-rooms for their manygrandchildren.
Claire Gawinowicz ofOreland, Pa., has neverbought that argument.
“I am a typical, mid-dle-aged boomer, and Ihave lots of friends andrelatives in my same agegroup,” she writes. “I talkto them a lot about theempty nest and wherethe heck are we going tomove to now that wehave freedom.”
What Gawinowiczsays she and those sheknows want is what ac-tive-adult-housing build-ers were promising backin themid-to-late 1990s:
A one- or two-storyhouse with two or threebedrooms and a tinyyard, with no lawnmow-ing or snow shoveling;the ability to walk toshops, cafes and enter-tainment; hiking andwalking trails, and easyaccess to public trans-portation.
“Do you know howincredibly hard this is tofind?” Gawinowicz asks.“There aremillions ofboomers out there look-ing for this, and the build-ers just keep buildingMcMansions.”
I think what happenedis that builders assumedthat boomers were ahomogeneous group, andthat all of us werewealthy.
Reinforced by thedemographers, theyattributed a number oftraits to us – themostmisleading being that wehad a huge pile of dis-posable income and werewilling to spend all of it
for the tendency toward“instant gratification”that has marked ourgeneration.
I attended housingmeetings across thecountry and heard thissaid time after time.
The boomers were notthe only ones being la-beled. Generation X hadtrouble getting off thesofa; Gen Ywas some-thing else altogether.
It’s easy to pigeonholeand stereotype. Humanshave been doing it sincethe dawn of time.
Plus, all real estate islocal, and what we wanthere is not what goesover big in Dodge City, orBoca Raton, or L.A. —especially L.A.
The reality, too, is thatafter several years ofeconomic downturn, themajority of us aren’tworth as much as wewere a decade ago.
Housing prices arecoming back, but not byleaps and bounds. Boom-er homeowners are final-ly able to sell theirhouses andmove ondown, but the prices theyare getting have forced areduction in expecta-tions.
I think this is the newreality Gawinowicz andher friends are talkingabout. And it’s whatbuilders would be wise toaccommodate.

SEATTLE—Put a skil-let on your stove as youprepare to make a stir-fry, and an interactivechef on the big screen inyour kitchen tells you awok would probablywork better.
Take a sketch of some-thing you’ve been draw-ing on your tablet, andswipe it over to a largedigital screen that dou-bles as your work sur-face. Then get thatsketch to appear on ahuge wall screen so thatyou and a co-workerhalfway around the worldcan work on the sketchsimultaneously.
Those are some of thescenariosMicrosoft sayscould happen in the nextfive to 10 years— andhas brought to life now inits new Envisioning Cen-ter, which opened thismonth.
For nearly 20 years,Microsoft has had theMicrosoft Home (alsoreferred to as “Home ofthe Future”) in a buildingon its Redmond, Wash.,campus. In that facility,Microsoft replicates ahome outfitted with tech-nologies that it thinkswill be in use five to 10years in the future.
Since 2002, Micro-soft’s Office division hashad a similar futuristicworkplace that includes
productivity technol-ogies.
NowMicrosoft hascombined the two to formthe Envisioning Center, acompletely revampedhome and office of the
future, complete with a“third place” areameantto represent such spacesas retail stores and res-taurants.
It’s like a concept car,said Jonathan Cluts, Mi-
crosoft’s director of stra-tegic prototyping. Notevery single thing willcome to be in five or 10years, but “we’re going toshow you a future that webelieve in, that we areinvesting in.”
Microsoft won’t dis-close the square footageof the Envisioning Cen-ter, but it sits in the spaceformerly occupied by theold home and office,located on the secondfloor of the company’sExecutive Briefing Cen-ter. Like its predecessors,it is not open to the pub-lic.
Rather, it’s designed togive visiting customersand dignitaries a sense ofwhere the company is
headed, and to help someMicrosoft employeesthink through productsand services they’redeveloping.
On a recent tour, Clutsand Anton Andrews,Microsoft’s director ofOffice envisioning,showed off the new digs,which were created withOlson Kundig Architectsand design firmNBBJ.
The new center fea-tures more open, flexiblespaces than the former“home” and centers onthe themes of bringingpeople together, makingpeople smarter, and usingnatural gestures, speechand touch to do things.
The new center alsooffers a clearer, morefocused picture of howMicrosoft is integratingthe work of its variousdivisions and how thatintegration can play outas the company evolvesfrom providing strictlysoftware to providingdevices and services.
Kinect motion- andvoice-sensing technologyis everywhere. So arehuge, multi-touchscreens from PerceptivePixel, the companyMi-crosoft acquired lastyear.
Technologies fromMicrosoft’s Online divi-sion and Server and Toolsbusiness are evident ineverything from searchresults to relevant in-formation that pop up invarious contexts.
Open the door to thefacility, and you’ll enteran open office space inwhich there are stationsfor individual work,brainstorming sessionsand team collaboration.
“We never guess com-pletely right. But wewere probably closer toright than wrong in eachsucceeding generation”of theMicrosoft Home,saidMundie, who addedthat some of the technol-ogies in earlier homes—such as digital pictureframes— have come intowidespread use.

For years, I have advised lenders, buyers and real estate agents on pricing andselling homes in Tallahassee and the surrounding areas. Aside from any real estateknowledge that I have gained over 25 years, I am offering an objective opinion.When you have interest in a property or have close ties to the buyers or sellers,it is impossible to be objective.This year, I get to take some of my own medicine, as I am listing my personalhome for sale. Fortunately, my REALTOR® friends are very honest; they don’t holdback and will keep me on track with my listing. For pricing and staging, I reliedon feedback from several agents, as I had them tour the home before it hit the
MLS (Multiple Listing Service).The feedback I received reminded me how I cannot be objective about my own home. I was toldto remove family photos, lay pine straw, trim the hedges, remove furniture, and even paint somewalls. I had done some of that already, but not enough and I was not prepared for the time involved.Unfortunately, I also took the photos of my home at night on an overcast day. Big mistake. Oncethe photos hit the MLS, they are filtered out to public search sites such as Realtor.com and Zillow.So even if you take new photos to replace poor ones, the old ones may linger on the Internetfor weeks.If you are getting your home ready for the busy spring and summer seasons, detach yourselffrom your home, and rely on your REALTOR® and your REALTOR®’s team. Even if I did not takemy own advice, you should if you want to be a winner in this market. List with a REALTOR®, getprofessional photos, stage your home, and do the necessary landscaping and repairs beforeputting the sign out.
A new aviation policyaimed at giving jetsenough emergency air-space will not requiredevelopers to shortenbuildings planned fordowntownMiami, offi-cials of the Federal Avia-tion Administration saidthis week.
But questions remainabout why some devel-opers are being advisedby the FAA that theirbuildings are too tall.
The emergency air-space policy drew about40 people, includingMi-ami Mayor Tomas Rega-lado, to the meeting host-ed by the DowntownDevelopment Authority.
Jose Ramos, the direc-
tor of aviation planningfor Miami InternationalAirport, said FAA reg-ulations should not affectMiami buildings’ heightallowances, which rangefrom 310 feet to 1,010feet, depending on loca-tions.
John Speckin, theregional administratorfor the FAAwho spoke atthe meeting on a confer-
ence call, also said Miamibuilding heights shouldnot be affected.
But several devel-opers at the meeting saidthey had been told byFAA officials that theirprojects would have to bereduced in height.
Among themwasDeanWarhaft, a devel-opment officer at FloridaEast Coast Realty, who
said he had been in-formed by the FAA thatthe Panorama Tower at1101Brickell would haveto be reduced from aplanned height of 851 feetto 830 feet, despite a 2005approval by the FAA.
In response, Speckinand Ramos said the emer-gency airspace ruleswere most likely not toblame.
JeromeHollo, theexecutive vice presidentof Florida East CoastRealty Inc., and thechairman of the urbandesign committee for theDDA, said all partieswould keep in touch, andthat to get written confir-mation the emergencyairspace rule would notaffect the developers’plans.

Okaloosa andWaltoncounties have been rec-ognized as one of thefastest growing regionsin the country.
The U.S. Census Bu-reau on Thursday re-leased a list of the 10fastest-growing met-ropolitan statisticalareas. The Crestview-Fort Walton Beach-Des-tin MSA, which takes inall of Okaloosa andWal-ton counties, rankedthird.
Larry Sassano, in-terim president of Flori-da’s Great Northwest,said the ranking will be agreat way to market thearea as one that is vi-brant and growing.
“That’s impressive,”Sassano said. “If youshow that you have thethird fastest-growingMSA in the country,that’s going to say some-thing about the potentialfor growth for compa-nies. Companies want togrow from a larger poolof potential employees.
“I think this is a goodmarketing tool for theregion,” Sassano added.“Even though it’s reallyisolating it to two coun-ties, it’s two counties inNorthwest Florida. Any-time you can promoteeven one county, the
other counties will have apositive impact as well.”
The Crestview-FortWalton Beach-DestinMSA had a population of239,021 in July 2011. Thatgrew to 247,665 by July2012 for an increase of3.6 percent. Only theMidland, Texas, andClarksville, Tenn.-Ky.,MSAs had higher growthrates, at 4.6 percent and3.7 percent, respectively.
Sassano said one ofthe biggest factors com-panies consider whenthey are deciding whereto operate or expand isthe availability of astrong workforce. Agrowing population helpswith that.
“The larger the pop-ulation, the more oppor-tunities employers haveto select qualified em-ployees,” Sassano said.
Economist DavidGoetsch said part of thegrowth in Okaloosa andWalton counties duringthat time was because ofthe a new battalion to theArmy 7th Special ForcesGroup (Airborne) and thecontinuing migration ofretirees.
“Nobody’s growingvery much because ofthe economy,” Goetschsaid. “It’s good news forus, but we’re kind of oneof the fastest growing ina very slow-growingeconomy.”

Answer: I can certain-ly understandwhy youdon’t want to drag outthis process with pay-ments for the next 20years. But you can’tmake the decision untilyou have all the informa-tion.
Youwill need to look atyour contract with yourreal estate agent. Manyof these agreements state
that if your agent findsyou awilling buyer, andyou choose not to close,you still need to pay theagent a commission. Youalso will need to checkthe sales agreement thatyou signedwith yourbuyer and see what yourobligations are.
Remember, your buy-er has spent time andmoney, and youmight be
contractually responsibleto reimburse him or her –or even be forced to goforwardwith the closing.
I hope that when yousigned your contractswith the agent and buyer,you specified that you didnot have to close if theterms of the short salewere not acceptable toyou. That’s something Irecommend all sellers
include.Finally, you need to
think about what theconsequences will bewith the lender. For ex-ample, if you have beensued for foreclosure andare facing the possibilityof a $300,000 deficiencyjudgment, $75,000mightnot be such a bad deal.
