Odds are if you’re paying amortgage, you’ve received offersfor mortgage protection insur-ance. It comes in several forms,but it typically covers your mort-gage if you lose your job or be-come disabled, or it pays off yourmortgage when you die.
Would you benefit from mort-gage protection insurance? Or isit just another way for your mort-gage company to siphon extramoney out of your wallet eachmonth while protecting itself up-on your death?
The answer depends on yourhealth, financial situation andwhat you want to happen whenyou die. Here are the pros and
cons of mortgage protection in-surance, along with tips for get-ting the best policy at the rightprice.
Mortgage protection insurance,or MPI, is also called mortgagepayment protection insurance, orMPPI. It’s simply life insurancethat pays your mortgage if a cer-tain event, such as death, disabili-ty or job loss occurs, explainsKevin M. Lynch, an assistant pro-fessor of insurance at The Ameri-can College in Bryn Mawr, Pa.The cost depends on factors suchas the amount of your mortgage,your age and health. For disabilityMPI, costs also vary depending onyour occupation.
Many people confuse MPI withprivate mortgage insurance, or
PMI. “Yo u ’re required by law toget PMI if you put less than 20percent down to purchase yourhome,” says ChristopherKetcham, senior director ofknowledge resources at the Insur-ance Institute of America inMalvern, Pa. “It has nothing to dowith disability, job loss or death.It pays the bank if you’re fore-closed on.”
If you purchase mortgage pro-tection insurance that pays offyour mortgage when you die, theinsurance company will send acheck directly to your mortgagecompany, leaving your heirs witha home unencumbered by a mort-gage.
Payments will also go directlyto your mortgage company if your
policy pays upon disabilityor job loss, but only for a certainperiod, typically a year or two.There may also be a waiting peri-od before payments kick in,Ketcham says. Disability or job-loss policies pay only the princi-pal and interest on your mort-gage.
One benefit of MPI is that it’stypically issued on a “guaranteedacceptance” basis.
Obviously, mortgage protectioninsurance is a waste of money ifyou own your home outright. Inaddition, MPI is a declining-bene-fit policy, which means that eventhough you pay a set premium forthe life of your mortgage, the pay-off amount decreases as you paydown your mortgage.

Factors to consider whenpricing a house for sale
A number of factors go into setting a saleprice and they aren’t all location, location, loca-tion. Sellers consider improvements they’vemade, the original purchase price and howmuch profit they want – or need – to make.The market may say something else. Here aresome of the factors that set a house price.
EconomyJust because your house was worth $500,000
in 2005 doesn’t mean you can ask that pricenow. The market won’t bear those prices now.Listen to the advice of a Realtor or do a lot ofhomework pricing if you’re going it alone.
Comparable SalesOften called “comps,” this number reflects
how much other homes have sold for in thepast few months in your neighborhood. It mayseem like comparing apples and oranges whena 1,000-square-foot bungalow is comparedwith a 4,000-square-foot behemoth around theblock, but it makes more sense if you do themath. What buyers and Realtors look at is theprice per square foot.
AmenitiesUpgrades and extras, such as a pool, new
roof or air conditioning, fireplace or a rentableapartment, can increase the price. But don’texpect every home improvement project to in-crease your price. “Yo u ’re not going to get dol-lar for dollar what you put into it,” says RealtorHeather Pourchot. “What you put into it willhelp your sale.” Kitchen and bath remodelingtend to have a good return on investment;pools do not.
LocationYes, location does affect price, and that in-
cludes more than the neighborhood. A houseon a busy street in a good neighborhood is like-ly to cost less than a similar home on a quietstreet.
Seasonal InfluencesFor the most part, the school schedule is
what you should pay attention to. Families pre-fer to move before the start of a new schoolyear, so make sure your home is listed by then.
AppraisalIt’s foolish to set a price much higher than an
appraisal, unless you’re lucky enough to find ainterested cash buyer. Banks won’t approve amortgage for more than the appraiser thinks ahome is worth.

With weather warming up after thelong winter, it’s time to get back outsideand start working in the yard again. Be-fore you fire up the mower for the firstcut, it’s important to prepare the unitwith a few maintenance steps.
“If you didn’t properly winterize yourmower last year, it’s important to spendtime at the start of the season with yourequipment,” says Jessica Gardner ofMTD Products Inc, a global manufactur-er of outdoor power equipment. “Thiswill prevent many common malfunc-tions, keep it running better and helpprolong the life of the mower.”
MTD suggests five simple steps tohelp prepare your mower for its first runof the season.
Clean the Mower DeckIt’s important to clean the grass and
debris buildup from under the mower
deck and on the cutting blades at fre-quent intervals in order to prevent clog-ging and to improve cutting perfor-mance. Do not use sharp instruments toclean the deck, always wear safety glass-es and make sure the spark plug wire isremoved from the spark plug before per-forming any maintenance.
Change the Air Filter and OilIn order for your mower to run at its
optimum level, you must change the oiland air filter once a year.
Replace or Clean Spark PlugsYour spark plugs should be replaced
when you notice rust forming aroundthem; however, it’s important to cleanthem on a regular basis. If you don’t re-place or clean the spark plugs, the mow-er will not function properly.
Sharpen or Replace Mower BladesIn order to get the best cut possible,
sharpen or replace the blades. You can
use a metal file to sharpen blades, but ifyou’re uncomfortable doing it yourself,take it to your local hardware store.
Use Fresh Gas and Fuel StabilizerOld gas can clog the engine, which
can cause major system damage to yourmower. Be sure to use up or empty gas atthe end of the season and start with afresh tank every 30 days. Always use aminimum of 87 octane gas with no morethan 10 percent ethanol and add fuel sta-bilizer to your gas can at every refill toprotect your mower from problems thatcan be caused by today’s ethanol-blend-ed fuels.
“Just a simple tune-up at the begin-ning of the season can reduce fuel con-sumption by up to 30 percent and emis-sions by up to 50 percent,” Gardner says.“These few simple steps will keep yourmower running at peak performanceseason after season.”
Now that the mower is ready to use, here are a few more tipsto help your green thumb jump-start into spring.
Clean the Yard of DebrisAfter all the snow has melted and your lawn is dry, rake your
yard to get rid of the dead growth, stray leaves, twigs and win-ter debris, so the grass can grow more easily.
Weed AwayTry to spot weeds early, as they grow more vigorously at the
beginning of spring.
Create a Planting ChecklistCheck which flowers grow best in your soil and weather con-
ditions. Make sure the timing is right as most annuals don’t tol-
erate frost well, but it’s also usually best to plant as early aspossible to ensure successful growth.
Repair Cracks to Fences or PathwaysRepair any cracks or damage to your fences or pathways that
might have developed during the winter. Also, if your fenceneeds repainting, do it before the summer heat hits.
Sharpen ToolsMake sure to sharpen your gardening tools because, like your
mower blades, they get dull during the course of the year. Tosharpen, add clean oil, such as vegetable oil, to a bucket of sandand stick the sharp end of your tools in and out of the bucketseveral times.

Which is what I’mgoing to have to figureout how to do nowthat I’ve seen the newPlant Select plants for2010. Old friends andnew have made thisyear’s list of hardyplants that thrive in the RockyMountain west.
Developed by the Denver Botan-ic Gardens, Colorado State Univer-sity and members of GreenCo (thegreen industries of Colorado),Plant Select has been testing andoffering gorgeous selectionsworldwide that are suited for ourharsh sun and dry conditions.Each year several new introduc-tions earn the moniker of thisprestigious plant program, withthe 2010 offerings arriving in localgarden centers.
If you’re shopping for some-thing to set your garden apart,check out these plants.
• Snow Mesa buckwheat (Erio-gonum wrightii var. wrightii) is atough little plant that would dowell under the tender care I dishout to the garden – neglect. Grow-ing 18 to 20 inches tall and wide,the plant tag suggests putting it inlean soil, unenriched by compostor fertilizers. Keep this xeric plant
dry and you’ll be rewarded withblooms from August to November.As the snowy white flowers agethrough fall, they turn russet,
punctuating the gardenwith delightful color.Zones 4 to 9.
• Hockey fans want-ing a bit of fun in sum-mer should pop in Redyucca (Hesperaloeparviflora), a hum-mingbird magnet sureto give your backyardall the action of theNHL. Whizzing alongat top speeds andbouncing off each oth-er in their haste to get
to the blooms, hummingbirds findthis native of Texas and Mexico anirresistible draw.
Arching, evergreen sword-likeleaves are topped by toweringspikes of brilliant rose-pink flow-ers. Plant this in a drier location ofyour garden where the birds haveroom to fly; once it’s established itneeds an occasional deep wateringto keep it thriving. Zones 5 to 10.
• If you need a plant that stopspassersby, look for Red Feathers(Echium amoenum), a petite, 4-inch tall plant that knows how toput on a show. Lifting rust-redflower spires on 14-inch stalks,Red Feathers will bloom over andover if deadheaded after the firstspring display. Zones 3 to 9.
• Two-toned Prairie Lode Sun-drops (Calylophus serrulatus‘Prairie Lode’) is a prairie nativethat lights up drier parts of thegarden. Unfurling from orangebuds, the yellow flowers cloak theplant throughout the summer,
providing a steady show of colorfrom May through September. Per-fect for sun or part shade, PrairieLode prefers lean soil and drierconditions. Zones 3 to 9.
• Garden spaces crying out forgroundcover are an ideal spot forPartridge Feather (Tanacetumdensum ssp. Amani), a silvercreeper that slowly but surely willcover a 2-foot area. Soft leavesmake petting this plant hard to re-sist; put it in the hottest sun-filledspot in the yard. Zones 4 to 9.

This interspecific cross between zinnia species results in de-pendable resistance to leaf spot and mildew diseases. Growerscan easily produce Double Zahara Cherry flowering plants forspring bedding plants without the fear of plant loss due tothese two diseases.
Recommended for 4-inch pots or larger, the handsome sym-metrical dark green plants produce fully double 2.5 inchblooms. The flowers remain attractive for impulse sales at re-tail stores. Early to bloom in about eight to 10 weeks, DoubleZahara Cherry has fewer inputs and more reliability.
Growing in a full-sun garden, this AAS Winner will matureat about 12 inches tall and wide. Heat tolerant in the garden,Double Zahara Cherry can be perfectly matched with othersun loving annuals for container plantings.

Thebest news is that January through April is peakseason for cut tulips, when they are most abun-dant at local supermarkets and floral shops, withquality optimal, selection wide and prices appeal-ing and affordable.
Cut tulips need no fancy floral knowledge. Ar-ranging them is easy: just trim the stems and popthem in a vase. If you want to get more creative,it’s also easy to fashion tulips into simple yetstylish arrangements. Dances with TulipsSavvy floral designers love tulips for the ways
they seem to “dance” in the vase. Once arranged,tulips do not stay put. They move. Unlike otherflowers, cut tulips keep growing taller after beingcut. The flowers are also phototropic; they aredrawn to sources of light and also tugged by gravi-ty. The combined effect of all this action is affec-tionately called “tulip droop” by designers, whoenjoy a flower that entertains itself. When tulipsdroop, they’re happy. Doing ‘those things they do’is what makes tulips special.
T i l t - a -Tu l i pTulips don’t act like other flowers, so why ar-
range them normally? Try putting them at a tilt.This technique plays off the tulip’s classic archi-tectural shape, in balance with the shape and scaleof the vase. Two approaches: position one or moretulips at an angle in a narrow-necked vase, orplace a ribbon-tied bunch of tulips across a widemouthed bowl, with stems in water, naturally.
Loop de LoopTulips have yet another trick. If left out of water
for several hours, their stems become limp andbendy. Tulips in this noodle-y state can be moldedinto odd positions, then re-introduced to water tostiffen up in the position you’ve put them. Limptulips can be woven through a lattice, for instance,or curled into round glass bowls to be displayedfully enclosed in clear glass. Add fresh water, asneeded; tulips are thirsty flowers.

Q: I have a problem with my auto-matic garage door and I am hoping youcan help me. The garage door is about 3years old and I’ve not had a problemwith it until recently.
I am able to open the door using thekeypad mounted on the outside, the re-mote-control automatic garage-dooropeners and the indoor wall-mountedcontrol. I cannot close the door usingthe automatic garage-door opener orthe keypad. The only way I can close thedoor is to press and hold down the in-door wall-mounted control. If I releaseit before the door is completely closed,it stops in mid-descent.
It’s creating a big inconvenience, be-cause we have to close the garage doorfrom the inside, then exit the front doorwhen leaving. I can no longer get in mycar, press a button and go on my merryway. How can we fix the problem?
A: You said your opener was manufac-tured by Chamberlain in Elmhurst, Ill. Them a n u f a c t u re r ’s tech staff explains that be-fore the garage door can close properly, thesafety reversing sensor must be connectedand aligned correctly. An obstruction in thepath of the sensor also will prevent thedoor from closing.
If the safety sensors are not installed, orare misaligned or miswired, or you haveshorted a wire at a staple point, the doorwill not close by the remote control or mo-mentary contact at the wall push button.The door will attempt to close but will re-verse, and the light bulb on the opener willflash 10 times. You can, however, applyconstant pressure to the wall push buttonuntil the door is fully closed.
This sensor is an electronic beam that issent between two sending and receiving“eyes.” These eyes face each other and arelocated just inside your garage door. Theymay need to be adjusted so the beam fromthe sending eye is properly detected by thereceiving eye. Once the receiving eye“sees” the beam from the sending eye, agreen indicator light will glow on the top.
Check each sensor for a steady glowingindicator light. If both indicator lights areon, or if one indicator light is flickering,the sensor may be slightly misaligned.
To check for misalignment, obstruct thebeam of the sensors so they cannot seeeach other. When the beam is blocked, theindicator light on one of the two sensorswill temporarily go out.
Adjust the receiving sensor until the in-dicator light is bright and steady, thenretighten the wingnut. This takes a coupleof attempts before it is back in alignment.

Don’t make simpleinvestment mistakes
Thinking about investing in real estate?Yo u ’re not alone.
According to the latest figures from theNational Association of Realtors, morethan 40 percent of homes purchased in2009 were bought by investors and secondhomeowners.
But real estate investing isn’ta “get rich quick” scheme. Infact, the same mistakes in-vestors make when investing instocks and bonds apply to realestate investors.
Don’t make these real estateinvesting mistakes.
Buying Real Estate on ImpulseWhether you’re buying
shares of stock or a foreclosedtownhouse to rent out, impulsebuying is a bad idea. You needto know what you’re buying and what thetrue value of the asset is before you canmake an informed decision.
While some might argue that picking upa house in a decent neighborhood for$1,000 at a foreclosure auction is a goodthing, real estate requires plenty of cash formaintenance, upkeep and real estate prop-erty taxes.
In other words, $1,000 upfront is onlythe beginning. Admittedly, if you can buy abrick ranch on a little bit of land in a goodneighborhood, it’s hard to see where youcan go wrong.
And maybe you can’t. Maybe you’llspend another $15,000 to $30,000 fixingup the house, replacing appliances, paint-ing and repairing the roof and then rent itout for $600 to $800 per month.
But in my experience, those sorts of“wins” only happen to those real estate in-vestors who have already done their home-work, know what they want to buy, havethe means to put cash into the property,understand what repairs are needed, andhave reliable contractors lined up that cando the work.
Failing to Do your Due DiligenceWhat kind of homework should you do
before making an offer? Try to determinewhat the “true value” of the property is. Inmy mind, true value means understandingwhat is happening economically in yourneighborhood of choice and figuring outwhat properties are selling for relative totheir list price.
If the neighborhood is dotted with fore-closures, then you should be most interest-ed in what foreclosures are selling for, soyou don’t overpay for the property.
Moreover, you need to understand what,if any, liens are attached to a property
you’re considering and which liens will goaway in a short sale or foreclosure andwhich ones will stay with the property.
Finally, be sure you understand exactlywhat kind of work the property needs soyou don’t wind up paying $35,000 for the
house but having to put$50,000 to $80,000 into it tomake it habitable.
Mold (or a damp smell in thehouse or basement), old waterstains and major structuralcracks in the foundation arered flags because the fixes canbe expensive. Be sure you un-derstand what you’re gettinginto.
In one high-end foreclosurethat I saw, the home was newlybuilt but was damaged after the
basement flooded. As the home was unat-tended, water was left standing in the base-ment for weeks and the floor and walls ofthe basement became waterlogged andm o l d y.
The mold spread throughout other partsof the home and what was once a homelisted for $1,800,000 quickly became ahome that sold in foreclosure for about$400,000. But even at that sales price, thenew buyer had to invest thousands uponthousands of dollars fixing the mold prob-lem.
Forgetting that Numbers MatterIf you’re buying stock, one of the most
important numbers you can look at is theP/E ratio, or the relationship between the“price” of the stock and the “earnings” thecompany has and will have in the future.The P/E is typically used as an indicationof where the stock market perceives thecompany has come from and where its fu-ture growth may be.
When it comes to real estate, it’s a lotharder to calculate where prices would go.From 2002 to 2006, everyone believed thathome prices would continue to go up foryears, including the government.
Since no one knows where home pricesare going, it’s safer to assume that homeprices will remain stagnant (or drop fur-ther) in your neighborhood until all of theforeclosures have sold. Once you haveeliminated foreclosures (a measure that theeconomy has stabilized), home prices canbegin to go up. Numbers matter. Profitsmatter. Or at least they should matter to re-al estate investors.

As soon as the temperatures warm up,you open up the doors and windows and letthe “f re s h ” air in. You want to get rid of win-ter’s stale, indoor air and replace it withclean, outdoor air.
You also go on a cleaning spree, vacuum-ing, dusting and getting rid of all the dustbunnies hiding under furniture. With afresh, clean house, you assume you’ll bebreathing much easier.
Think again. Air pollution is a seriousconcern indoors. The U.S. EnvironmentalProtection Agency lists poor indoor air qual-ity as one of the top five environmentalthreats. It also reports indoor air is three tofive times more contaminated than outdoorair, on average.
“When the house is closed up for winter,pollutants in the air have nowhere to go,”says Aaron Marshbanks, board member ofthe National Air Duct Cleaners Association.“Then spring rolls around, and the naturalthing to do is open up your windows andbring new air into your house.”
These pollutants are then blown throughyour house five to seven times each day byyour heating, ventilation and air condition-ing system. And the spring cleaning you’redoing? All those dust bunnies are justgroupings of millions of little particles ofdust, dander and pollen. When broken up,many of the particles go back into the air,circulate through your house and once againcollect under your sofa.
Some tips to keep the air you breatheinside as clean as possible include:
• Install hardwood floors versus carpet-ing. Carpeting traps particles and with everystep you take across it, those particles are re-leased back into the air.
• Have carpets professionally cleaned witha truck-mounted system.
• Use natural- or botanical-based cleanersinstead of chemicals.
• Regularly change your furnace filter –most experts recommend doing this everytwo months. This will help remove particlescirculating through the air.
• Have your heating and cooling systemthoroughly cleaned. This is because dust andother air pollutants collect in the vents, andthen are picked up by the air stream andblown back into the house.
NADCA recommends homeowners takeoff the cover of an air vent and look downthe vent with a mirror and flashlight or adigital camera. If the ducts are covered withdust or debris, it’s time for a heating andcooling system cleaning.
NADCA recommends a thorough ductcleaning, as well as cleaning the evaporatorcoil and all parts of the system that airtouches.
