Let’s be totally clear here, this isn’t just fiction this is FACT.

I do this day in and day out and I promise younow if you want to earn a lot of money in thisoffline game without trading your time for dollarsthe Lead Generation system is the way to go.

There are plenty of services you can offer and when I first started offeringthese several years ago there was no competition.

It was like shooting fish in a barrel. But not like today.

Back in the day If you SEO’ed a website page Google would index it and put iton the top slot of page one generally speaking within 24 hours and everythingbeing equal you would earn loads of money.

There were no Adwords Ad’s to get in the way, No Google Places and veryfew people were actually selling anything. It was a breeze to earn money inthose days and we certainly did.

Once people in our industry saw what we were doing they started asking forthe same to be done for them. Obviously we didn’t want to help competitorsbut we did help other vendors that were affiliated to us.

People from India, Pakistan and the Philippines are doing this work for afraction of the price you need to make it viable. Even if you are prepared to doperform the services cheaply how long do you think your heart will stay in itfor?

The client will keep piling on the workload for you and I can tell you he wontwant to pay extra to have you do it.

They are on the phone constantly asking why their page isn’t on page one likeyou said or ask you to change something on the site because they don’t like iteven though it isn’t broke.

My name is Edward Green I started my career around about 1980 workingfor insurance companies. Nearly every position I’ve ever had has involvedsales, either selling to businesses or consumers.

I have been involved in lead generation in one form or another for the last30 years. I started as a direct insurance salesman and there were nosalaries attached if you sold a policy you earned money, if you didn’t therewas no money, simple as that.

You could say that in all of those years I have become a very goodsalesman. I have seen sales techniques change like you wouldn’t believefrom ‘hard sales’ to the current ‘new economy' sales techniques.

I’ve been using the Internet since its inception. An idea of how things havechanged in that time is that I bought two .co.uk domains for a couple ofbusinesses I owned and they cost me $360 for the pair. How things havechanged.

15 Years Of Lead Generation

I currently am a partner in 4 businesses. One of them is a Constructioncompany and the 2 of the others are in Home Improvements.

I have been looking after the Businesses and websites for about 15 yearsand in that time they have generated over £15+ million, but remember thatis over a long time and I didn’t pocket it all, unfortunately.

This WSO will lay out the system I use and have been using for many yearsto virtually clean-up in the Construction/Home Improvement niches.

and although I do outsource some tasks I am a bit of a control freak andlike to do it myself to make sure it’s done on time and properly.

I have become very good at Lead Generation and it is wholly responsiblefor everything I have today.

The Construction and Home Improvement Lead Gen System

Why Home Remodelling/ConstructionThe reason I choose to work in the Home Remodelling/Construction niche issimply because I can earn 10 times more money from these niches that if Ifollowed the herd and tried to get Leads for Doctors, Chiropractors, Dentists,Lawyers, Plumbers, and Restaurants etc.

The main problem as I see it is that these industries have been absolutelykilled by people trying to sell to them. I know you can offer a great deal butthey are called so often that they block most sales calls and offers to them.

Unless you are personally introduced to one of these businesses it is going tobe very difficult to get a deal going with these white collar business people.But, lets forge ahead and see what we could do if given the chance to serveone of them.

Have a look at some of the pricing for leads and you will see that on averageyou will be getting $18-$80 per lead for the usual white collar prospects thatare mentioned above.

This isn’t too shabby if you are selling 100 Leads a week or so. If you get thePPC right, find the right prospect to buy the leads from you.

We can suppose that if you get 100 Leads and sell them for the average $30each you will get $3,000. But wait, we need to take out the PPC cost and otherassociated costs.

Let’s suppose that your lead signup on the PPC ad is 3%, which is average. Inorder to get 100 leads we would have needed to have sent 5000 visitors to the

site from Google Adwords, Bing or from whatever other media company youare using.

We can say that the average CPC is around $0.25 for nearly anything thesedays but assume in this case it is. You cost to acquire the leads is now for5000 visitors $1250.00.

I am going to forget the $20 for hosting and the $20 for the lead gen themeWSO you have bought and after a bit of administration costs the profit wouldprobably be about $1500.00.

You may be able to run this on a part time basis so $1500 or thereabouts isok. It shouldn’t be too labour intensive apart from the initial set up of themedesign, PPC campaign designs etc.

So all in all a decent little profit for maybe 10 hours work a month or weekdepending on how you operate the business.

The over thing is this business is totally scalable so the minute you get stablefigures on your ROI you can roll this out over and over and keep adding the$1500 profits per client to your portfolio.

Assume that I have generated these leads. I am going to quickly show youwant should earn from them.

If I had 100 leads and qualified them as serious enquiries and not looky see’shere is what that looks like.

100 leads at an average of $500 profit would produce $50,000.

The PPC cost is the same but the admin cost would increase to around $3000and here’s why! I go visit every lead to discuss their requirement, take loads ofphotos and videos of the work to be done, measure everything at least twiceand as soon as I am finished I speak with my designated contractor aboutdoing the work.

Once we have thrashed out a deal and he is comfortable giving me a price Iproduce a quote for my lead on top quality stationary that is sent by email andby snail mail.

Because the economy is the way it is people are looking to improve theirhomes rather than move. I have even seen an increase in commercialimprovement enquiries.

People will pay top dollar for the right people to work on their homes.I honestly believe that if you find the right contractor (I will be showing you myninja techniques for this) and give your client the very best service you canmanage they will be more than happy to pay your fees and then recommendyou.

How This System Works

1. Find a Home Improvement /Construction niche you are going to get into.2. Get a niche Lead Generation website template (I Love Wordpress).3. Get a Local telephone number4. Build the website using SEO but mainly for PPC.5. Find a Contractor in that niche to work with.6. Start getting leads via Google Adwords and Bing. (PPC)7. Visit leads to discuss their requirements.8. Take photos, Videos, Measurements and lots of notes.9. Meet with your contractor to prepare the quote.

10. Add 30% to the trade quote figure and send it to your lead.

1. Find a Home Improvement / Construction niche youare going to get into.

The way I find niches in the Construction and home improvement niche is byusing common sense along with the Internet tools we all use.

Firstly, I look around the city I live in to see want sort of work is being carriedout locally. People tend to follow themes and if they see neighbour’s having aGarage Converted they tend to want that done as well.

So, I would look at every conceivable keyword for Garage Conversion on theGoogle Keyword Tool.

Another nice trick is to get the top 5 Garage conversion companies for yourcity on Google’s 1st page and copy the URL. Place the url into Google’sKeyword Tool and it will crawl your competitor’s website and give youhundreds of relevant keywords for you to look at.

In the following graphic of the Google Keyword Tool look directly under thewords “Find Keywords” you will see a box that says ‘website’ type a URL of aconstruction business in the niche you wish to serve and Google will returnsome keywords you may not have thought of.

There are literally hundreds of sub niches related to construction. You shouldnever fall short of an idea to generate leads for your new business.

Look in their categories section and you will find hundreds of niche ideas toexplore with a good keyword tool.

Who’s the expert here?

You may be thinking to yourself I don’t know anything about HomeImprovements or Construction but remember, if you know 5% more than theperson making the enquiry you are the expert.

The people calling are only making an enquiry at this point. Your job isn’t tosell anything; your job at this point is purely to arrange an appointment todiscuss their problem.

All you need to do is get the right contractor, a good lead gen website orpage, send some traffic to it, take the telephone enquiry or reply to the e-mail enquiry and either go and see the Inquirer or if you have a contractor inmind, send him to offer the quote.

Just remember if the contractor is to do quotes without you being present thequote comes to you, not the lead.

Just to close this section off I would like to say that the construction market isbuilt up of some really nice knowledgeable contractors who desperately needyour help.

They are great tradesmen but don’t know jack about lead generation.

I know this because I work in the day in and day out. I have many ways ofgetting in front of construction people and this is one of the easiest ways ofmaking money by offering a fantastic service and in turn getting a great namefor quality service in your neighbourhood.

2. Get a nice Lead Generation website templateWhen choosing a website lead gen theme I usually simply find them at theWarrior Forum. There are lots of different ones that I have used but I now havea firm favourite warrior that produces beautiful wordpress themes so I just plugmy content in and can have a PPC running within hours.

I am not a designer and as much as I try to build my own themes I think theylook awful. Judging by what some others have said about some of the warriorthemes mine must be pretty good but I am my own worst critic.

My philosophy is that if someone can do it better and cheaper than you thenpay him or her to do it. After all paying $19.00 for 5 great lead gen themes thatcan be doctored to make hundreds of different lead gen themes has to be agood buy.

The other reason I like Wordpress so much is that you can add content to it soeasily and that makes Google happy and in turn they will give you a betterorganic search engine position.

3. Get a Local telephone numberGet yourself a local telephone number that the leads will resonate with. If youare looking for looking business it makes sense to show a local telephonenumber.

www.Callfire.com offer telephone numbers with free call tracking so when youare totally happy for your Contractor to go to quotes on his own you can sendthe leads directly to him and track the calls.

I haven’t set this type of tracking up in the UK or OZ so I don’t have anycompanies that offer this but I am sure a quick search will reveal a few.

4. Build the website using SEO but mainly for PPCI like to use PPC to test the niche and the quality of leads coming through itFAST. I can design a lead gen page and start getting enquiries throughGoogle Adwords in a matter of hours.

It is from that test that I know whether this is a good niche or not. This isn’tnecessary and you might want to use plain SEO and wait for traffic to comenaturally that’s fine.

I build the Lead Gen website with the searcher in mind. I like to have a pagewhere the only real option for them is to call me via a visible call to action.

I have my local telephone number and numerous calls to action throughout thelanding page so it is the only sensible option for them.

I do have some lead gen pages where an email enquiry form is present butusually only use an email enquiry form on a high-ticket service such ashouse building or such or a service or product for $5,000+.

My general rule is if the item is $5,000 or less I like them to pick the phoneup and enquire this shows real interest. I have found that 50% of emailenquiries are poor or never reply to you, which can be frustrating.

I use wordpress for the website lead gen and the themes I buy are the ones Ihave provided links to. I also use a few different plugins to make life easierand will be providing information about them in the report.

If you are going to use your own HTML template’s or similar I am assumingyou are going to do the SEO manually for your site because that is beyond thescope of this report.

Plugins I use.

The main plugins I use on the lead gen site are SEO YOAST (FREE). Thisplugin will help you to make your website search engine friendly bygenerating SEO for the website that will help you get organic leads as well aspaying for them.

Other plugins I use: Sitemaps for Google, Backup Buddy, and GoogleAnalytics Plugin

5. My Ninja Way of Finding Quality Contractors.

In fact I have several but for this report I amgoing to use 2 of the best systems I use.

The first one is to visit one of the followingwebsites.

o (Forum) Contractor Talko Servicemagic.com (Lead Generation Company)o Ratedpeople.com (Lead Generation Company)o reliableremodeler.com (Lead Generation Company)

The reason is simple; the guys already advertising with Service Magic,Reliable Remodeler etc are already paying for leads.

They pay an amount set by the Lead Generation companies for a generatedlead. The lead gen company them send the leads details to the Contractor forhim to follow-up.

The cost is an average of $50.00, some are more and some less but this isthe average.

The leads get sent to 5 – 6 Contractors to follow-up with. Can you guesswhat happens to the poor Contractor who’s is in a basement somewhere anddoesn’t get the lead until the end of the day?

He will contact the lead and get whatever appointment is left, if any.I believe that after 3 or 4 phone calls the lead thinks he has enough to quotefor him. The fast Contractors with office support staff are the first in. They areusually set up for this type of deal and have someone to send to the leadstraight away.

I used to be a member of a few of these Lead Generation companies for aflooring company I own. I remember one in particular I had a real problemwith.

I was advertising one of my businesses in the Terrazzo field and the RatedTradesman lead gen site rep kept telling that general flooring would cover thetype of enquiries I needed. I explained that the niche was too broad and thatafter 30 or so enquiries I wasn’t getting any qualified leads.

I explained that someone had enquired and when I spoke to them they wanteda vinyl floor laid when in fact we are laying and restoring Terrazzo.

The two types of work are miles apart but the rep kept arguing that if we keptbuying leads that we would eventually get what we were looking for? Was thisguy crazy?

He was almost bullying me when I told him that if he didn’t stop billing me forthese ad’s I would have to pay HIM a visit. I was pretty pissed at this point. Hegot the message and we parted company.

Contractors do not like these lead Generation companies. Head over tohttp://www.contractortalk.com/ and search for Service Magic, they aren’tpopular but they are a means to an end.

You Are The Hero?

What do you think your contractor will think when you either email, Call orsend a video to him explaining that he doesn’t have to pay for leads youproduce?

You explain that you will be send only qualified leads that WANT the workdone and if they don’t proceed he doesn’t need to pay anything.

The majority of the contractors I speak with are over the moon at this type ofdeal. But you must be professional in your approach because if they aren’tpaying for a lead they may think they aren’t good leads.

I explain verbally and by video that I PAY FOR LEADS. These leads aren’tpeople that are not interested. I get the leads from the same sources areService Magic, Reliable Remodeler, Rated People etc.

The major difference is that your Contractor is going to get them exclusively.

They will be VERY interested, trust me.

Another place to find great contractors is via family and friends.

I try not to deal with contractors too close such as siblings of close friends incase there is a problem or a falling out, obviously we don’t want that tohappen. It is very rare if you have a good working relationship with yourcontractor but you need to be aware of this fact.

Another simple way is to take a drive around the neighbourhood and start aconversation with the contractors. Don’t worry, they love to chat and you willbe getting to know them first hand.

Cold Calling (not required)Do You Hate The Thought of Cold Calling?

As with any system the fastest route to market can be a direct telephone call. Iagree with most of you that this isn’t a pleasant thing to do. You need a thickskin if you are going to pick the phone up time after time and keep gettingrejected.

Now I know that the majority of people don’t like to Cold Call and you will beglad to know that this system means youdon’t have to do that.

We will be using e-mail to initiallycontact the contractors but please bear inmind that you need to be persistent withyour e-mails to get a response.

Unfortunately, there are a lot ofunregulated countries where people cansend spam e-mail day in and day out. So we need to make sure our messagegets through all of the rubbish that is sent daily.

This is really important that you get the title of the e-mail correct.

Firstly I’m going to look at the cold e-mail method where you don’t need tocall anybody and ask for names.

Lets take a roofer in Chicago for example.

The subject line;

Subject: Roofer required in Chicago

The above subject line will make the roofer believe that somebody is lookingfor a quotation and force him or her to open it.

You may be thinking that the roofer won’t be happy with this type of approachbut so far I haven’t had a problem with.

This field is usually just below the “TO” address field at the top of an emailform shown in this picture. It may say something like CC or similar, make sureyou don’t use the BCC field as that means blind carbon copy and that oneshow the other e-mail addresses.

What happens when you do this is that all of these roofers that receive the e-mail will see their competitors e-mail address in the CC field and it drivethem crazy to think their competitor will get a jump start on them for this newsystem.

What we’re looking to do is have all the roofing companies that receive this e-mail see that 10 or 15 of the other local roofers are also getting the same e-mail and this will prompt some of them into action.

When you start this system of sending cold emails try to do it with a goal inmind.

Don’t just send out one e-mail to a few roofers, choose the construction nicheyou want and gather as many e-mail addresses as you can then send outmay be two e-mails a day to 10 different contractors.

So we will be sending emails to around 20 contractors a day this shouldgive you at least 2 replies.

I guess it’s like firing a gun, if you’re shooting into a crowd you want to take ashotgun. The shotgun will spread buckshot and you can hit multiple targets.Just take a handgun and you will only hit one target.

6. Start getting leads via Google Adwords and Bing.(PPCI like to start getting leads ASAP so I can test the niche and see if it isprofitable enough.

I like to use Google Adwords to drive a few hundred visitors to the landingpage to get some phone calls.

I am looking for a good conversion because I only bid on keywords that willproduce a phone call.

As previously said I don’t really like email enquiries because they are usuallyprice shoppers and hardly ever get back to you, but nonetheless get them onan autoresponder and keep sending relevant emails to them using the Die orBuy mentality.

On my flooring company I get 10 high quality leads a day that generate over$750,000 in revenue annually.

I used to love SEO but it’s so time consuming and because everyone has abetter idea than the last guy that you seem to be continually studying and Idon’t have the time or need another occupation.

7. What To Do When Visiting Leads To Quote.I wanted to write a brief section on what I do when going to have a look atsome possible work that the lead has requested.

The first thing I suggest you do is go to Vista print and get some of the fivedollar business cards.

I believe it’s best if you have a business card when you meeting your lead forthe first time is not absolutely necessary but it is something I like to do I justthink it looks more professional.

Whenever I’m a new home I introduced myself to the homeowner and thenpromptly put on my blue shoe covers.

If you’re at all serious about this get yourself a decent logo made on fiverr.comor a similar site and paste it into all of your stationery that you’re going to beusing for this system.

You will also need to take plenty of pictures of the area where the work is tostart. Make sure you measure properly; there’s an old saying that goes likethis “measure twice and cut once”.

9. Meet with your contractor to prepare the quote.I like to upload my pictures to photo bucket or flickr while on-site. This savestime and I can send the links to my contractor to take a look at before wediscuss the job. It just gives him a heads up and saves lots of time.

You would be amazed at the amount of times I have done this and no soonerhad I got home than my contractor was on the phone to discuss the deal.Sometimes he might even have the price for me if it’s straightforward enough.

The other thing I like to do is use my iPhone to shoot a video while actuallydiscussing the opportunity with the homeowner.

I upload an unlisted video to my YouTube account so that I can take anotherlook at to make sure I covered all the bases.

The other thing is of course I can discuss the video with my contractor.

I like to meet personally with my contractor to discuss the quotes asapposed to speaking on the phone and that’s another good reason to workwith a local contractor.

We discuss every aspect of the job while I take notes. Once we have agreedabsolutely everything I take the details back to my home office and begintyping the quotation up.

A Tip: If you are taking pictures of the works to be done stand in the exactsame spot and if possible time of day for the before and after shots. If youdon’t it doesn’t always look like the same Job.

10. Add 30% to the trade quote figure and send it to yourlead.Closing the deal.

Remember that your contractor is giving you a trade price and if you havenegotiated well enough you should be allowed to add 30% to the quote.

It is vital that you act quickly on supplying the quote to the lead. Do notprocrastinate or you will not get the deal.

Don’t be to eager but look to send them an emailed quote within 2 days.

Make sure you follow-up to make sure they have the quote and ask if theyhave any other questions.

As I am always drumming into the heads of my employees at my companies,they must ask for the deal.

I will let you in on my close that I have been using for 20 years or more. Use itor don’t it’s up to you but it has always served me well.

Assuming the lead is serious about getting the works done all you need to dois to provide the right service at the right price and where possible offer somesocial proof as testimonials and all things being equal the deal should closeitself, but that doesn’t always happen sometimes you need to give it a littlenudge.

Getting Paid.

As I have mentioned in previous products I make sure I get 50% of the jobupfront from a client I like to do my business this way.

I asked for 50% of the job for materials and starting money for my contractorand the remaining 50% on completion is my profit and a little more for thecontractor.

When you first starting out try not to work on to bigger jobs at the beginningbecause these are going to need funding.

Very few contractors early in a relationship would be willing to fund a large jobbut if a large job comes in ring around and try to find a contractor that willeither buy the job from you or pay your percentage.

Because I’m in the UK I didn’t want to put my contract here I use for smallbuilding and construction works. I’m sure it differs greatly from the smallbuildings works contract in the USA and Australia and indeed the rest of theworld.

A simple search on the Internet will give you a lot of sample small buildingworks or small construction works contracts.

Simply model yours on one of those and if you not find a lawyer in yourcountry to help you.

Here’s an example of how I made $5129.00 for afew phone calls;Just recently I had an enquiry on my fireplace restoration website for therestoration of seven 70-year-old fireplaces near London.

The fireplaces were covered in what look like varnish. Varnish was used bypeople to coat the fireplaces to protect them from dirt and dust and possibleheat damage from the fires in the grate.

The system for removing the varnish or whatever topical coating is on thefireplace is very specialized.

I took the lead over the telephone and it was for the prestigious HarrowUniversity. I asked the site manager to take some photographs and e-mailthem to me.

I explained just how specialized the task was and he agreed, he mentionedthat he had staff on site that could possibly do the task but wanted thespecialist.

It was a little unusual but he asked for a ballpark figure for the works. Imentioned that it would cost around about $7500.00.

The site manager could appreciate that we were specialist because ourwebsite was a very professional theme and we have a few good testimonialsfrom satisfied customers.

He said if everything was okay he would send an order across to us that veryday for the restoration works.

My usual fireplace cleaning contractor was on holiday and I knew this had tobe done pretty quickly, so I turned to Google.

Within an hour I had spoken to somebody who was with a lead generationcompany here in the UK called ‘Rated Tradesmen’. His website was also onthe third page of Google for ‘Fireplace Cleaning and Restoration’.

He also had some great testimonials that when the relationship between usgets stronger I will ask to use on my Lead Gen page in return for meguaranteeing that all works will go his way.

This is an easy way of building out your site and strengthening the bond withyour Contractor.

I explained that we were a fireplace restoration company that got quite a lot ofwork and my usual guy was on holiday for two weeks and an urgent job hadcome in.

I like to say upfront to these people that I’m looking for somebody that will offerme a trade price and will guarantee their workmanship for at least 12 months.If they’re not able or willing to offer a guarantee of the work I move on.

You also need to find out how busy he is because some contractors will justaccept work willy-nilly and then just do the most profitable ones. Be verycareful, as I say, this important to get the most honest and reliable guy youcan.

I had a good discussion with the guy and felt this was somebody I could workwith.

I always look for someone that seems to be polite, well mannered, and adecent communicator. The guy fitted the bill.

While we were talking the photographs had come across on my iPhone Icopied them across and send them straight on to my new contractor.

I asked him if he could have a look and come back to me that day with a quotefor doing the works for me. He came back with a price of $472.00 perfireplace.

If I had of gone with this I would have been $4196.00. ahead after I paid hisfee.

It may seem a little greedy but I do like to keep the contractors on their toes soI negotiated a better price. He said could do them with his colleague and hecould do them for $427.00 each.

This sounded better for me so I asked him to send me over his insurancedetails and I would place an order with him.

The job was done over a 4-day period and I earned $4511.00. The additional$618.00 was for a few repairs that were done after the fireplace restoration asan addon.

Since this work has been completed we have been asked to go look at afurther 4 fireplaces in one of the other buildings. I know that these Universitiesare mainly built of natural stone so this should be worth a fortune over thecoming years.

And because we are Marketers it is second nature to keep in touch with ourclients isn’t it?

Not too bad for a few phone calls and believe me sometimes it can be assimple as this.

Now generally it doesn’t work as quickly as this. You would usually have to goand visit the site to have a look at the works and offer a written quotation.

This is how it normally pans out.

When I visit the site I take lots of photographs and write down everything theclient is looking for if measurements are required also take measurements.

Once I have everything I think I need I will sit down with my contractor gothrough all of the details with a view to getting prices.

The right contractor will usually have some software that can quote for you. Ifnot you can do a search and find construction quote software there’s quite afew different types but this isn’t essential to get started.

When you feel totally comfortable with your contractor you will want him tocome with you on the quotes, after a fashion, you can send him on his own butobviously trust must be in place before you start doing that.

Once you have agree the price with the homeowner and your contractor andhave an agreed start date, you should collect 50% upfront from the client andwhen the works are finished you would agree to pick up the additional 50%.

In general I look for at least 30% of the job value for my end. And this is onjobs from $500-$3000.

Anything over the $3000 mark I would play by ear. The least I will accept is15% on any figure, however, if a million-dollar job came in I would have to sitdown and do the math.

I would suggest being totally transparent with your contractor. Make sure thathe is aware that you will be marking up the figure, if he doesn’t offer you theright price you will both be unsuccessful.

Usually the client has an idea of what the right price should be. You don’twant to rip anybody off; you want to give a really good service for a decentprice.

Use Your Contractor Wisely

Your Contractor will have a wealth of knowledge and will be able to help youget further work.

Take him to lunch and ask him about every service he offers and punch thoseanswers into the Google Keyword Tool and you will find more niches to lookat.

I also ask for Contractor referrals because good guys usually attract goodguys. You can build a lovely business working with just a handful of qualitycontractors.

You might also want to see if he has before and after pictures that you can usefor your joint venture and as I mentioned earlier he may well have somewritten testimonials for you to use on printed brochures and the website.

At the very least he will have a few referees that can be called on the phonefor a reference. This type of social proof is rarely used by Home Improvementand Construction Contractors and will put you heads and shoulders aboveyour competitors.
