Is DIY Remodeling Right for You?

ccording to HUD and the U.S. Census Bureau, home owner do-it-yourself (DIY) projects account for 37 percent of all home remodeling projects performed nationwide.

The growing popularity of TV channels dedicated to home improvement like HGTV and DIY Network are inspiring home owners to take on home fixes and decorating challenges on their own.

However, it is important that home owners consider the safety risks, time delays and hidden costs before attempting DIY home improvements. Remodeling industry professionals report that about 30 percent of their work comes from fixing DIY disasters.

Before jumping in head first, a home owner should consider the worst case scenario of their DIY project and ask, “If this happens, will I be able to fix it?” If there is any doubt, it is probably best to hire a professional remodeler.

Consumers should not to take on more than they are capable of doing both in terms of time and skill. There are relatively simple home projects that can be completed by do-it-yourselfers such as hanging pictures, interior painting, caulking, and changing door knobs and cabinet pulls. Home owners with the correct tools and a higher skill level should be able to tackle more involved work such as installing crown molding, laying tile or changing light fixtures.

But there are many things home owners need to consider before undertaking a DIY home improvement project, including:

Time – DIY projects can take longer than expected, and trying to complete a project in the evenings or on weekends could mean living within a “work zone” for weeks or even months. Hiring a professional means you will have a contract with a completion date and that the remodeler will bring in whatever help is necessary to get the job finished on time—and to deal with any unexpected issues that come up.

Safety - Without the proper training, using new tools and techniques can lead to accidents—sometimes life-threatening ones. A home owner needs to seriously consider their skill level and experience before taking on a project that requires a license, working with electricity, or making structural changes to walls, roofs and floors.

Hidden Costs – Professional remodelers have all the tools they need to complete the work, while a home owner may need to purchase or rent tools that may only be needed for one project. Also, if a home owner makes a mistake installing a product, they may void the warranty and have to buy new materials to do it over again.

Remember, DIY projects should be fun and suit your skill level. If they’re not, then consider hiring a professional.

LOCKBOX MAKES SHOWING HOUSE TO POTENTIAL BUYERS EASIER

Q: MY WIFE AND I RECENTLY LISTED OUR HOUSE WITH A REAL ESTATE AGENT HERE IN LAFAEYTTE. THE AGENT SUGGESTED WE PUT A LOCK BOX ON OUR HOUSE TO MAKE IT EASIER FOR OTHER AGENTS TO SHOW OUR HOUSE. IS THIS SAFE?

A. A lockbox is a basically a padlock with a space inside where a key to your home can be placed. Usually, lockboxes are locked into place on the front door, and only other agents can access the key that is located within the lockbox. Only someone with a key (electronic or mechani-cal) or the combination can get into the lockbox and access the key to your house.

Most listing contracts specify whether or not you will allow a lockbox or not. One advantage to having a lockbox at your home is that it makes it easier for other agents to get access to your home when you or your agent is unavailalbe.

Without the lockbox, agents representing potential buyers would have to set appointments to meet you or your agent at the house so that they could gain access to your home to view it. Most sellers find this inconvenient and prefer to have a lockbox on their house.

Chances are, if you don’t allow your house to have a lock box, you will miss out on some potential buyers because they can’t set a mutu-ally convenient time with you or your agent to look at your house.

WHEN IS REAL ESTATE AGENT’S COMMISSION EARNED?

Q: EXACTLY HOW AND WHEN IS A REAL ESTATE AGENT’S COMMISSION EARNED. DO THEY ONLY GET PAID IF THE SALE CLOSES? WHAT HAPPENS IF WE BACK OUT OF THE DEAL AND DECIDE NOT TO SELL AFTER THE AGENT HAS FOUND A BUYER?

A: Your listing agreement with your real estate agent specifies a listing price, and the terms of your listing agreement with your agent. Your agent’s job is to find “ready, willing and able” buyer to present an offer to you as the seller. If you and the buyer reach an agreement and sign a purchase agreement, then the agent has done his job and has earned his the commission. Once the sale has closed, the real

estate agent gets paid his commission from the proceeds of the sale.

If the buyer proves unable or unwilling to con-clude the sale (i.e. he is unable to obtain financing, etc), your house will be placed back on the market and your agent has to begin earning his or her com-mission all over again.

If, however, you back out of the sale, or do not accept an offer that meets the price and terms of your listing agreement, your agent has still earned his commission. In all likelihood, he will want to be paid, even though you did not actually sell your home. Therefore, it is very important for you to care-fully consider every detail when completing your listing contract and signing a purchase agreement.

WHAT IS A QUIT CLAIM DEED?Q: WHAT EXACTLY IS A QUIT CLAIM DEED? A: A conveyance of real estate is a transfer of

the real estate from one person to another. A deed is one form of conveyance; it transfers title of the real estate from one person to another. Title means ownership of real estate.

The person transferring title is known as the grantor, and the person receiving the title is known as the grantee. There are several types of deeds. One type is known as a quit claim deed.

In a quit claim deed, the grantor transfers all of his right, title, claim, or interest in the real estate to the grantee. As a general rule, quit claim deeds do not contain any of the covenants or warranties found in regular deed. A quit claim deed does not ensure or warrant that the grantor’s interest in the real estate is valid. Instead, it simply transfers whatever interest the grantor claims to have to the grantee.

Like other transfers of property, a quit claim deed must be in writing. It also must be signed by both the grantor and the grantee. To put third parties on notice, it should also be recorded in the parish where the property is located.
